We will be accessible from 8:00 AM to 8:00 PM ET for our guests via phone, text, or the Airbnb/Vrbo app.
Expect a quick and prompt response. We give our guests space but are available for every inquiry.

A 4-digit key code will be sent at the time of check-in to unlock the door.

The home is located in a peaceful and serene area surrounded by the natural beauty of Tennessee's Boone lake and mountains. The area is mostly residential, with friendly neighbors who are happy to share their knowledge of the local area. The neighborhood is ideal for those looking for a quiet retreat, but still close enough to the city of Johnson City for easy access to amenities and attractions.

The entire house is exclusively yours, without interruption for the duration of your stay, so relax, unwind, and make yourself at home.

Check-In Policy
Guests must check in before 8:00 PM ET. Our office hours are 8:00 AM - 8:00 PM ET. If you plan to check in after 8:00 PM, you must inform the host in advance. Please note that if the check-in process is not completed by 8:00 PM, you will not receive the keycode to access the home, and assistance will resume at 8:00 AM the following day.

Guests are also welcome to use the jet ski ports on the dock at no charge. For those interested, we offer kayak rentals for $32.85 per kayak, per visit.

Our cozy 1-bedroom, 1.5-bathroom home is perfect for a relaxing getaway. The beautifully decorated interior creates a warm and inviting atmosphere, making you feel right at home.

The living room features comfortable seating, a flat-screen TV, and plenty of natural light—an ideal spot to unwind. The fully equipped kitchen includes stainless steel appliances and granite countertops, providing everything you need to prepare meals and snacks.

The spacious bedroom offers a comfortable queen-size bed and ample storage for your personal items. The beautifully tiled bathroom features an amazing shower.

Additionally, there is a sofa bed in the living room (guests are kindly asked to bring their own sheets and blankets).

Step outside to enjoy the private deck, which boasts breathtaking views of the lake—perfect for enjoying the outdoors. Our guests also have access to a private boat ramp for fishing or boating experiences.

We recommend that you arrive by car, as it will allow you to explore the entire area quickly. You will be happy to know that the driveway offers plenty of free parking space.

★ NO SMOKING INSIDE ★
Smoking of any kind—including tobacco, cannabis, or vaping—is strictly prohibited inside the home.
If any evidence of indoor smoking is found, a cleaning and odor remediation fee of up to $2,500 will apply to cover the cost of restoration and may result in forfeiture of the security deposit where applicable.

Outdoor smoking is allowed, but cigarette butts and smoking materials must be disposed of properly. A $200 fee may be charged if our staff has to clean up discarded smoking debris.

We love furry friends, but unfortunately, our place cannot accommodate them.

★ CAMERAS ★
Please be advised that there are security cameras on the property that record video footage exclusively. These cameras are in place to ensure the safety and security of the premises.

★BOOKING REQUIREMENTS★
The person making the reservation must be 24 years of age or older, and must also be the one staying in the home unless they are booking it for a corporation.

If booking via Airbnb please upload a profile picture. The photo will only be shown once the reservation is made.

★ COMPLETE THE CHECK-IN PROCESS★
As a licensed Vacation Lodging Agency, we require all guests to complete a Pre-Arrival form and sign a rental agreement upon booking.

Pre-Arrival form - The information provided is used to verify your identity and run a background check. Your information is secured by industry-standard software used by VLS Agencies across the globe. Your information is not sold or provided to any 3rd party.

Rental agreement - The purpose of signing a rental agreement is to establish clear and mutually agreed-upon terms between the host and the guest. This legal document outlines both parties' rights, responsibilities, and expectations during the stay.

★ CLEANING & FURNITURE★
Standard Cleaning
A basic cleaning service is included in your reservation. This covers laundry, light cleaning, and preparation of the home for future guests.
Please help us keep things in good condition by cleaning up after yourself during your stay.

Excessive Mess
We ask that the home be left in a generally tidy condition. If the home is left excessively messy (e.g., food spills, trash everywhere, damaged linens), an additional cleaning fee may be charged based on the time and effort required to restore the property.

Furniture
Furniture must not be moved. If it has been significantly relocated and not returned to its original position, a repositioning fee may apply to cover time and labor.

★ RIGHT OF REFUSAL ★
In accordance with Tennessee Law, we maintain the right to reject an inquiry, decline or terminate a reservation for any of the following reasons:
- Fraternal Organizations or Sororities booking events not associated with membership.
- Churches booking events unrelated to membership or religious affiliation.
- Any guest in your party smoking inside the home.
- Local residency if booking for less than 14 days without a valid reason.
- Background check revealing incidents involving theft, drug distribution, destruction of property, or any issues concerning children.
Any other relevant factors deemed necessary by management.

The property was set up great for entertaining. All the seating areas were well done. Could use better set up for the fire pit. The lighter was almost empty and there wasn't kindling to get it going. A few more cooking utensils in the kitchen would be nice. Overall the property was beautifully done, very clean and well set up. I would definitely rent again.
