Great location for visiting Angola, Pokagon State Park, and Trine University. Walking distance to the restaurants and bars in 'downtown Lake James', but far enough that it is quiet and private. High speed internet / wi-fi and streaming TV included.

Friday is the changeover day in the summer. All rentals must start on Friday unless pre-approved.

1/2 acre nicely landscaped yard with patio, firepit, a second patio table, large flat grassy area. No neighbors on one side provides privacy.
Walking distance to "downtown Lake James" with its bars and restaurants (Tom's Donuts, Acapulco Mexican Grill, Four Korners, Waterfront Bistro, Club Paradise); but far enough away that it is quiet and relaxing.

AMENITIES:
Well-stocked remodeled kitchen with quartz counters, stainless steel appliances, and all the cooking and dining utensils you should need (settings for 12 people). We supply bed linens and bath towels. You will need to provide beach towels. Whole house high speed Wi-Fi, two HDTVs (55" and 40") with streaming and DVD players, high quality smart speaker with Bluetooth. Washer and dryer are provided on site. Central A/C and heat. Driveway provides off-street parking for at least 4 vehicles and room for your boat trailer.

SLEEPING:
Comfortably sleeps 9. The master bedroom is on the main floor and features a king bed and attached remodeled master bath with large soaker tub and separate shower. There are two large bedrooms upstairs – one with a queen bed and attached full bath and one with a queen and a twin bed. There is also a relatively private den with a queen size pullout sofa.

LAKE:
Located on a recently dredged channel only three homes from the main part of Jimmerson Lake and a 5 minute boat ride to Lake James. After dredging, the channel is now 45 feet wide and 5 - 6 feet deep. You'll have two dock spaces to accommodate most any type of boat - feel free to ask if you have questions about your boat. If you don't have your own, you can rent pontoons or fishing boats down the street at 'Corner Landing'. As part of the all sports Lake James chain, you have access to over 2,000 acres of water on 5 lakes: Lake James, Jimmerson Lake, Snow Lake, Big Otter Lake, and Little Otter Lake. The Lake James chain offers great swimming at several sandy public beaches and sand bars.

YARD:
Unique for a lake house, the large, flat 1/2 acre lot gives you plenty of space to enjoy the outdoors with a family cookout, bonfire, or lawn games. The house has a large deck, big level grassy area, two sets of tables and chairs, a gas and a charcoal grill, and a fire pit. Wildlife frequent the area including heron, swans, ducks, turtles, and deer.

LOCATION:
The location is quiet but still very convenient – just a few minutes from I-69 or the Indiana toll road and walking distance to downtown Lake James with its restaurants and bars (Tom’s Donuts, Acapulco Mexican Grill, Club Paradise). It’s also just a few miles from Indiana’s best state park, Pokagon, which features beaches, hiking, and a toboggan run in the winter. Also nearby is the town of Angola with its cute downtown square, ice cream shops, mini-golf, Trine University, Fremont outlet mall, Satek Winery, Wild Winds Buffalo Preserve, and golf courses including Glendarin Hills, Zollner, and Lake James.
