Falls Condos

Rating Details: The property manager was more than helpful. The vacation rental was clean. I was happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Inadequate parking and it would have been nice to know this before making the reservation. Also, heavy tobacco smoke in the unit and needs to be filtered and cleaned out.

Paul, thank you for leaving a review of your stay at the Lake of the Ozarks. As parking has always been limited at the complex, all listings already included information regarding a two car maximum. Additionally, we offer complimentary gated parking less than five miles from the complex. The tobacco smell is due to the upstairs neighbor, but we will do our best to eliminate the issue for future guest experience. Hope you still managed to have a decent vacation! Thanks, Elise - Four Seasons Property Management

This property wreaked of cigarrete smoke. When I called the office they said it comes from the cond next door who are smokers. This is crap there no vents or other access points.I had already paid so there was no where else to go,we all had to endure this smell for for nights. There is one tv in the condo.Parking here is terrible second car parks on the roof I am dissabled hard for me to get around up there. You have to drive your trash down the road to dumpster. All in all the condo inside was ok but nothing could detract for the days of the cigarette smoke.Ther are companies that can remove these problems There should have been some sort of refund offered to no avail,or at least an appology This company should at least be honest enough to give a heads up about this place

Exactly what we needed

My family came down to Lake of the Ozarks for their first real vacation, bringing along two friends. It was idyllic. The location was perfect, docks were well maintained, property was in great condition, and the locals were very friendly and inviting. We will be back to this property in the future!

Would stay again

I accidentally deleted the email with access instructions from the property manager. I received a quick and thorough response. The home was clean, well appointed. This was our first time to Lake of the Ozarks - for us newbies, we found this location to work well access to boat rentals, things to do, places to eat. The pool was fun for the kids and the deck was great for morning coffee. Fun to watch the boats enter and exit the marina. Family oriented, mostly quiet - we were there Sunday - Wednesday, so not sure how the weekends are.

Beautiful Fall 90 Property Condo

My Canadian traveling guest and I stayed at this Falls 90 Complex property on the Lake of the Ozarks in August 2024 and we both rate it as an excellent condo rental. The condo management company promptly responded to the questions I asked prior to rental. And as requested, management also made sure we had sufficient propane to barbeque each night. The condo is well maintained. The screened in patio and the master bath shower were the selling points for us. The kitchen is first rate and supplied with all necessary eating and cooking utensils. All accommodations are exactly as depicted in the VRBO photos.

Decent property

As I value these reviews, I always feel obligated to review accurately. The cleanliness of this unit was very good with the exception of the patio. The patio is wonderful and well appointed, however, very dusty and a lot of cob webs. Easily solved with some periodic cleaning. The parking for this complex is underground with an above ground visitor lot. The listing indicated same level parking but that isn’t possible if you’re on the ground floor as this unit is. Lowest level of parking is second floor and up. Basically, this just means steps and tight quarters in the parking ramp when parking or coming in and out. Unit was apparently renovated very recently and was very tastefully done. Higher end appliances and kitchen was well stocked with utensils, dishware, cooking utensils, etc. No tv’s in bedrooms at all, which was disappointing. Cable was primitive at best on living room TV. Also, the unit has a fair cigarette smoke odor as the neighbors apparently smoke and it filtrates in to this unit. All in all, nice unit but some of the aforementioned items could improve greatly.

Great Location

The condo is roomy and well kept. We enjoyed our stay. We didn't utilize the pools or other amenities, but they looked well maintained. The property manager was quick to respond with our initial questions, but when we had no hot water, on day 2, it took a couple of attempts to reach him. The problem was solved promptly once we reached him. One thing to note is that the neighboring condo has smokers, so the smoke smell is noticeable in the condo. This was bothersome to us, and would be nice to have that issue taken care of for future guests. Kitchen had plenty of the essentials and the washer and dryer worked great. There are no tv's in the bedrooms, which would also enhance the condo's appeal.
