Summary:
The Old Coach House is a spacious 5-bedroom, 3-bathroom house metres from the sea & close to Brighton's Palace Pier. With a large & stylish open plan kitchen/diner/ lounge, it's perfect for family groups or friends (we do accept hens!). Cook up a meal & eat together at the big dining table, play games, have drinks or just watch the huge TV & chill. Beautifully decorated with some lovely features, this is a stylish & funky place to stay (look out for the horse in the loo & leopard chaise!).
The Space:
The Old Coach House is a vibrant, stylish beach house just steps from the sea, making it the perfect place for a fun-filled group getaway. With five spacious bedrooms, each thoughtfully furnished with a dressing table, and three bathrooms including a luxurious roll-top bath, it’s ideal for unwinding after a day at the beach or gearing up for a night out in Brighton.
This house is designed with socializing in mind, featuring a large open-plan kitchen, dining, and lounge area that easily accommodates groups. The spacious dining area includes two tables seating up to 16, a breakfast bar, and a separate utility area with two dishwashers for added convenience. The lounge area provides a cozy space to relax, with two large sofas, cube seats, a wall-mounted LCD TV with DVD, and excellent WiFi. The decor is full of personality, from bold murals to cozy furnishings, creating a truly unique atmosphere.
The five bedrooms offer a range of sleeping arrangements to suit various group sizes. Bedroom one features a double and a bunk bed. Bedroom two has a double bed and a spacious shower cubicle nearby. Bedroom three offers two bunk beds with a beautiful autumnal mural, an en suite shower and basin, and a dressing area. Bedroom four, adorned with a Victorian fireplace, has a king bed, and bedroom five, accessible via bedroom four, features a bunk bed. Bedrooms four and five share a bathroom complete with a roll-top bath, shower attachment, and Jack-and-Jill doors for added privacy.
Situated in a quiet yet central area, this house is just moments from the beach, bustling nightlife, the Palace Pier, and Brighton’s diverse shops and cafes. This well-appointed, stylishly decorated retreat is perfect for groups looking to enjoy all Brighton has to offer with ease and comfort.
Guest Access:
You will have access to the entire house. Access details will be provided prior to your arrival.
Unfortunately the outside area is not available for guests.
For Group bookings all guests must be aged 25 or over. A Noise Monitor is installed at the property. A fine could be applied if the noise monitor is activated between the hours of 9pm till 6am.
This is a residential street and security night patrol are active at weekends. CCTV is also in operation outside of the property.

The Kemptown area of Brighton has a lovely community feel to it. With an array of eateries, bakeries, coffee shops and independent stores, it has always been a vibrant part of Brighton. A wonderful afternoon can be had simply strolling along the main street, stopping for coffee, browsing a book or antiques shop before heading down to the seafront.
