Quiet and private Fountain Hills 4 bdrm with incredible unobstructed views of Four Peaks Mountain and the beautiful town landscape. Home is perfect for a relaxing getaway for those looking to soak up all AZ has to offer. Tastefully furnished and plenty of room for larger groups. Fully stocked kitchen for those looking to dine in. Backyard dream with covered patio, outdoor TV, BBQ , and sparkling pool w/ heating option. Amazing setting to make vacation memories with family or friends.

The space
Home has been set up with to provide a great guest experience for those looking to relax and enjoy the scenic fountain hills landscape. Truly amazing views from the patio. Enjoy your morning coffee and watch the sun rise over four peaks mountains or let the family grill master cook up dinner at the outdoor kitchen. Pool can be heated for an optional fee for Winter swimming. Plenty of places outside for seating including lounge chairs and outdoor dining.

Interior of home is comfortable and well appointed. Sectional couch and big screen in main tv room which makes for a great place for family movie night. Multiple dining areas available and fully stocked kitchen for dining in. Bedrooms are spacious and comfortable beds and bedding await.

Quiet residential neighborhood in Fountain HIlls close to Fountain park and many hiking and mountain biking options. Scottsdale just a few minutes away which has some of the top dining and shopping in the valley.

Guests have access to the entire home.

Booking party must be at least 25 years of age to book.

Pets are allowed but must be approved by host prior to booking. $100 fee applies to any approved pets for extra cleaning.

NOT A PARTY HOUSE!! Any loud or unruly behavior will not be tolerated in any way. Neighbors must be respected at all times. We want you to have fun but always be respectful.

NIghtly Quiet hours of 10 PM for outdoor activities

No smoking on property at any time.

Pool can be heated for an additional $75 per day or $400 per week. Must notify management at least 48 hours in advance for heating.

IMPORTANT: This property fully complies with all Arizona statutes, and all city ordinances, rules and regulations regarding short-term vacation rentals. Arizona state law §33-1806.01 / §33-1260.01 authorizes HOA's and cities to require occupant information including contact data, and vehicle data. An online portal has been established to make the process of providing the required information easy and to take very little time.
* Renter Data Form completion, including occupant and emergency contact information, and acceptance of the host Terms of Occupancy are required within three days of booking.
(a) If you are not planning to park any personal vehicle(s) at the property you may check the box (in our online portal) indicating that you will be renting and/or using ride-share services.
(b) Bedroom and Bedding Setup. (OPTIONAL)
* Pool and Spa Indemnification. VERY IMPORTANT: At no time is a lifeguard on duty.
All renters must digitally execute a Pool & Spa Safety Indemnification Notice before occupancy. (REQUIRED)
* Arrival and Departure Process: An Initial Arrival Instructions email is sent after completing the online Renter Data Form. To protect the health and safety of all renters, and the field staff, the full arrival instructions including the property access information will only be provided the afternoon of your arrival after the property has been fully inspected and authorized for occupancy.
(a) Time Change Policy: All requests for early arrival and/or late departure must be requested in advance and may not be possible based on the home's cleaning, maintenance, and occupancy requirements and schedules. To receive updates on the likelihood of early arrival and/or late departure you may text for updated information on the day of your arrival for early arrival request updates, and the day before your departure to get late departure request updates.

(b) Health, Safety, & Security Protocols: Our arrival processes and systems are designed to prioritize your health and safety by protecting against arrivals to the home before the property has been fully cleaned, sanitized, inspected, and authorized for occupancy. The host reserves the right to cancel your booking if anyone in your group violates the established Health, Safety, and Security protocols by arriving to the property before receiving full authorization to occupy the property.


Cancelation & Refund Policy: NO EXCEPTIONS will be made to the published cancellation and refund policy. All Renters are highly encouraged to purchase Trip Cancellation Insurance within three days of booking. All Renters who purchase "Cancel for any Reason" (CFAR) insurance coverage within three days of booking will be reimbursed 50% of the CFAR insurance premium cost within one week after the Renter's stay has successfully concluded.

NOTICE: Using this property for following purposes is prohibited:

1. Any nonresidential use; 2. Holding a special event that requires a permit or license pursuant to a city or town ordinance or state law or rule; 3. Operating a retail business, restaurant, event center, banquet hall or similar use;4. Housing sex offenders; 5. Operating or maintaining a sober living home; 6. Selling liquor, illegal drugs or pornography; 7. Operating a nude or topless dancing; 8. Obscenity; 9. Adult-oriented business; or 10. Other uses prohibited by A.R.S. 9-500.39. Registration: 21437580

Requests for arrival and departure time changes will not be approved until the morning of the arrival and the day before the departure, and may not be possible based on the home's cleaning, maintenance, and occupancy schedules. To receive updates on the likelihood of early arrival and/or late departure you may text your host's Property Services Desk for updated information on the day of your arrival for early-arrival updates, and the day before your departure for late-departure updates.

(b) Health, Safety, & Security Protocols: Our arrival processes and systems are designed to prioritize your health and safety by protecting against arrivals to the home before the property has been fully cleaned, sanitized, inspected, and authorized for occupancy. In all instances, anyone arriving to the property before receiving explicit arrival authorization, or overstaying your authorized departure time, will incur a $100 fee for violating your Host's Arrival and Departure House Rules Policy.

Return of Personal Property: Any and all personal property left at the property upon departure may be collected from the property at a pre-arranged day and time, subject to the field staff's schedule and availability to meet at the property. In all cases, if personal property is not able to be picked up at the property, and delivery of personal property is requested, the charge associated with arranging and paying for the return of personal property is $75 service fee, plus the actual costs associated with mail and/or delivery charges.
