Summary:
This is a 12th floor 3/2, allowing for breath taking views of the gulf. The large balcony is furnished with a table which seats 6 and 2 lounge chairs. Features include: a full sized washer/dryer, well-equipped island kitchen, tile & carpe, dining table seats 6. With a king bed in the master, queen bed in second bedroom, set of twin beds in the third bedroom and a sleeper sofa in the living room, this unit will accommodate up to 8.

The Space:
Pelican Pointe 1204 features new paint throughout, renovated bathrooms with granite bathroom vanities, walk-in tile master bath, new fixtures throughout, & comfy furnishings. The well-equipped kitchen renovations include tile back-splash, granite counters, wine cooler, double fridge, & all new stainless-steel appliances.

Unit 1204 consists of three bedrooms and two baths and is located on the 12th floor of the complex, allowing for breath taking views of the gulf. The large balcony, accessible from both the master bedroom and the living room, is furnished with a table which seats six and two lounge chairs. There is plenty of room on the over-sized balcony for the whole family to admire the sights while enjoying the fresh coastal breeze.

Pelican Pointe 1204 features a full sized washer and dryer, plenty of counter space, and a fully-equipped island kitchen. There is tile in all common areas and carpet in the bedrooms. The dining table seats six with seating for two at the breakfast bar. Sleeping arrangements consist of a king-sized bed in the master bedroom, queen bed in the second bedroom, set of twin beds in the third bedroom, and a sleeper sofa in the living room. With three bedrooms and two full bathrooms, this unit will accommodate up to eight people comfortably.

The HOA allows 2 vehicles per condo in the parking lot of the complex. Two parking pass will come with the booking. Additional parking is available at our office ($50/vehicle & subject to availability) which is 0.1 miles from the complex.

Guest Access:
The complex features amenities such as a beach side pool and kiddie pool, tennis courts, an indoor pool, hot tub, fitness room, grilling area, basketball hoop, and sauna. Beach chairs are provided by a third party beach service company and can be rented once you arrive. They cost roughly $30/day or $150 for the week, which gets you 2 chairs and an umbrella. Of course you are welcome to bring your own. Conveniently located near all of the shopping, dining, and entertainment that the Alabama Gulf Coast has to offer, Pelican Pointe is a great vacation destination for the whole family to enjoy. Dollar General is across the street for any last minute needed items.

The Neighborhood:
Centrally located to all of the shopping, dining, and entertainment that Orange Beach has to offer.

Getting Around:
Uber, Lyft, and taxi's are available in our area.

Other Things to Note:
We supply enough to get you started until you can make it to the store. This usually includes: one roll of toilet paper per bathroom, one roll of paper towels, laundry detergent for one load, one garbage bag in each can, and one dishwasher soap. You will likely need to visit the store if your stay is longer than 2 or 3 days. We don't supply anything for the beach or pool (beach towels, chairs, etc.) or anything that can be consumed (condiments, spices, sugar, salt, etc.).

The HOA allows 2 vehicles per condo in the parking lot of the complex. One parking pass will come with the booking. An extra cost of $25. Additional parking is available at our office ($25/vehicle) which is 0.1 miles from the complex.

REFRIGERATOR: Check-in Day was most likely a check-out day for another guest. This means the fridge has likely been open for an extended period of time. It can take up to 24 hours for the fridge to cool down when filled with food.

AIR CONDITIONER: On very hot days (90+ degrees) please be aware that the A/C units will NOT cool below 20 degrees difference for the outside temperature. DO NOT set the temperature to a lower setting as the unit will freeze up and you could cause serious damage to the A/C unit! Turn on ceiling fans, lower blinds, and keep doors and windows closed. Do not operate A/C with the balcony door open. Do not set A/C below 70 degrees as this will cause unit to freeze up and may result in an additional charge to you.

MAINTENANCE:
ISSUES: Report all maintenance issues promptly. Just as might occur at your own well-maintained home, mechanical failures and other breakdowns could occur. Every effort will be made to correct the situation; however, no refunds or rate adjustments will be made for mechanical failures. Maintenance technicians and vendors may access the property for purposes of repairing previously reported issues.

CONSTRUCTION: The continued growth of our area is evidenced by new construction that may be adjacent to or near existing vacation rental properties. You may reserve a property at a time when no construction is nearby, but construction could begin prior to your arrival. We regret any inconvenience but cannot control these situations. Refunds or relocations cannot be considered.

INTERNET: Internet – All of our properties have internet access. However, we do not and cannot guarantee internet connection or access due to service being provided by an outside third-party vendor, restrictions placed on internet services by personal computers, different connection specifications, and any additional factors that may lead to interruption, failure, or unavailability of internet service. No refunds will be given.

Interaction with Guests:
We live locally and are available if needed. Office hours are M-F, 8AM-4PM. Sat/Sun, 10AM-12PM. After-hours calls are fielded by a call center who will notify us in the event of an emergency. After-hours messages will be fielded the next business day.
