Lyxvilla vid Rotondakanalen

Denna lyxvilla slutfördes i februari 2007 och går tillbaka till Rotondakanalen och ger en fantastisk utsikt över vattnet. Fiska efter öring, titta på det rikliga fågellivet eller uppskatta helt enkelt lugnet och roen på detta fantastiska läge. Fastigheten är utrustad och möblerad till högsta standard genom hela och obefläckat underhåll.

Boende består av ett stort rum utrustat med en LCD-platt-TV, DVD / DivX-spelare med flera regioner och plats för sex; en formell matplats med ett sex-plats bord; en informell matsal med "nook" med ett sex-sits bord och ett fullt utrustat (diskmaskin, mikrovågsugn, spis med keramikhäll, köksredskap) stort kök som har ett tvättstuga som innehåller tvättmaskin och torktumlare. Huset har en trådlös internetuppkoppling och en dator.

Sovrum består av ett sovrum med en king size-säng, klädkammare och ett eget badrum med "jacuzzi" -badkar, duschkabin och dubbla handfat. Det andra sovrummet har en dubbelsäng i queen-size, inbyggd garderob och ett toalettbord. Sovrum tre har två enkelsängar, en inbyggd garderob och ett toalettbord. Sovrum fyra är multifunktionella beroende på krav. Den innehåller en högkvalitativ bäddsoffa som gör att den kan användas som ett tredje sovrum med dubbelsäng eller som ett TV-rum som innehåller en tre-sits soffa med en 28-tums TV med integrerad DVD och VCR plus DivX-spelare. Husets badrum är utrustat med hög standard, har dubbla tvättställ och en dusch / badkar med direkt tillgång till pooldäck.

Garaget är också multifunktionellt. Det kan användas som ett traditionellt garage med elektrisk öppningsdörr, eller för att roa barnen som ett spelrum med airhockey, pool och bordtennisbord.

Utanför finns ett stort däckområde med en 25 fot pool och ett uppvärmt spa med utsikt över Rotonda-kanalen. Det är inget mer avkopplande att sitta i spaet med en kall drink och titta på de vackra solnedgångarna i Florida. Poolen är solvärme, men har en extra elektrisk värmare vid behov under de kallare månaderna mot en avgift på $ 60 per vecka. Spauppvärmning kostar 50 $ i veckan, men om det fördubblas med den elektriska poolvärmaren är dess $ 90 för båda

Villan ligger 35 miles från flygplatserna i Fort Myers eller Sarasota med båda mindre än 50 minuters bilresa. Fantastiska stränder vid Englewood och på ön Boca Grande är med 10 respektive 20 minuters bilresa bort. De stora temaparkerna i Florida är tillräckligt nära för att vara tillgängliga, men tillräckligt långt för att stoppa ihållande plågor från barnen. Busch Gardens kan nås enkelt på en timme 45 minuter, Disney och Great Universal Studios tar cirka 45 minuter längre. Kennedy Space Center är cirka tre timmar och 30 minuter.

Rotonda West erbjuder fantastiska faciliteter. Samhällsparken har gratis tennisbanor, lekplatser och gott om öppen plats för även de mest energiska barnen. För dig som gillar att cykla finns det en cykelväg som tränger igenom Rotonda West och över till Rotonda Lakes (via Pioneer trail - järnväg till cykelvägar). Det finns gott om restauranger i området. Dessa sträcker sig från Leverrocks Restaurant som endast är tillgängligt med båt med fantastisk utsikt över kusten till många familjevänliga restauranger som Prime Time, Howards, Country Hound, Farlows on the Water och Mamas. Du kan äta på stranden antingen i en avslappnad stil på The South Beach Grill på Boca Grande eller den livliga vita elefanten vid Englewood som vetter ut mot Lemon Bay. Du kan gå upp på marknaden vid Gulf View Grill med utsikt över den vackra Englewood-stranden och strandpromenaden. Det finns tre stora stormarknader i närheten. Winn Dixie (öppet till 23.00), Wal-Mart (24 timmar) och Publix (24 timmar) ligger alla inom tio minuters bilresa. Det finns en vattenpark mindre än 1 timme bort i Cape Coral (Sunsplash) och en galen golfpark för barn i närheten på interstate 776.

För golfare är denna del av Florida ett absolut måste. Det finns fyra golfbanor faktiskt på Rotonda West som alla ingår i Rotonda West Country Club. Ytterligare 15 banor ligger inom 15 minuters bilresa och erbjuder golf för en mängd handikapp och fickor.

Det bästa sättet att utforska det vackra hamnområdet i Port Charlotte är med båt. Hoppa ner till Whidden's Marina på Boca Grande och hyr en båt från Captain Russ's båtuthyrning. Du kan åka söderut till Cayo Costa eller Kålnyckel eller norrut till Placidia, Don Pedro Island eller Lemon Bay. Du kan hitta några vackra stränder som endast är tillgängliga med båt.

För dem som bara älskar att shoppa, har det största köpcentret i Port Charlotte alla de stora namnen plus fler restauranger än du kan namnge, inklusive Outback Steakhouse, Ruby tisdagar och Sam Salsa. Fortsätt lite längre (tio minuter) till Punta Gorda så hittar du Fisherman's Village.

The host Tim and the mgmt team was fabulous. The house is beautiful, spacious, clean, and very comfortable. Plenty of kitchen utinsils and dishes. We cooked most meals there as we were working from there for a month, to be out of the cold. The location is so close to beaches, restaurants, farmers markets, and so many things to do and explore.The heated pool and hot tub worked great! Plenty of towels!The two sink 2nd bathroom was enjoyed by our kids with our grandkids. Such a great place to enjoy a warm winter break in a nice safe area.

Had a wonderful stay at this Rotunda Villa. My sister and I have visited this area for the last several years and this has been our favorite house. The house was perfect for us. It was very clean and provided plenty of room for our family. The pool and hot tub and the enclosed lanai were used everyday. The wildlife was amazing from the alligators we saw in the canal to the sand hill cranes that visited several times during our month stay. The location is close to several beaches, so no long drives to get there. We went on a dolphin tour with Nauti Dawg tours and saw many dolphins. We took an airboat ride to see alligators on the Peace River. Plenty of things to do in the area. We had to contact the house manager a couple of times over minor questions and she responded almost immediately. We would highly recommend this house.

Lovely home with many amenities…our favorite place to hang out was the beautiful lanai with the view of the water and enjoying the pool and hot tub. Very peaceful and private.

The house was plenty big enough for my family to spread out and everyone to have their own room. So thankful to be able to spend time with them and bring our little fur baby. Enjoyed the hot tub and pool.

Beautiful property with everything you need!

The house and the property were beautiful and overall well maintained. The beds were comfortable and the neighborhood was quiet, except for one night when we could hear music playing from a nearby home. The pool table, air hockey table, and ping pong table in the garage were wonderful entertainment in the evenings. It was a bit of a tight fit, but we enjoyed them all. The house was well stocked with pretty much everything you would need while there. The owner of the property was great to work with - he answered all of our questions before the trip and responded quickly when we had questions while there. Our major concerns while there - were the property manager's lack of availability after normal business hours and the pool temperature. The property manager only responded during business hours. For example, halfway through the week, it rained and we wanted to have a movie night. This was the first time all week we tried the t.v. and couldn't access the cable channels nor could we get the DVD player to work. We called the number listed for the cable and were told they hadn't worked with that property in 4 months. We called the property manager and she returned the call the next day. Another individual called to walk us through connecting the DVD player and it still wouldn't work. The individual stated it needed a different cable and would probably be out with that, but he never came before we left. A day after arriving, we asked to have the pool temperature turned up (as we have been able to do in other properties rented in the past, especially if paying additional electricity charges), and when the property manager called back the next day we were told it was set to a certain temperature and they wouldn't change it. It had been in the 70s that week and wasn't heated prior to our arrival, so it was colder than what we preferred. When we arrived we noticed one of the outside chairs had a caster that was broken and the lamp in the master bedroom wouldn't work. We called upon arriving, left a message and neither of those items was addressed during our stay. The day before we left my husband found a caster in the garage and fixed the chair. There are currently only two lounge chairs there, so adding a couple of additional lounge chairs would be beneficial as well as we couldn't all relax around the pool at the same time. We would definitely consider staying there again, especially if the pool could be heated a little bit warmer.

Firstly, I am pleased you enjoyed your stay and the house, and secondly a big thank you for bringing these items to our attention. Your visit did coincide with a change in the house management company so I can only apologise for any issues that arose from that during the transition and things not being dealt with quickly enough. That is something I can now resolve with them. We do not put a restriction on pool temperature, but it is set at the heater default setting when you arrive. There should have been no problem with you requesting an increase in temperature and the house manager to change that. Some owners do restrict temperature due to cost and I don’t think the new manager was clear that we have a renter preference. Most commonly is a request to turn the temperature down so this is certainly a surprise! With regard to the issue with the TV, its ComCast Xfinity. When I chased them up why they said there had been no service to the house for 4 months the customer services person I spoke with was bemused as she could not understand why you had been told that given the account is active. I think this just must have been bad luck, but I do understand the Cable TV issue was resolved early the next morning by the management company with a box reboot. There should also be 4 pool lounge chairs at the house, plus 2 sun beds and 4 folding chairs in the garage should they be needed. I have asked the house manager to verify this, but if not I will ensure we have sufficient chairs for the deck. My only explanation is that some may have got broken and not reported. Once again, thank you for raising these matters. If no one reports problems its hard to fix them.

In this property All furniture are very old. And discomfort.

Outside The house is nice but inside the house very bad. All furniture very old and Broke. Towels in the bathroom useful and very dirty not good for use. Beds also very old making a lot of uncomfortable noice. During the days I staid in this house I sleeped on the floor. The house is not organize. Carpet is very dirty. Dishes broke and old. My message to the owner please update this stuffs. Thanks.

Well Alisher, none of this is true is it? This is a deliberate negative review due to the fact that the house manager retained some (probably too little) of your security bond to pay for additional cleaning after the awful state you left the property in. You know you were in the wrong as you never challenged the bond retention with VRBO as the photographic evidence is damming. I quote a section from the house managers report for all to see. "I went to the house today. I was shocked when I saw the state the house was left in. I assume there must have been more than 10 people there. Pretty much all bedding and towels were used (inc. second sets). In the kitchen there was a pile of dirty dishes and pans full of grease on the stove. Food, rubbish, wrappers lying around everywhere including floors, yard, pool deck and even pool! Candy wrappers, drink cans, water bottles, cookies etc. It took ages to pick it all up and take the garbage out. Garbage cans were already full, with flies and midgets all over them. Fridge was full of old food too. Towels were lying around the floors everywhere. Somebody was sleeping on the floor next to the master bed. I found about 10 balloons on the floor. The list is long. Anyway, I need to do another clean which will need to be retained their deposit. This is the worst I've ever seen it in Rotonda in the past 7 years." Now lets also address you sleeping on the floor. The house sleeps 8 people and is advertised as such. If you had actually declared honestly how many people were actually staying at the property (we believe > 10 from neighbours, you put 5 adults & 2 children on the booking form) we would not have allowed you to rent it, so basically you lied to us. So lets be clear, none of the furniture in the house is old or broken, apart from what was damaged during your stay. None of the carpets are dirty as they are shampooed every 6 months routinely, but had to be cleaned after your stay. All the towels are of good quality and replaced annually, however if they are so poor why did you take some with you? The crockery is fine, apart from the ones you smashed. The truth is you rented the property for a party, made an absolute mess, blocked the pool filter with rubbish left in the pool & I had to deal with multiple complaints from neighbours and the Rotonda West Association after your stay. If you read the other reviews its clear that you are not being honest about the property. You should be banned from VRBO.

Exactly as Advertised. And More.

Very peaceful neighborhood. Beautiful Villa. Wonderful open design in the main living space: living, dining, kitchen, breakfast area. Multiple access points to the well-caged pool deck throughout, including master suite on one end of the villa and second bath on the other (access to a bathroom off the pool deck was a huge plus). We didn't have any issues with bugs in the cage. Caged pool/spa/entertainment area was fantastic! The interior is spacious with some great features -- loved the master bath. Awesome view from the living room. Abundance of water fowl, with great views of the canal. We took advantage of the pool table, too, and if we'd stayed longer, would've used the bikes. It was just the two of us and our dog, but a family would be very comfortable staying here. Lots of room. We had a great time here and hope to stay again!

Pictures and information pertaining to the home are exactly as described! I want to thank Tim for letting my family use his home for a wedding we had in the area. The home was located in the perfect location for us. Nice, quiet and safe neighborhood. Would highly recommend!!!

Beautiful villa backing onto the river

Really lovely villa backing onto the main river in Rotonda West. Inside it was very clean and stocked well with everything you would need for your stay. The lanai was large and the pool really lovely and warm with the spa adding that touch of luxury, the pool furniture was great and comfortable. When we did have a slight problem the management company came on the day to sort it out, so we were very pleased. We really did enjoy our stay and would definitely book a return visit. Thank you for having us.

Great Villa!

Stayed at this property for a week in May. Love it and would rent again in a heartbeat. Conveniently located from the beach and shopping. Tim was very easy to work with. Will say though, that my assumption when I think of "gym" is a space with equipment that includes a stationary bike, an eliptical or treadmill and weights at the least ( for use on rainy days for example). I think 'Gym" in this case meant - bikes for riding outside, golf clubs, more then enough space to walk/run and a pool for swimming laps. For me this was not a deal breaker at all, but this should be made a bit more clear.

Excellent

This has been our 5th time here we rent for the month of March. We love it, lovely house, pool with lani. Owner Tim along with property manager Justine are wonderful people to deal with.

Lovely stay!

We spent two weeks at this property. You can rent with peace of mind. Tim is so easy to work with, the property is well maintained and very clean. The pool has Southern exposure and we swam every day. Towels and bed linens all in good condition. Highly recommend that you rent a boat and visit Don Pedro Island State Park ~ beautiful beach and we found many sharks' teeth. Area is quiet and peaceful. Thank you Tim for a lovely stay!
