Luxury Villa with private heated pool, jacuzzi, sauna, private tavern, summer kitchen which can accommodate 8 people. Villa is located in a quiet environment near Omis city. It is last house in the street so on the side of villa there is endless nature and amazing landscape. The land on which the villa is located is 3000 square meters in size, so the whole land is for you to use and enjoy in your dream holiday. The neighborhood is very quiet and people there are very kind and friendly. This place is unique it’s like in paradise because of its silence and peace in the nature. Property is perfect for families with kids, couples, friends, business travelers or even solo adventurers.
The Interior of the villa is modern and very spacious separated on three floors. On the ground floor there is spacious living and dining area both with balcony which have a furniture, view on the pool and beautiful landscape. In the living room there is TV and play console. There is big fully equipped kitchen with everything you need for preparing finest meals. On the ground floor there is also bedroom with large single bed size 120x200 and one bathroom with shower.
First floor offers main bedroom with double bed size 180x200 with satellite TV, second bedroom have two single beds size 90x200 with satellite TV and extra sofa bed for 1 person. Third bedroom have a double bed size 180x200 with satellite TV and work desk. All bedrooms have exit on big spacious terrace which also have a view on beautiful landscape. On the first floor there is also a big bathroom with massage bathtub.
Lower ground floor is on the pool level and it have a big private tavern, which is traditional dining room with wood barbecue, summer kitchen and one toilet. There is also sauna from where you can exit to pool area. Next to the pool is located covered outdoor dining area with gas barbecue.
The main thing is private pool, size of 40 square meters and covered jacuzzi next to it. There is also outdoor shower with a large and spacious sundeck and sun loungers.
Below the pool there is a path that leads to the bottom of the property where you can enjoy walking and picking ecological fruits and vegetables every day, or even play the bocce ball on the bocca playground. You can also enjoy in hiking and sightseeing around.


Villa is situated as last house in quite street surrounded by forest and mountain. That's why it is very quite and calming and you have all your privacy.

Amazing luxury villa

We were absolutely blown away by this villa In the most perfect location in the mountains with forest around but still not too far from the beach The villa definitely is luxury and every last thing has been thought of to make your stay perfect. Stipe is an amazing host and so friendly and thorough. We had the best week here and were so sad to leave We will definitely return and cannot wait!!

We had an amazing stay at the villa, it had everything we needed and the kids enjoyed the pool time

Lovely property with a great setting . Peaceful and tranquil setting with beaches within 10-15 mins reach by car. Amazing views. Facilities were also amazing, the villa had recently been refurbished to a very high standard.

Prachtige villa, prachtig uitzicht, goede faciliteiten

De ligging en het uitzicht vanuit de villa is waanzinnig. De voorzieningen zijn top en iedere ochtend komt de tuinman om het zwembad/jaccuzi in orde te maken. Als we vragen hadden konden we altijd terecht bij Stipe, hij heeft ons verblijf top gemaakt!

Admirable and clean accommodation!

We had a good time at the villa. It was really comfortable and we had everything that we needed. With the pool, jacuzzi and the sauna you can relax during the day and there is a table tennis too for playing outside. With the car you have 10-15min to omis and around 30min to split. The villa is a bit far from the cities, but the stay was definitely worth it. I recommend hiring a car accordingly.

Perfect location for a family or group holiday!

The villa totally exceeded our expectations. From the communications beforehand, to the facilities, and information provided, we didn't have to worry about a thing. Stipe - the property owner - was super helpful. Before our arrival he provided information about local supermarkets, directions, and kept in contact about our arrival time. When we arrived, he walked us through the whole house, showing us how to use all of the amenities. The house itself would suit two families comfortably, although we were only four people. Everyday the pool was cleaned and the gardens watered but we were never interrupted. There is an array of fruit and vegetables grown on site and we were kindly allowed to help ourselves to these. The resident tortoises were also super fun! The location is about 15 minutes from Omis where you can eat out, go swimming, and engage in a lot of activities from white water rafting to boat trips. Without traffic, it is about 30 minutes or so from Split. The house is at the end of a very small and secluded 'residential' street - but it is the only street in the area so it is super quiet and we really felt like we were secluded in the countryside. We really chilled out and were able to enjoy the wonderful scenery from the pool and balconies.

Major-league holiday!

Sehr schönes Haus. Wir haben uns sehr wohl gefĂŒhlt. Schöne Lage in den Bergen und nur 10 Minuten mit dem Auto zum Strand. Der Pool, der Whirlpool und die Sauna waren super. Das Haus war sehr sauber und der Empfang von Stipe war top. Er hat uns alles in Ruhe erklĂ€rt und uns noch Tipps fĂŒr die Umgebung gegeben, welche alle super waren. Wir können dieses Haus nur weiter empfehlen!

Super mooie locatie, groot huis. Heeft alles wat je nodig hebt enige jammere is dat als je taxi’s moet bestellen het wel even kan duren omdat je best afgelegen zit maar dat is het zeker waard voor deze mooie villa!

Die Villa ist absolut traumhaft. Alles genauso wie auf den Fotos. Stipe hat uns sehr gastfreundlich begrĂŒĂŸt und uns alles gezeigt. Der Aufenthalt war super entspannt und komfortabel. Die Ausstattung ist hochwertig und alles ist sehr sauber und ordentlich. Ob zu zweit, als Familie oder als Freundesgruppe, die Villa hat fĂŒr jeden was zu bieten!

Vielen lieben Dank an Stipe! Sehr freundlicher und zuvorkommender Gastgeber. Spricht Ă€ußerst gut Englisch und gibt sich grĂ¶ĂŸte MĂŒhe fĂŒr die Zufriedenheit seiner GĂ€ste zu sorgen. Von Sauberkeit bis hin zu Empfehlungen in der Gegend - all das konnte unseren Aufenthalt zu einem unvergesslichen Erlebnis machen. Die Villa ist top ausgestattet, alles funktioniert (Klimaanlage und co.) einwandfrei. Die Lage ist wie auf den Bildern zu erkennen angenehm ruhig und lĂ€dt zum Verweilen ein. Alles in allem hatten wir einen sehr schönen Urlaub. Vielen Dank!

Excellent villa for a family

Outstanding and comfortable villa with lots of space for a larger family. Pool was ideal and the hot tub and sauna went down well. Lovely views and local town Omis had everything we wanted. Nice boat trip up the river and day trip to Split.

Amazing House in quiet, beautiful surroundings

Very friendly host, who provided many good suggestions at arrival and checked in during the stay to make sure everything was perfect. This was in fact the case. Beautiful house and surroundings with large quiet nature surroundings. House, kitchen and pool area was very well equipped and well functioning. Nearest grocery store few minutes drive away. Omis with larger supermarkets, beaches and cosy small streets, shops and restaurants 10-15 minutes drive away. We highly recommend this place.

Glorious residence!

superbe maison trÚs bien équipée. la piscine et le jacuzzi sont excellents. Le jardin est magnifique avec tous le mobilier nécessaire transats table de ping pong et une superbe vue sur la campagne environnante. avons passé un sejour d une semaine (2 couples et trois enfants) dans la maison de Stipe qui est trÚs bien équipée avec de la vaisselle aussi bien dans la cuisine en haut que dans la cuisine d été en bas. La cave aménagée est top avec la cheminée qui permet de faire des grillades. La maison était trÚs propre à notre arrivée et les lits étaient faits. stipe est un hÎte trÚs réactif il a toujours répondu à nos questions avant notre arrivée. l accueil à été chaleureux et de qualité avec beaucoup d explications sur les alentours et les visites potentiels. nous recommandons réellement cette maison pour la qualité de ses équipements sa localisation à seulement 10mn d Omis et 25mn de split en voiture ainsi que pour la gentillesse de Stipe. Nous n hesiterons pas à revenir.

Me & my family had a lovely stay at Stipe's villa. so peaceful and private, it was exactly as advertised. just what we wanted for 10 days. we had no problems at all with our stay. I would highly recommend this stay and Stipe is a great host.

Nous avons passĂ© un excellent sĂ©jour dans la maison de Stipe. L'accueil Ă©tait excellent. La maison correspondait en tout point au descriptif sur le site. L'ensemble des prestations proposĂ©es sur l'annonce Ă©taient bien disponibles. Notre hĂŽte a su nous proposer plein d'adresses dans les environs et Ă  Split pour visiter, se restaurer...Je recommande vivement cette maison oĂč nous avons pu nous reposer, profiter de la piscine, sauna et spa. Wir hatten einen wirklich tollen Aufenthalt. Die Unterkunft war wie beschrieben und wirklich sehr schön und groß. Die Anlage war sehr privat und uns hat der GemĂŒsegarten besonders gut gefallen.
