Our villa offers family a spacious home away from home with 5 Bedrooms, 2 En-suite King rooms, 1 En-suite Queen and 2 Twin rooms. All bedrooms are equipped with smart TVs so your families can relax and unwind before bedtime.

We have a open plan Living room, Kitchen and Dining room to allow families to share some quality time together outside of their busy days in the theme parks.

Our Pool deck area offers families a idyllic setting to relax in surrounded by nature giving you the perfect secluded pool to relax in. We also have high top garden furniture under our lanai for you to sit back and relax on when you are not in the pool.

When you are looking to keep children entertained you will find a selection of games in the living room or head to the Games room where you can enjoy the fun of playing Pool or a competitive games of Basketball shootout.

Our home has new Air conditioning and Pool heat pump fitted in November 23.

Our home is located in the gated community of Cumbrian Lakes, located off North Poinciana Boulevard in Kissimmee. You are centrally located within easy reach of the local attractions, shops and restaurants:

Quiet Vacation location

The Hosts were fantastic, helping us with a few operational questions. Pool and spa were great after a day at the Parks. Quiet neighborhood only 5 miles from "the strip".

Great house. Nice pool. Mattress's definitely needed to be updated. Queen mattress the worst. Tiny baby spiders are ridiculous. I read reviews and I should have asked if problem had been solved. If they think that the issue is because patio door is left open you should replace patio door because it will give you a hernia trying to shut it. Otherwise great house. I have bites everywhere

Great stay!

House in great location, approximately 25-30 minutes to Disney. Safe and quiet neighborhood. Great size with ample room for our family of 7. Loved the pool table! Would have loved to have been able to put the air conditioning below 75 degrees but multiple fans throughout house helped! Highly recommend!

Family Vacation 2025

It was a wonderful neighbourhood and a lovely house. We had an issue with the dishwasher the first day and we contacted the property manager and due to some scheduling delay the issue could not be resolved. We also were disappointed that there was no BBQ available as stated in the house description. Overall we had a wonderful time and we would definitely book again!

Everything was great except that the last night the neighbors across the street were partying and fighting in the street till 3:30 in the morning. Everything else was really amazing though!!

Great location but cleanliness/mold concerning

We loved the layout of the house, decor, and location. This neighborhood we have stayed at twice before at other houses and it is one of my preferred locations - close to restaurants and right in between Disney and Universal. They provide alot of books, games, activities for their guests.Unfortunately we had some issues the moment we arrived at this property though. I realize the owners do not live locally and are 100% relying on their management company and cleaning crew so I cannot completely hold this against the owners but with the pictures I provided, I hope that they will hold them to higher standards.When unpacking, we noticed ants in the upstairs master bathroom. They were all over the counters, bathtub, shower, etc. The longer we stayed, we saw them in the dresser drawers on our clothes, belongings we had on top of the dresser, and my son noticed one crawling on his bed. 2 other guests that stayed in the downstairs rooms said they also noticed the ants. Our second day, I went to Publix and on the 3rd day I cooked breakfast. A plate of what was leftover was left on the counter and this was the reason I was told by the owner per their management company why there were ants (even though they were present prior). Whether food is on the counter or in the trash, it is still in the house so I shouldnt have to take every piece of food to the dumpster bin outside that we open. It is also worth noting, we stayed in January and temperatures were between 37 and 55 so it was

A 2-week slice of paradise

My wife and I and our four kids (ages 8 to 15) had an amazing 12-day stay (January 7-19) in this beautiful and spacious home. The kids were over the moon to each have their own room and our teens appreciated having their own private bathrooms. They all had an absolute blast in the swimming pool and games room (the basketball game was a particular favourite). The home is located in a lovely gated community and there is even a kid's play park a block or so away that I don't think was mentioned in the listing. There is plenty of room here to have your privacy or chill together as a family with plenty of access to TVs. The kitchen was well-stocked with appliances, utensils and bake/cookware which allowed us to cook the majority of our meals at home. It's located about 27 minutes from each Disney park and around 15 minutes from most restaurants and grocery stores, so you can't go wrong. Communication with your host Hollie is A+. She was prompt to answer any questions we had. We can't say enough good things about our experience here. If we make a trip like this in the future, we would stay at this home again in a heartbeat and will hopefully get the chance to try the crazy-looking mini-putt golf and go-kart racing nearby that looked fun.

Unprofessional

Enjoyed the area and the house is a nice home. The air didn’t work properly, we could tell the moment we walked in. I messaged the owner upon check in, 4 days later, our last day, the issue was addressed and someone sent out, only to say they couldn’t fix it. Our entire stay the house was 80+ degrees. Then our last night, the hot tub wouldn’t work. We called and were told they would send someone the next day…property “manager” wouldn’t listen to us and insisted we had to pay separate for hot tub heat…which turned out to be false. The trash was spread in the yard and drive way from the raccoons that live right behind the house. We had to clean up every morning. The air filter was like one I had never seen ( my husband does this for a living) no wonder the house couldn’t circulate air. And on top of it, the separate air conditioner for the game room was also down the entire stay, so didn’t use that room. I asked the owners what we could work out, leaving the ball in their court to somehow validate our frustrations and I have been ignored. Most owners can OWN it and make it right!

We have been owners of this villa for just over a year and we primarily purchased this house to enjoy with our families as we are all avid fans of Disney and the Orlando area. We are from Herfordshire in the UK and visit Orlando at least twice a year.

We are theme park fans so it was key we were close to the attractions whilst having a nice open and spacious haven to relax in when we are not at the parks. We love our pool and deck area as it is extremely private and your are surrounded by nature.

Cumbrian Lakes also offers a gated community with CCTV monitoring those entering/exiting the estate.
