This fully updated home is tucked into one of the most desirable, quiet neighborhoods in Albuquerque. Just a short drive to the UNM campus, hospitals and the I-40/I-25 interchange. It's central location means you can get to just about anywhere in the city within 15 minutes or less. The kitchens and bathrooms are incredible and the outdoor space truly is an oasis. Free parking, full bath and within just a few minutes of just about anything you might need. We can't wait to host you!

OTHER THINGS TO NOTE: GRILL: guest understands this is not a guaranteed amenity. If propane is out we will do our best to arrange for refill when our schedule permits OR if guest refills it we will reimburse for cost so long as the tank is still full upon departure. Guest responsible for drained propane tank if left on irresponsibly.
Pets: We are DOG friendly, on a case-by-case basis and must be agreed upon, in writing, upon booking. Please review the rules and contact me first. There is an additional pet fee charged based on age/breed/size/quantity of the dog(s) & # of nights stayed. $50 fee is included for 1 dog. If you have more than 1 dog additional fees may be due. Fee reductions considered for 1 night stays, please contact me. NO cats allowed due to severe allergy.
PESTS - The house is regularly treated with non-toxic pest repellent. Still, bugs are a part of life here in the southwest. While we make every effort to keep it spotless for guests, we cannot completely control nature and therefore you may see the occasional bug. Please be aware of this and make sure you're ok with the possibility before booking.
Parking: drive way or on the street. We are not responsible for tickets issued, cars towed/booted or any damage to guest’s vehicles while at the parking lot whether from casualty or negligent or intentional wrongful acts of other guests or third parties. Guest waives any and all claims, damages, and/or causes of action for personal injury or property damage against us (the host) and the parking company for use of the parking lot. We are not responsible for any articles left in vehicles.
Security (doorbell) camera on front door security purposes and to monitor guest count.
City trash collection: Guest may be asked to help take city trash/recycling to street and back.
Starter Supplies: We provide starter supply of guest consumables only, anything additional will need to be purchased.

Charming home in a convenient location
My group of four adults stayed in Nob Hill to visit the annual Albuquerque Balloon Fiesta. We loved how convenient the house was to major highways, the Sunport, a local supermarket, and even within walking distance of a brewery and a local coffee shop. Aside from a quickly resolved snafu with late checkout, we thoroughly enjoyed our stay.
If we could make a recommendation, guests would appreciate one extra roll of toilet paper in each bathroom and an extra roll of paper towels in the kitchen, especially for groups staying for multiple nights.

Squeaks in ABQ!
The house is not bad at all, generally clean and a good location. That being said....My family and I rent homes to feel like we are AT home. This house had a very squeaky master bed, it was a queen that dipped in the middle and every move my husband and I made, the bed would creak and wake the other up. The homeowners left us with six towels, no kitchen towels,three detergent pods and four rolls of one ply toilet tissue for 8 days of stay. We contacted the owners and they informed us that the dipped and squeaky bed is their preference and that we could go sleep on the twin beds of the third room.The homeowner was not accommodating at all. Overall, not a bad house, just did not feel like HOME.

Ugh, there was no pleasing this guest- we tried. We do our best to accommodate our guests and provide everything necessary. This was a family of 3, we doubled the towel count to 6- I’m not sure that any number of towels would have satisfied this guest. We did leave kitchen towels, they were the disposable type. I explained that our laundry service had not delivered our stock of kitchen towels so we left disposable type instead. We stock each toilet with 2 rolls of TP, and it is not 1-ply (that is flat out lie) we detail in our listing that we provide a starter supply of all guest consumables. When she reported that she didn’t have enough we offered to deliver more. 🤷🏻♀️ Regarding the bed- She called at 6pm on a Friday night demanding that we deliver a new mattress to her liking. Not sure how she expected me to magically come up with a mattress at that hour and guess what her preference was. Upon her departure we discovered that they broke the bed frame and that is what caused the mattress to dip. This has been repaired and we have had no complaints since.
