Experience Nicaragua on the ocean! Award winning house 3 minutes from Town!

Welcome to the ultimate ocean front home in the Nicaraguan town of San Juan Del Sur. A home designed by the premier architect of the country and winner of the Cemtex architecture award. This house was designed to where when you walk in it feels as if your on a yacht looking out to sea. No expense has been spared to make Rocas Y Olas (rocks and waves) the house you always dreamed of renting.

Even though you are so close to town (San Juan Del Sur), you seem as if you are a world away with an entire bay to yourself. A bay where you can enjoy watching the waves crash, the pelicans play, and the whales splash. Special amenities include 2 salt water infinity edge pools, one of them being a 50 foot lap pool literally along the pacific ocean. Every single room of the house has a direct ocean view which is just a few meters away. Fall asleep to the sound of the ocean and wake up to the sounds of the surf all the while enjoying the panoramic ocean views from EVERY room.
Wifi is available throughout the house and grounds. Sit with your laptop at one of the pools and email photos of paradise bay to your friends.
Three 65 inch smart tv’s all with surround sound are located throughout the house for your convenience. We have United States Dish TV with every channel.

We have a surround sound speaker system throughout the house, just press play to enjoy dancing to your own music on one of the patios or while you enjoy one of the spectacular sunsets. For your added pleasure we have installed special lights which completely illuminate the ocean at night. This allows you to watch the waves crash against the rocks while swimming or spending time on any of our patios.
One extra benefit of the house is that it is backed up by a generator, so if for some reason paradise loses power, your lights, airconditioning, and everything else electric will still be on.
A team of friendly staff are on hand to provide excellent, personalized service around the clock. They provide daily maid service, cooking serivce is available for a small fee.

The drive to town is approximately 3-4 minutes, or you can choose to walk which takes about 15 minutes.

Amazing location

This is one of those properties where photos just cannot do it justice. The villa is perched over a rocky area at the edge of the ocean. The wave action against these rocks is mesmerizing.The villa is less than 5 minutes from the town but is in a quiet bay where you cannot see another house along the shoreline.The villa feels very safe and the couple who are the staff are friendly, accommodating and do an excellent job. The villa has a well-equipped kitchen, and we had about half our meals there.You cannot swim safely in front of the villa, but there are several nice beaches within 5 to 15 minutes, and the villa has two infinity edge pools to enjoy. The villa also has a cold plunge tub and a ping pong table, which were pleasant additions, and we enjoyed both.This is truly a magical spot, and we very much appreciate the owners sharing this special place.

Amazing place and an awesome property!!!

We stayed in Rocas y Olas in February and it was an amazing experience! This house was perfect for 3 couples to spread out and enjoy one of the hidden gems on the Pacific Coast. The homeowners were excellent to work with and went out of their way to accommodate our requests for meals and a driver during our stay. The House was very nice and the view was incredible. The staff was very attentive and always on time. The Internet was spot on and allowed us to work a little before we went out to enjoy the town and all the neighboring beaches. The only negative I could mention was that the power went out a couple of times one night, but if you travel much in the Caribbean or Central American corridor you have experienced that annoyance. Gaby Transport was the recommended car service to and from the airport and they were also perfect and even picked up two groups at 3 am to return to Managua. Good luck finding a better home to enjoy in San Juan Del Sur!!! Thanks, Tim and Ksenia for an amazing vacation.

Amazing property with gorgeous views

We absolutely loved our stay at Roca’s y Olas - what an apt name for this stunning property. The views were incredible from every part of the house and outside. We enjoyed hanging out in the pools and watching the waves crashing on the rocks every morning and evening. The house is well appointed and comfortable with lots of great hang out places. Jasmina and Armando took excellent care of us. Tim and Ksenia were super helpful and responsive to all our questions. We highly recommend this beautiful place and cannot wait to go back.

Spectacular

The views are simply amazing from each and every room in the house. The sound of the ocean is zen. Meals are prepared and you are a short drive from spectacular beaches. Hosts were super responsive to any and all questions before and during our trip. We would love to come back!

Much needed getaway

The house was better than described and was a perfect place to mentally recover after our tragic loss. Communication from beginning to end was exceptional. Jasmine and Armando took excellent care of us during our 6 night stay. The view of the ocean and the sounds of the crashing waves were phenomenal. We hope to return again.

Modern Amenities & a Stunning View

We had a wonderful stay in Paradise Bay. The view is absolutely stunning and the home is comfortable. We enjoyed the pools and hammocks as well as many activities around San Juan and the surrounding area. The staff at the house are absolutely wonderful!

Everything as advertised. Stress free vacation with a caretaker, cook, and driver. All were terrific - pleasant, helpful, on time. After 3 days in this beautiful house, my skeptical wife turned to me and said she was already planning her return. No complaints whatsoever. the perfect vacation

Heaven can wait, in the meantime I’m coming here

Let me put it bluntly, there are very few places like this one in the entire world that are available to rent. Why? Because most homes of this magnificence are simply never put on the rental market by the extraordinarily wealthy people who own them. I’ve stayed in this property several times and have come to know the owners who are simply fabulous people. They certainly don’t need to rent this place, but they enjoy enabling others to experience the breathtaking wonder that is Rocas y Olas. There are plenty of reviews covering the jaw-dropping oceanside location, the proximity to town, the wonderful staff, etc. Let me describe an experience instead. I stayed in the master suite and would leave the massive sliding doors open so that I could fall asleep each night to the sound of the ocean waves. One night I was awoken by what I thought was one of my children shining a flashlight in my eyes. When I gathered my senses, I realized that is was THE MOON! For the rest of my life I will never forget the next hour which I spent outside on the balcony marveling at the brightest moon I’d ever seen glistening on the bay, moonlight dancing on the ocean in a magical display of silver and shadow that bathed the lush hillsides in ethereal luminescence. It was a truly otherworldly experience I’ll cherish forever. If this place if available, book it. You can see some of my photos on Instagram at #rocasyolas.

Amazing house in an amazing setting

This stunning house is a must visit. I went to Nicaragua with some local friends who brought me San Juan del Sur. The moment I got to the house I decided I never wanted to leave. The house itself has all the amenities you could ever want and you get spectacular views day and night.

A breathtaking oasis with complete solitude just minutes from town

5+ STAR all around! This beautiful open concept house has million dollar views from every window. I felt very secure being in what felt like a very secluded area although we were only 5 minutes from the festivities in town. Jasmine, the house server was as pleasant and helpful as if she were our own mother. We were 4 girls renting the home for a week to celebrate our milestone 40th birthdays, and celebrate is what we did! In fine style! Champagne in the pool over looking waves crashing over the cliffs, or if we wanted to go into town, Armando the house driver would bring us to any location in town to have dinner and find local night life. We were treated like royalty! It really made me feel like I was living a life of the rich and famous! I would definitely recommend this home, and would love to return to this stunning oasis. I cannot express enough how beautiful it was and what an amazing place this was to stay in. The pictures do not do it justice.

Our stay in Rocas Y las Olas, Paradise Bay, San Juan del Sur, Nicaragua was AMAZING

This was the BEST stay EVER! We were four women celebrating our birthdays and there is no better backdrop that Rocas Y las Olas. This is my second time in this amazing home, situated atop a small mountain overlooking the ocean waves. My three friends and I got in late from Managua and as we were coming up the hill they were all looking forward to falling right into bed.... that is until they got their first glimpse of the house. Needless to say it was like watching kids explore their new house! Everyone was fired up, exploring the rooms and the view. We immediately popped open a bottle of wine, got in the pool and enjoyed the waves crashing just below. The house staff is friendly, funny, engaging and did everything they could to make us feel like the queens of the castle, even down to giving flowers for our birthdays. We had a blast cooking in the kitchen with Jasmine the wonderful lady who keeps the home running smoothly and spotlessly while you enjoy relaxing... or in our case, taking over the kitchen. There is fresh coffee made for you anytime you want it, and never are you left wondering what to eat. Getting to and from town is easy with Armando and Mariano around to give a lift to the beaches, town, or even up to the Big Jesus statue. The town itself is a fun, laidback town full of friendly locals and helpful and wonderful expats. As four ladies about town we never felt unsafe. There are some amazing expat owned restaurants and even a new brewery. We didn't get to experience the nightlife too much as we wore ourselves out during the day sampling all of the offerings in the small "to do" list given to us by the amazing owners of Rocas Y las Olas. I highly recommend this local to ANYONE looking to feel pampered yet still wanting to feel at home. We are heading back in July.

Amazing Vacation Home!!

My sister invited me to come along with her and two of her friends for vacation. The house is beautiful and sits on a cliff overlooking the ocean. It has two gorgeous infinity pools, three bedrooms with A/C, a private security guard and a wonderful couple who take care of well, everything. The view is incredible and gives the feeling of being secluded, even though San Juan Del Sur is a short drive away. There are lots of adventures to go on. We personally had a new adventure every day of our trip! I would most definitely stay here again!

It doesn't get any better than this.

We traveled with two families (two couples and four children ages, 6, 8, 9, 10) and the house couldn't have been more perfect for our recent 9 night spring break trip. The first thing you need to know is this house is architecturally stunning. Beautiful modern design with high-end finishes. Sliding glass walls to maximize the light and breeze flowing through the house. Air conditioning, high-end fixtures, and every modern amenity including a central music system, reliable wifi, IP phone and 3 huge flatscreen TVs (we never turned on). The two beautiful infinity pools kept everyone cool and happy. And it's all set right above the ocean with a view you will never get tired of. The location of the house provides complete privacy, yet is only minutes away from town by car (and if you enjoy running incredibility steep hills, this is the place for you). This is of course all fantastic and after spending a little time in San Juan Del Sur, is clearly not the norm for rental homes in the area. But what made this the most relaxing vacation we've had in a long time and the best overall value, is the incredible service that is included with this particular house. Do not under estimate the value of having three truly delightful people who were there to cook meals for you, shop for you, clean up after you, and drive you in the house SUV anywhere you wanted to go in the area (town, beaches, restaurants, sites, etc.). Not having to deal with renting a car or worrying about navigating the area is absolutely the way to have a stress-free vacation. This house is ideal for anyone who appreciates modern luxury, exceptional service and an incredible destination that hasn't been overrun by tourists and overly americanized. We would absolutely stay here again.

Spectacular!

This is a truly amazing property. Listening to the waves crash onto the rocks and watching a glorious sunset every night was paradise. The secluded location just outside of town provides great privacy and the welcoming staff make you feel as if you are a king in your castle. Our family of five consisted of me, my husband, our two teenagers and my Mother in-law. The layout of the house was perfect for us as the kids loved having their own space downstairs, my mother in-law in the upstairs bedroom and we were in the master suite. The house is just gorgeous with an incredible view of the ocean from every room. The two salt water infinity pools were awesome - the lower one is a lap pool and the upper terrace one was perfect with a cocktail in hand. Yasmine did a wonderful job of with making us breakfast each morning as well as the lunch/dinners in which we stayed in. Armando and Mariano were great on the grill, drove us wherever and whenever we wanted to go. We look forward to returning to Rocas y Olas.

Absolutely Breathtaking... There needs to be a 10 star rating!!

My husband and I (in our late 50's) just came back from the most amazing time in Nicaragua! The owners are fantastic to work with and will answer any questions you may have before your trip. We have never been to a nicer place from the moment we arrived at the airport and met our driver. We always felt safe and could not get enough of the view with the constant peaceful sound of the waves. The little town of San Juan Del Sur was one of the highlights of our trip, so many nice places to eat. You can be as relaxed or as active as you would like. Many real nice beaches to visit. The staff was amazing! We would recommend this for families with any age kids or just couples. Simply amazing!!!!

Amazing Place!

We stayed for a week with 4 adults and 3 children (2-9 yrs old). I would be shocked if there is a nicer home anywhere in Nicaragua. The home has a world class view, amazing amenities and an incredibly helpful staff. We had a hard time wanting to leave the home. We will be back!

Favorite Vacation Yet - Dream House!!

I have been day dreaming about this place since I left. How and when can I go back? From the minute we pulled up to this gem of a house we were all in AWE! I traveled with my family of 7. This included my three children ages 5, 9, and 19. My older daughters boyfriend and my best friend ever! We have traveled to many countries around the world and this house surpassed them all. The location, this house, and the people who work there made it for an unforgettable stay. The house is beautifully furnished and there are windows/decks everywhere. You get to see the most stunning views while just walking from room to room. All the rooms had comfortable beds,A/C, and views forever. There are two salt water pools that the kids did not want to get out of. The house has a Xbox One, a Playstation 4, and a ping pong table. We all became quite the ping pong players by the end of the week. It was super helpful to have someone help cook our meals and a driver to take us to local beaches or out to dinner. There also is a security guard that comes at night and stays throughout the night. We felt completely safe and comfortable here. There wasn't one bad thing about our vacation. I thought the house was great in pictures but it is that much more when you get there. Truly one of the most beautiful beach front homes I have ever seen! I will definitely be back!

The Perfect Vacation

We currently visited Nicaragua and stayed in this beautiful home. We were traveling with a 3 month old and an almost 2 year old and the setup at the house was perfect for us. The home itself is absolutely beautiful and fully stocked with everything one might need. It is very clean and safe! Not to mention the view from the home is breath taking. The 2 infinity edge pools looking out to the ocean are where we spent most of our time. When we did decide to venture out the driver was great and the towns that we visited were full of culture and character. We had in home massages that took place on the deck while listening to the waves crash on the rocks. We also went zip lining, and did plenty of surfing. The staff at the home were very friendly and Jasmine was a great cook! All in all my family and I highly recommend this property and are counting down the days until we get to go again.

Extraordinary Place

My family spent one week at this amazing home, and we felt as if we were living in a house that belonged in Architectural Digest. The furnishings, design and architecture are beautiful and elegant, as well as comfortable and thoughtful. The staff is nice and helpful and took wonderful care of us, shopping for groceries, preparing meals and driving us into town. The two pools are simply perfect, with ideal infinity-edge views of the ocean. We were so mesmerized by the panoramic vistas, sunsets and ocean sounds from every room that it seemed a shame to do anything else. Downtown San Juan del Sur is very close by, but we rarely went into town except for errands and visits for exceptional gelato. The pictures of the house do not do justice to its beauty and magnificent views. Ksenia, the owner, was very responsive and got back to us quickly with answers to all questions. We loved our stay.

Absolutely Stunning Oceanside Estate

I had the pleasure of spending 8 days here in early February. The views from this property are jaw-dropping. I believe that almost every single room in the entire house has gorgeous ocean views. The house is so close to the ocean that you often feel as if you are hovering directly over the water. I was sitting on a beautiful beach in San Juan Del Sur watching a breathtaking sunset over the water when I turned to my wife and we both said, "let's go back to the house". THAT's how amazing this place is. Here is a Pro/Con breakdown: Pros: Unsurpassed views Secluded from town while also being right next to town Unmatched privacy Top notch amenities in the house (truly a world class property) Onsite caretaker. We never had to lift a finger Onsite guard. Not really necessary, but heck, who would complain about having private security! Two Pools! The split floor plan ensures privacy even within the house from other guests (say a grumpy teenager or your wife's annoying friend) Wonderful walks along the ocean right out your front door Very easy access to town Great restaurants in San Juan Very close to excellent surf beaches Best sunsets I've ever seen Great music system (although one of my travel partners was an inhuman music-hater so I rarely got to listen to it) Mesmerizing water views. I already said that didn't I? Trust me, when you first walk in to the house you will stop dead in your tracks and say "Wow!". Cons: You literally won't want to leave the property. So much so that it might result in you not seeing some of the sights that you intended on seeing. This was truly a once-in-a-lifetime experience for me and I am truly grateful that I was able to spend time here.

On our first trip to Nicaragua we were shown this land and we immediately fell in love with the location and Paradise Bay. We bought the land and decided to build our dream house. We were lucky and found an architect that maximized the views and tranquility the location offers. It is designed for relaxation, peace and privacy. Rocas y los Olas is bound to delight families, attract couples and seduce even the most hardened workaholic into restful submission.
