Just four homes from the sand, this beautifully appointed 3BR/2BA second-floor beachside retreat blends upscale comfort with relaxed coastal living. Thoughtfully designed with tasteful finishes throughout, the home invites you to unwind in a chic open living space, open expansive sliding glass doors to the coastal breeze, and enjoy ocean views from the spacious deck.
LIVING & DINING AREAS: The open-concept layout seamlessly connects the living, dining, and kitchen areas, creating an inviting space for gathering. A large L-shaped sofa is positioned around a flatscreen TV, while a wall-mounted AC unit enhances comfort. The dining area features a table with seating for six, ideal for shared meals and conversation.
BEDROOMS: - Primary Bedroom: King-size bed, flatscreen TV, ceiling fan, wall-mounted AC unit, built-in wardrobe, and en-suite bathroom - Guest Room 1: King-size bed, ceiling fan, built-in wardrobe, and direct access to the large outdoor deck - Guest Room 2: Queen-size bed, ceiling fan, wall-mounted AC unit, and built-in wardrobe
OUTDOOR SPACES: Outdoor living includes a balcony accessed from the living area with a dining table for four, as well as a large oceanview deck featuring cushioned conversation seating and a BBQ grill—perfect for relaxing and entertaining. An outdoor shower is also conveniently located along the entry pathway before the exterior stairs.
KITCHEN & AMENITIES: The bright, coastal-inspired kitchen is fully stocked with dishes, utensils, cookware, and bakeware, and features all major stainless steel appliances along with small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.
YOUR STAY ALSO INCLUDES: - Wi-Fi - Wall-mounted AC units in the living/dining area, primary bedroom, and one guest bedroom - Central heating - Four low-profile beach chairs - Bathroom essentials, including a hair dryer, body wash, shampoo, and conditioner - Iron and ironing board
GUEST ACCESS: Guests will have private and exclusive access to the entire second-floor residence, including all interior spaces and outdoor areas. The ground floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: Air Conditioning: This home comes with wall-mounted, ductless air conditioning units in the living/dining area and two of the three bedrooms.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Shared laundry facilities are located in the garage. Guests must provide their own laundry supplies.
Parking: Two designated parking spaces are provided on the right side of the garage. Additional street parking is available (metered and unmetered).
Pets: Only dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Recreation Gear Rentals: Additional beach gear or recreational equipment are available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and more. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
