Huge Waterfront House, Sleeps 32, 11 BR, 6 BA, Fire Pit

Our guests have really enjoyed the peaceful, shallower stretch of the Guadalupe River over the past few years, but we’re thrilled to announce the full lake experience is coming back for good. The dam rebuild will be completed Early 2026.

That means full lake views, boating, jet skiing, and all your favorite waterfront activities will return just in time for all Spring 2026 getaways and beyond. We can’t wait to welcome you back to a fully restored lakefront experience!







Accommodations

The property features 11 bedrooms, 5.5 bathrooms, and 3 kitchens across a Main House and a Guest House, comfortably accommodating up to 32 guests. Sleeping arrangements include beds for 28 guests along with futons for 6, offering plenty of flexibility for large groups. In total there are 8 king beds, 5 queen beds, 1 double bed, and 3 futons, making it easy to host families, multi generational gatherings, or groups of friends while ensuring everyone has a comfortable place to stay.





Amenities

Enjoy Wi-Fi throughout the home along with Hulu Live TV that includes all the major sports channels. Entertainment options feature tetherball, an indoor and outdoor speaker system, a 65-inch 4K TV in the main living room, and a 100-inch projector screen in the Guest House.

The Main House offers a spacious kitchen, dining, and living area that is perfect for gathering together. The Guest House provides additional bedrooms and bathrooms as well as its own small kitchen for added convenience.

We provide two starter paper towel rolls and fourteen rolls of toilet paper. 





Main Kitchen

The fully stocked main kitchen includes all the pots, pans, kitchenware, cutlery, glassware, plates, and bowls you will need to prepare and serve large meals for big groups, making it an ideal space for hosting and enjoying time together. For outdoor cooking, a large four-burner gas BBQ griddle with two propane tanks is provided.

The home is also conveniently located just minutes from grocery stores and popular destinations such as New Braunfels, Gruene, and Schlitterbahn Water Park.

After booking, we’ll send a detailed planning guide that covers everything you need for your stay, including house details, what’s provided and what to bring, check-in instructions, and a list of trusted local vendors. Many past guests have used these caterers, table and chair rental companies, bakeries, florists, and photographers with great success.





The Backyard

The River Haven features 150 feet of private waterfront with a spacious backyard that’s perfect for reunions, celebrations, retreats, and micro weddings. Step outside to enjoy direct water access from a 70 foot illuminated pier, outfitted with seating, umbrellas, and a built in swim ladder. Beginning in March 2026, a large floating swim mat (see photos) will also be available seasonally through September, always a guest favorite and especially loved by kids.

Evenings are best spent around the large circular fire pit, glowing under café lighting and surrounded by ample seating. Firewood is provided for one fire per group, and you are welcome to bring more if desired.





The Lake

From sunrise to sunset, fishing, swimming, and water play are some of the most popular ways guests enjoy The River Haven. Guests are encouraged to bring fishing gear, water toys, and life jackets, and we strongly recommend that everyone wear a life jacket while in or near the water.

Beginning early 2025, the lake will once again be open for boating, jet skiing, and wakeboarding. This stretch of water has long been a favorite destination for water sports, with plenty of space to explore and enjoy full days out on the lake. Guests can look forward to a mix of relaxation and adventure, whether they’re casting a line, taking a swim, or spending time on the water.





Watercraft & Rentals

Kayaks and paddle boards can be rented nearby with delivery right to the property, or you are welcome to bring your own watercraft. Beginning in Fall 2025, additional options will be available including Sea-Doo jet skis, ski boats, and pontoon boats for rent, as well as pontoon boat rides for those who prefer a more relaxed way to enjoy the lake. The public boat ramp, just five minutes away, will reopen in Fall 2025 and there is dedicated watercraft trailer and overflow parking located just across the street from the home. You are also welcome to park an RV in the overflow parking area, however there are no hookups available.





River Tubing

For a classic Hill Country experience, guests can book a tubing shuttle that picks you up directly from the home and drops you off upriver for a leisurely float along the Comal River. At the end of your trip, the shuttle will bring you right back to The River Haven, making it simple and stress-free.

We recommend scheduling shuttle service in advance, especially during the summer months when demand is high and schedules fill quickly. Details for arranging tubing trips are included in our planning guide after booking.





Pet Policy

The River Haven is a pet-friendly environment, allowing up to two pets per stay. A few additional pet terms are outlined in the guest agreement, but these have never been an issue for past guests. They are simply in place to help ensure a comfortable stay for everyone and for future guests.





Events

The River Haven is event-friendly and has hosted everything from family reunions to milestone celebrations, retreats, and small micro weddings. While the property is well-suited for gatherings, please note that it is not a professional event venue. Guests are responsible for providing their own furniture and for handling event setup and teardown before departure.

At all times, the guest count for any type of event must remain within the home’s maximum of 32 people, including visitors. Children age five and under are not included in the total guest count.



Catering and Other Available Rental Services



We provide a list of guest recommended restaurants that cater, although not all of them deliver directly to the home. In addition, we also share a list of restaurants that are large group and family friendly, making it easy to plan meals out together. For personalized touches, a local sign company can create and set up custom yard signs for birthdays, reunions, or other celebrations. Guests also enjoy unique experiences offered by specialty vendors, such as a crawfish boil service that handles everything from setup to cleanup, allowing you to simply enjoy the meal. There is also a popular rental company that provides a variety of yard games that have been very popular with guests.





Accessibility 

The home is not officially handicap accessible, but many guests with limited mobility have found it accommodating and have mentioned their experiences in reviews. The main level includes three bedrooms, two full bathrooms, and a half bathroom all on one floor. We’ve even hosted milestone birthdays for guests in their 90s, making it a comfortable and welcoming space for all ages. Please note there are two steps to enter the main front door.
