Fabulous Pet Friendly Gulf View Townhome at Regency Cabanas #C3!

This direct Gulf view townhome offers easy access to the pristine white sands of Pensacola Beach via the dune walkover. Don't leave Fido behind - this townhome is also small dog friendly! (Pet fee required. Must be under 35 lbs.)

The deck off of the living area and balcony off of the master bedroom both have direct Gulf views. The owner has updated the kitchen and bathrooms with granite counter tops and beautiful tile. The master bedroom offers a king bed, private bath and private balcony. The guest bedroom has a custom built "L" shaped bunk bed with a twin over twin (bunk) and a twin bed off the base of the bunk. The guest bath is just across the hall from this bedroom. The living area offers a queen sleeper sofa for additional sleeping as well as a third full bath.

The Regency Cabanas is a gated community and guests have access to two different swimming pools located on the property.

Per the HOA Rules and Regulations: Beach buggies, buses, campers, boats, skiffs, trailers, or any similar vehicles may not be parked anywhere on the property, whether temporarily or permanently, unless fully enclosed within garage.

Great location, friendly staff

Overall, I recommend this vacation rental. Reviewer Comments: We loved our stay! This was a great location, we loved the pools and boardwalk access to the beach which had steps and a ramp. We had a slight problem with the functioning of the air conditioner, but called the office who got in contact with the owner of our unit right away and fixed the issue immediately. Our only complaint was that some surface areas needed to be cleaned right when we got there, so cleaning was an 8/10, but everything else was great. Would definitely stay here again!

Address smell of adhesive in the home. We had to buy an air purifier. Have rental service provide key code to unit remotely. Leave key to garage in home on table. Directions to the rental place. It being on opposite side of road. Waiting to fill out paperwork. And then they provide old fashioned directions not needed. Just drop a pin address to phone. Fill out paperwork day before. Provide id and license remote. Don’t need free stuff like cup etc. Just charge me 10 less. I don’t need random cards etc. And don’t make me stop by the office to drop off the garage key. Just have me leave on counter. No heat for ground shower. Clear out kitchen cabinets to just what is needed. Clear out pantry so we have a place to put dry goods. We had to put them on computer desk or cubby under the stairs. Awkward. Grill was rusted through we did not use. Great location. Steps from beach.

The condo was beautiful and had everything that we needed. It was a very short walk to the beach and also to the swimming pool. We will definitely plan on staying here in the future.

This condo was supposed to sleep six. It slept FOUR. The couch that opened into bed was broken and not able to sleep. I will be asking for refund.

Overall, I recommend this vacation rental. Reviewer Comments: The cleanliness, location and overall condo are great. I loved the fact that it had 3 FULL bathrooms. The kitchen could use a few more oven safe casserole type dishes as it only had one very small glass dish. I wish condos in general, including this one provided a decent mop and broom so you can help keep things clean. The only real negative were the beds in the 2nd room. Un-bunked beds without box springs, foot board leaning and slats falling on floor so not stable or comfortable.

Beach Vacation

Overall, I recommend this vacation rental. Reviewer Comments: This is the 2nd year we’ve stayed at Regency Cabanas C3. Overall we love the unit. It is clean and well stocked. The only issue we had this year is that the owner has put a passcode on the thermostat so that you cannot adjust the temperature in either direction. We called Paradise Beach Homes. They were able to reach out to the owners and have it adjusted but the next day the temp was reset to 74 again. We called again and had it lowered. This time the owners lowered it to 68 which got too cold but we didn’t want to call back afraid they would make it too hot. I feel if you spend this much on a unit, you should be able to control the temperature. Paradise Beach Homes was very responsive though. This is just on the owners. With that being said, we are trying it again next year because we do like the unit. Hopefully, they will take the passcode off by then.

Overall, I do not recommend this vacation rental. Reviewer Comments: The place was only OK. In a nutshell, the place comes off as no one actually lives there it's just used as a full time rental to make money. There were a number of small things that distracted from our visit. Some of the boards on the deck were rotted and you could almost fall through when walking on them. There was a gas grill but no grill tools, so we made do with metal kitchen utensils. Cable and internet were terrible. It was better to just use cell data and as for cable TV, no digital boxes meant no guide and channel surfing was a no go since it would take 5-10 seconds to tune to the next channel anytime you tried to channel up or down. Please consider having the digital cable box or just switch to DirectTV. We brought DVDs but we couldn't get the DVD player in the living room to work. Our DVDs were not scratched and it wouldn't play them plus the batteries in the remote were completely rotted so we managed to use one from one of the bedrooms and it worked (didn't matter since it wouldn't play any movies). When we arrived, there were dirty towels still in the wash and a bottle with nasty water and cigarette butts sitting out back (FYI we refused to touch that so maybe it's still there). In the pool area, several chairs were broken or just falling apart. No umbrellas or anything for shade poolside plus the messed up chairs meant we really didn't spend much time there. In general I think the unit needs some improvement and the entire area needs new management.

Cute Comfy Condo

This condo is clean and comfortable overall. Balcony faces the beach. Everything works well in the unit. It’s tastefully decorated. 2 pools and a fishing pond (kids loved all of those things). The building itself needs some work but this unit is renovated nicely. We enjoyed our stay!

Enjoyed the Regency Cabana C3 unit except for three issues. One was the lack of adequate speed of internet service. Our daughter tried to work from the condo and the speed checked at 6 mps. Second was the lack of smart TV with only digital channels driven presumably by antenna. Never figured out how to code channel in directly from remote so had to channel up and down one at a time until we got to the desired channel. Third was we killed three cockroaches/water bugs (more than an inch long) in a 24 hour period.

Not a front view but very close and convenient to the beach. With special permission we were able to take our dog. The grounds are well maintained and has doggie areas. Nice kitchen and living space. Kitchen well stocked. Lots of stairs kept us in shape.

Beautiful condo and location

Beautifully decorated and fully stocked. Nice view of the water. Just a very short walk to the beach and lovely neighborhood to walk through. Mattress in master bedroom was comfortable. My only caution is there are a lot of steps —one step to get into the condo and another set of steep steps to get to the bedrooms. Pensacola Beach is a beautiful area. Minor note: need to add a pair os sizzors to the kitchen.
