See and hear the ocean from this gorgeous first floor corner condo in 111 Windsor Place located inside Palmetto Dunes Oceanfront Resort at 65 Ocean Lane! The condo has direct oceanfront views with three additional windows to observe the beautiful surroundings and pool area. Due to being a corner unit, the square footage is 1,125 square feet!

The condo is one level above the covered parking garage, which means that you are on the second level. You will take an elevator from the parking garage to access the first floor. Luggage carts are available near the elevator.

The kitchen is fully stocked with all the comforts of home, granite countertops, stainless steel appliances including a large refrigerator with an ice maker. There is also a Keurig Combo Coffee Maker for ground coffee and K-Cups. The kitchen bar seats three guests.

The adjacent dining area will comfortably seat four guests.

The spacious living area features a queen size sleeper sofa that has a cool gel infused memory foam upgraded mattress, loveseat, recliner, 65” Smart TV, and lighted ceiling fan. There is a six-drawer dresser for guests sleeping in the living room.

The master bedroom features a Serta hybrid king size mattress with an egg crate mattress topper, walk-in closet, 55” Smart TV, OneBeat iSmart charger, and lighted ceiling fan. The private en-suite bathroom has a granite vanity top, Jacuzzi bathtub, separate spacious glass walk-in shower and hair dryer.

The second full bathroom is located off the entry with a vanity marble top, full glass walk-in shower and hair dryer.

The covered balcony has a high-top table with seating for four. A five-piece conversation set includes two chairs, two ottomans, and table. Cushions for the chairs and ottomans are located inside the condo. You can access the balcony from the living room and bedroom.

Linens, four pillows, two blankets, as well as bath and kitchen towels are provided. A starter kit includes paper products (paper towels, toilet paper) and bathroom items (shampoo, conditioner, body wash, soap), dish soap, hand soap and trash bags.

Among the finest oceanfront accommodations in Palmetto Dunes Oceanfront Resort, this condo complex stretches along a beautiful Atlantic Beach, and is surrounded by lush, landscaped gardens, walkways, ponds, and native trees including live oaks and palmettos.

Palmetto Dunes Oceanfront Resort Amenities Include:
Bike riding, golf courses (Robert Trent Jones, Arthur Hills, George Fazio), canoeing, kayaking, paths (biking, jogging, walking), and pickleball. Please know that there are extra fees to rent bikes, canoes, and kayaks as well as playing golf, pickleball, and tennis. There is a General Store to shop at and restaurants to choose from if you prefer not to leave the resort.

Two large pools including a children’s pool with a graduated entry and mushroom shaped waterfall, hot tub, poolside restrooms, showers, covered pavilion with three gas grills, large sundeck steps away from the pool area overlooking the beach, private boardwalk with a shower leading directly to the beach, lush, landscaped gardens, walkways, ponds, bike racks in the covered parking garage, and elevator.

Gate Fee:
There is a gate fee of $35 per week per vehicle based on the length of your stay. This fee is due to the security and privacy of this condo located inside the private gated community of Leamington within Palmetto Dunes Oceanfront Resort. Vehicle pass/passes will be called in for you to purchase at the pass office drive-in window.

Beach Chairs and Umbrella Rentals:
Shore Beach Services (on the beach) Two beach chairs and one beach umbrella are provided.
Hours: 9am - 5pm. Sunday - Saturday
Beach Season: Last week in March - late October, weather permitting.

Bike, Canoe and Kayak Rentals:

Please leave bicycles in the parking garage at one of the bike racks provided.

Dunes Buggy (Free Rides):
The Palmetto Dunes Buggy provides courtesy transportation seasonally within Palmetto Dunes Oceanfront Resort, Leamington, Shelter Cove Harbour and Marina, Shelter Cove Towne Centre, and the Plaza at Shelter Cove. The 2025 Dunes Buggy season runs from March 17 - September 14 and will run from 8am – 9pm except for Concert and Fireworks nights, which will run until 10pm. This is an on-demand service and vehicles will be dispatched on a first-come, first-served basis as requests are received. More information will be provided in your entry instructions by VRBO.

Pets:
Pets are not allowed on the property except for owners. In consideration of other guests, please search for a pet friendly property if you must travel with a pet of any kind. Thank you!

Pools:
The pools and hot tub are open year-round and are heated from March 15 - April 30 and October 15 - November 30.

Travel Insurance:
Travel insurance is always recommended. Will e-mail you the welcome guide three days before check-in. The welcome guide will also be available in the VRBO app. Access, check-in, and check-out instructions are released three days before check-in, but all other information is available as soon as you book.

Cancellations:
Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid. If travelers cancel between 14 and 30 days before check-in, they'll get back 50%. Otherwise, travelers won't get a refund. The property makes no refunds for no shows, early departures or discounted stays. If you are traveling during hurricane season, please purchase travel insurance though VRBO. We do not offer refunds or exchanges due to weather unless a mandatory evacuation is issued.
