Welcome to Villa Borbone, a place where simple moments become your everlasting memories.

Idyllically serene with spellbinding views towards the old town of Lucca, the hills and the coast on the background, this is your safe retreat, your own oasis of calm at this portion of renovated Renaissance Villa dating back to 1400s by the village of Pieve Santo Stefano. Hop in for a quick lap and then fix yourself a snack in the summer kitchen in the shaded pool house. Then, wander through fragrant gardens and olive groves before heading out to dinner at the local bespoke restaurant Vipore for a traditional Tuscan dinner, just 2 kilometres away.

Situated on 1 hectare of private, expertly manicured lawns, Villa Borbone is split between the Main House, Pool House, and The Suite House. Stone walkways and lush lawns connect each separate building, adding an extra touch of privacy to the estate. Inside, stretch out on the sofa by the wood-burning fireplace, get creative in the chef’s kitchen, and pamper yourself among history.

Villa Borbone comes with a private parking and 2 kitchens in addition to 3 secluded outdoor living areas. Stir up a few cocktails and gather in the outdoor lounge, enjoying the countryside scenery as the sun sets.



Lucca is an incredible place to eat and drink, so work up an appetite by hiking through Tenuta di Forci, the natural reserve where the villa sets among. Most trails lead to scenic lookouts over vineyards and the sea in the distance with the Tuscan Island Archipelago, so make sure to bring a camera.



Despite the neighbours live in the adjacent part, privacy is granted as they have their own entrance on the opposite side of the villa and no access to the pool area.

Lovely house and lovely surroundings. We were a group of 14 women who stayed at the villa in September. The villa looks exactly like the pictures and the host was super nice and helpful. We all truly recommend this wonderful place! We would recommend renting a car/going by car since the villa is located on the countryside. The only feedback we could give to the owner/host is that it would be very helpful to have a list in English of the recycling rules (garbage) because it was very hard to understand the Italian one that was at the house. Other than that, everything was perfect including the WiFi, pool, beddings etc. Bath towels were also included which is also a huge plus.

Beautiful villa with an amazing view

The villa is very pretty and so spacious. It fit our group of 14 with no problem. The pool is great for a relaxing day or to cool off after being out. The main house has two separate upstairs areas of 3 bedrooms each, which worked great for our group of 3 families along with the two detached buildings and the cellar bedroom. Our host was very responsive and so helpful with everything. We had a chef come to prepare dinner on our arrival night, and she and her husband were spectacular. The dinner was amazing, and she even brought prepared foods for us on a second night because it was challenging for our whole group to get to dinner. There are two large outdoor tables that were so nice for dinner. To note: It is very important to have a car rental as recommended, which we did not because we thought taxiing would be easier. As it turns out, the driveway to the villa is quite precarious as other reviewers have stated and we had a hard time finding a taxi who would go all the way up to the house, or even accept the ride. We ended up meeting them at the bottom of the driveway and having them drop us off there also. And even then it was 70-80 Euro for one car each way. The driveway is .4 miles long and all uphill. A best car would be something either small (there are hairpin turns) or rugged. Having the freedom to explore town without the hassle of the taxis would have been better for us, but that is our own fault because that was the recommendation. A written history of the house would be great to include in the home. One can only imagine what those walls have seen with the age of the house!

Best place we have ever stayed at.

Absolutely perfect! Photos don’t do it justice! Property is beautiful inside and out. Each space is nicer than the next. Outside area is stunning and a lovely place to hang out. Decor throughout is absolutely gorgeous. Host was incredible. Very warm and genuine. Always available to answer questionsgive suggestions. Book of recommendations at the property was invaluable - everything they recommended was wonderful! Perfect attention to detail and a lovely. Highly recommend! Definitely hope to be back.

a dreamy and authentic gathering to share with loved ones in Tuscany.

We had a fantastic week at Villa Borbone celebrating my birthday with a group of 16 friends and family. The description of the villa accommodation and amenities are meticulously accurate. Our host (Elena) was super responsive and helpful throughout our stay. A previous review mentioned issues with cats and old furnishings, but we did not encounter problems with either. Highly recommend for a dreamy and authentic gathering to share with loved ones in Tuscany.

A perfect family holiday.

The villa was big enough for 4 different families, it was located with a nice view over the mountains and hills, air conditioning functioned well in all rooms, the pool was nice, depsite the bad weather, the facilities to make your own meals were good, and the two chefs who made the anniversary dinner were excellent too! A short drive and you could reach the old town Lucca and all the castles and vineyards nearby.

We stayed at this villa for family birthday party.The villa is lovely but you do need a car and very small roads but once you’re there it’s beautiful.I must say our villa manager ( Elena ) was amazing and was so helpful.There are a few things that need upgrading like washing machine and one of the dishwashers wasn’t working plus wifi wasn’t great but the rest was so good you could overlook this.Overall I would recommend this villa.Thank you villa Borbone for making our family holiday very memorable.

The best accomodation in Italy

We fell in love with Villa Borbone from the first time we saw it in pictures, and when the nice and professional Elena showed it to us live, we couldn't stop being delighted. This is undoubtedly one of the most beautiful accommodations in Italy, and even in the world. The atmosphere of the old villa, the decor of the rooms, the location in the olive grove, the relaxing pool - everything is absolutely charming and unforgettable. We wish ourselves to return for a family vacation in Villa Borbone!

It's a holiday you won't forget.

I booked Villa Borbone for a trip with my friends to celebrate my fortieth birthday. It could not have been more beautiful. We absolutely loved it. The house and the view are even better than they seem in the pictures. It is spectacular and peaceful, and the perfect place to relax with friends and the perfect base from which to explore Lucca (it was our first time - it's an incredible town) and other nearby towns (we did a day in Cinque Terre and a day in Florence too). Chiara was friendly and communicated well and was helpful. Just warning to drivers - it is quite a daunting driveway up to the villa. Very narrow and steep and winding. But you get used to it, and it is totally worth it once you're up there.

The villa is amazing

The villa is in amazing location with great views and a lot of charm. The villa is very charming, but the maintenance isn't of the highest standard (e.g. the showers were a bit flooded, and one of our guests got stuck in the bathroom and wasn't able to unlock). The hosts were very nice and responsive, and the house is isolated in a good way. The drive up to the villa could be a bit scary, but it helps with isolation. Overall, we really enjoyed our stay there and highly recommend it!

Under the Tuscan Sun!

What an absolute amazing time we had while staying at Villa Borbone. The property was absolutely beautiful and the views are breathtaking. There wasn't anything the house didn't have that we needed. The concierge staff leading up to it was so helpful in the coordination of a wine tour, and recommendations for a chef. We hired Gianni with In Vino to cook in the home on our last night and do a wine pairing...best meal of the entire trip. The attention to detail, the kindness and love all came out in the incredible food and experience delivered. We only wished we would have had them cook for us more. This was an unforgettable trip all around, celebrating some milestones with family and friends. We will be back.

Tuscany at its best!

This is a beautiful and well appointed villa with outstanding views of the surrounding hillsides and mountains. It was a wonderful gathering place for our family of 10 adults with room to spare. The outdoor space is stunning with plenty of seating and the resort-like pool area is gorgeous. The photos are an accurate depiction of the property. The drive into town is less than 10 minutes and perfect sandy beaches are within a half hour drive. The host of the Villa is a lovely person and a knowledgeable source of information about Lucca and the surrounding areas. We would highly recommend this beautiful property and would love to return some day!

This is truly a historical home with so much charm.

Our host was incredible. The views were priceless and I am sure the pool would be so great but it was too cold when we were there to enjoy. The home was pretty clean but also had a lot of webs/bugs that were visible. It's important to note that when they say 'self catered' they mean it will come with next to nothing - each bathroom has maybe one use of toilet paper and then we were out & given the location this was a problem. Speaking of the location - it's also important to know that there is a very crude neighbor who will yell at you for even looking in their direction (I hosted a retreat and a guest of mine was scolded for walking down the shared pathway and taking a picture of their well). The location is also one with which not a single cab wants to travel to so we struggled so much to get rides to and from the villa - I would suggest a rental car and be prepared for a steep & curvy climb....although worth it for the view!

Villa Borbone was exactly as it is portrayed on the listing - spacious, elegant, well-maintained and with a breathtaking view of the Tuscan countryside. Our checkin process with Elia was seamless - she is friendly, helpful and easy to communicate with. All the rooms are lovely as pictured, and our group of 11 have so many great memories spent together in the back yard overlooking the valley, in the other common rooms. There are a very few maintenance issues that Elia will relay to the owners, which I'm sure will be quickly resolved (main dishwasher, dish towels, coffee maker), The drive up to the villa from downtown Lucca is quite windy and steep with switchbacks, especially at the end, so be prepared. But the view is worth the trek!

Great stay! Would reccomend !

We spent one week in Villa Borbone with a group of 17 person. The villa is located on a hill with a great view over Tuscany landscape. All rooms are similar in size and therefore the villa seems perfect for a big group. There are two additional houses, on of them with a kitchen. We used this extra villa for our friends with a small child. Contrary to the previous comment, the neighbor was more than friendly, he brought as self-made olive oil and self-made red wine when we were making pizza in the provided stone oven. He was never complaining about noiseanything else. We can absolutely recommend Villa Borbone for a stay in a group of friends but also with family. As it is located about 15-20 Minutes from Lucca, you definitely need a car for that accommodation. Enjoy your stay!!!

Do yourself a favor and visit Borbone Villa!

Words can not describe how absolutely perfect and magical this property is! We had the most amazing 1 week in this villa and (not sure how this is even possible) but the place is even more beautiful than any photos could do justice. I highly recommend this beautiful spot in a magnificent part of the world. We also had a lovely few evenings having dinner on the balcony with Chef Celine who is now a family friend. Better than any restaurant experience could provide.

Villa Borbone is a beautiful place to stay

Villa Borbone is a beautiful place to stay high in the hills of Lucca. It’s important to know that a car is really required and you must be good traveling up gravel switchback. Your effort is rewarded with the views. Wonderful facilities for a large group, peaceful (except for the cries of the peacocks) and a great pool. We hired chefs to cook for us two evenings (one also did a cooking class) that we highly recommend. Vipore restaurant is wonderful and nearby (walkable if you’re ok with steep roadway). The layout of the property is great if several in the group require a quiet space. The pool villa was perfect for our couple with an infant. There’s also another building by the pool that’s separate from the main villa which has 6 bedrooms. No issues with “neighbor” in the other half of the villa. All entrances are separate and private. Lucca is a great base for Tuscany and beyond - just factor in the drive time to get to the villa. A great stay in a traditional villa with modern flair!
