BEDROOMS + BATHROOMS
The condo features a comfortable and private bedroom with a king bed, perfect for restful nights after a day at the beach. The living room includes a queen sleeper sofa, allowing the space to comfortably accommodate couples or small families. A full bathroom with a tub and a shower is stocked with fresh towels and essential toiletries. Thoughtful touches throughout the space create a cozy and relaxing coastal retreat.


KITCHEN & DINING
The fully equipped kitchen has everything you need to prepare meals during your stay. You'll find cookware, dishes, utensils, and a Keurig coffee maker for easy mornings before heading to the beach. A dining area provides a comfortable place to enjoy breakfast or a casual dinner after a day exploring 30A. Whether you’re preparing a quick snack or a full meal, the kitchen is stocked for convenience.

LOUNGE SPACES
The living area is designed for relaxation with comfortable seating and a queen sleeper sofa for additional guests. Large sliding doors bring in natural light and lead directly to the private balcony overlooking the Gulf. It’s the perfect place to unwind after a beach day, watch a movie, or plan your next 30A adventure.

OUTSIDE SPACE
Step onto the private balcony with Gulf views and enjoy the coastal breeze while sipping your morning coffee or evening drink. As part of the Gulf Place community, guests have access to three pools, two hot tubs, and outdoor recreation areas including shuffleboard and cornhole. Scenic walking paths weave through the area, and the beach is just steps away.

To ensure a peaceful and enjoyable stay for all guests, parties are strictly prohibited on the property. However, we welcome friends/family-style gatherings and get-togethers, as long as they are conducted in a respectful and considerate manner. We kindly ask that you refrain from any rowdy behavior or excessive noise that may disturb the tranquility of the surroundings or disrupt the enjoyment of other guests.

To make a reservation, the minimum booking age is 24 years old.

Please note that the Townsend Swinging Bridge is currently closed for repairs. The bridge is owned and maintained by the town and has been deemed unsafe for use.
Guests should plan to use the main road / driving routes for access to nearby areas.

To keep the home comfortable for all, parties, smoking, and vaping are not allowed. Monitors are in place to help us protect the space and respect neighborhood quiet hours. Parties strictly prohibited; violators face eviction, a $500 fine, and additional fees. Indoor smoking fined $1000 + ozone remediation cost; lost revenue may apply.
Security: For peace of mind, exterior cameras monitor only outdoor areas—never inside. It records video and audio.
Flexibility: Early check-in at 1pm (2 hours early) and/or late checkout at 12p (2 hours late) may be available for purchase for $100 for each occurrence. These fees are in place to ensure we maintain our sanitation standards for each guest within the tighter cleaning window. Please reach out to us at least 24 hours to see if we can coordinate.
Rental Agreement: To ensure a safe and enjoyable stay, guests may be asked to sign a short-term rental agreement after booking. This agreement covers standard terms such as house rules, occupancy limits, liability, and responsibility for damages.
Unauthorized Pet: $500 per pet + damages
Quiet Hours: 10:00 PM – 8:00 AM During quiet hours, please keep noise to a level that won't disturb neighboring properties. We simply ask that voices and music remain at a considerate volume.; failure to comply results in a one-night fine.
Liability & Insurance: Guests liable for damages; personal belongings insurance advised.
Service Animals: ADA service animals must adhere to guidelines; misrepresentation results in eviction.
Lost and found items: We will not be held responsible for any items left at the property or resort from the guest(s). As a courtesy, we can ship found items to address of choice for shipping +$30 service fee.

We loved everything about this stay! “The Slippery Mermaid” was perfect for our girls trip. Some of the light switches wouldn’t work, but other than that it was clean, perfect size, met all accommodations listed in the booking, and was in close proximity of restaurants, shopping, and the beach. The host kept great communication throughout the trip and we would love to visit again in the future!

First time to stay at the property! Perfect for us! Location was GREAT! Loved the balcony for morning coffee and reading. Good view of the area from the front or back of the unit. Walk right across the street to the private Gulf Place beach access. We used 30-A Shades for our beach set up and their service was great too! Seconds away from Shunk Gully, Perfect Pig, Shelby's, and Pecan Jacks! A little connivence store was very close too. We will be back!

Perfect Location

This condo is beautiful and located in the perfect place. We were able to walk to several restaurants and shops. We had the option of 3 pools and the beach was right across the street. The condo had everything we needed. We loved sitting out on the balcony at night listening to the waves. So many restaurants to choose from. We will definitely be coming back!!

Great location

We really enjoyed this small condo and its location for a few days. However, for a a long term rental, it’s a bit small and layout is strange. There was a nice balcony but the furniture was oddly placed; balcony door wouldn’t even open until we moved the oversized chaise out of the way. There was also an awkward lounge to sit/lay on. We had some issues with the tv (instructions didn’t match reality), door locks, access codes, etc. Fortunately we had phone contact with owners although they still didn’t answer all questions. It’s fortunate that trash was being collected as we were leaving bc there were no directions as to where the dumpster was for trash disposal. I think beach and pool access codes must change each month because neither given to us worked as well as those listed on info on frig notice. Thankfully, there were some kind neighbors at Cabana pools who helped us out. This is not to say that we didn’t like this area. We will try to stay somewhere here again at Gulf Place because we did love the area, but this particular unit has some communication issues.

From the ancient Smoky Mountains (did you know this mountain range is the 8th oldest in the WORLD?!), to the gorgeous white sands and glassy waters of the Florida Panhandle/Emerald Coast. Parker is an award-winning mortgage loan originator specializing in helping families start their short-term rental portfolios, while Oz is a "retired" Electronic Engineer, who now spends his days tirelessly working on each of our properties to keep them in great condition! Our daughter Taliesin who is headed to college has been involved in design and decor and our son Zolin who is still in high school just might be the one to answer your message or inquiry. We are emotionally attached to each of our properties (even though we aren't supposed to be lol) and we truly hope you enjoy them as much as we do!
