Seaside Home is a haven of elegance and harmony, nestled in the enchanting setting of Villasimius, on Punta Santo Stefano, between Cala Tramazzu and Cala Caterina, in the heart of the Protected Marine Area of Capo Carbonara. Here, where nature retains its authenticity and the sea sets the rhythm of each day, stands a recently renovated semi-detached villa, designed for those who wish to experience the beauty of the Sardinian coast in every detail.
The property, measuring approximately 100 sqm, extends over two levels that interact seamlessly with the surrounding landscape through large openings and refined outdoor areas: two gardens, a sea-view terrace, a portico, and a courtyard. The main portico opens onto the garden overlooking the sea, where the green of the lawn meets the blue of the water. Elegantly furnished, this area becomes the perfect stage for bright breakfasts and sunset dinners, while the opposite portico offers a peaceful, shaded retreat. The inner courtyard is a private, shaded space dedicated to relaxation and contemplation.
On the raised floor, the main entrance opens into an intimate and refined setting. This level hosts the master bedroom, with an en-suite bathroom and built-in wardrobes, and a triple bedroom with two single beds and a third pull-out bed, (ideal for children and teenagers, also comfortable for adults) served by an adjacent bathroom with shower. On the ground floor, a second double bedroom features a private bathroom and a French door with direct access to the courtyard (no traditional window is present), along with a small window in the bathroom for natural ventilation. This intimate, secluded room combines comfort and continuity with the outdoor spaces of the villa. A covered outdoor shower, the sea-view terrace, and the garden with direct access to the shoreline extend the living space outward, blending seamlessly with nature.
The interiors reflect understated elegance: a modern, fully equipped kitchenette, a living area with sofa and flat-screen TV, and a dining area where light and natural materials create a welcoming, authentic atmosphere.
The villa is equipped with air conditioning, heating, washing machine, Wi-Fi connection, and a private covered parking space, ensuring modern comfort without sacrificing the charm of the location.
Outdoors, a lush lawn stretches down to the rocky shoreline, ideal for a refreshing swim or a quiet moment of contemplation. Just a few steps away lie a small sandy cove and the renowned Spiaggia di Santo Stefano, while the Villasimius Marina offers every opportunity to enjoy the sea â from boat rentals to private excursions and unforgettable sunsets that ignite the horizon.

The management of the house has been entrusted to the team of Sardinia Chic, a company specialized in tourist accommodation, whose goal is to offer its guests a unique experience. Sardinia Chic means dream holidays in luxury villas and apartments. Experience and exclusivity are our strengths and we are unique in the hospitality and management of the stay of those who want to enjoy the holidays in Sardinia in the name of perfection and relaxation.

Our properties are not hotels and do not have a reception desk active 24/7. However, we truly value the opportunity to welcome you in person, as we believe every stay begins with a warm smile and a handshake. For this reason, check-in takes place in person between 4:00pm and 9:00pm. Knowing your arrival time in advance allows us to organize everything smoothly. Since we manage multiple properties, any delay may cause other Guests to wait. Punctuality is a simple yet meaningful gesture that allows us to offer every Guest a warm and timely welcome. Please notify our Booking Office of your flight or ferry arrival time at least 72 hours in advance via message or email, so we can schedule an appointment for key handover with a Sardinia Chic team member. For evening arrivals, a supplement of ⏠100.00 applies for check-in after 9:00pm. All requests for late check-in must be confirmed by our team.
The Contract
Upon arrival, you will be asked to sign the rental contract, required by law, for short-term tourist stays.
Deposit
The refundable deposit of ⏠800,00 should be paid by credit card at check-in. It is fully refundable at check-out unless damage is caused to the House.
Local Council Tax
The tourist tax, excluded from the total stay, is applied in accordance with municipal regulations where applicable. Please note that the Municipality of Villasimius requires the payment of a tourist tax to be paid on site. From 1st March to 31st October, ⏠1,00 (One/00) per person for every night (10 years are excluded). The local council tax has to be settled directly by the Guest to the Property Manager Agency, and must be paid in cash during check-in operations.
