SUMMARY: Enjoy total peace and serenity thanks to Beachfront Rose's perfect position at the end of a quiet cul-de-sac lot in one of the West End's most exclusive neighborhoods. The wide driveway is large enough to comfortably park 6+ cars. You'll enjoy glorious vistas from the massive terrace -- with a complete handrail and no exit, without worrying about little ones wandering off. New outdoor polywood furniture boasts bar height chairs, and large picnic table to work or dine or craft outside. The property's massive lawn area is ideal for lawn games, soccer, baseball, volleyball, badminton, allowing you to leave up throughout your stay.

GROUND LEVEL: On the ground floor, you'll find one of the largest covered entertaining spaces on the West End. Concrete floors accommodate outdoor play while two built-in picnic tables, bar tables and a summer kitchen with a sink, cooler and gas grill make al fresco dining irresistible. Two picnic tables and several bar tables allow guests to entertain and dine downstairs or spread out your beach treasures to examine. With full bathroom #4 including a hot shower and toilet, you'll enjoy easy cleanup from beach activities before entering the house. Laundry room is located here and can be used.

INSIDE: Inside, enjoy breathtaking vistas from all multiple and large common living spaces all boasting spectacular coastline views. The open-concept main floor features two separated living areas ideal for groups with different interests who want to do/watch different things but stay together on the same floor as a group. Both living spaces offer plenty of seating, high-speed Wi-Fi, and cable. The central dining room seats up to 10, and the additional breakfast and bar areas accommodate up to 9 people. The open kitchen makes cooking a breeze, offers plenty of standard serving items and tableware, and comes complete with a full-size ice maker for all your beach cooler needs.

BEDROOMS: The home's four bedrooms sleep 14 in beds (+1 pack n play) and offer excellent separation for privacy among multi-family, or multi-generational groups. All bedrooms have window treatments.

On the main level, there are three bedrooms:
1-- Queen bedroom #1 overlooking the gulf with a semi-private en suite bathroom #1 shared by the living room
2--King bedroom #2 with two rollaways in closet sharing hall bath with Bedroom 3
3--A bunk room #3 with four twin-size beds sharing hall bath with Bedroom 2.

On the upper level there is one bedroom suite:
4-- On the upper level, you'll find a private suite bunk room that includes two queen beds, two twin loft beds, a private en suite bathroom #3, cable TV, marvelous views and a private deck with glorious views.

BEACH: The beach here is very private and does not allow vehicles allowing your family to safely explore the coastline and making it easy to watch kids from the balcony. The ramp is for Beachfront Rose's private use only. Furthermore, with no public parking areas nearby, and large homes and lots around, the beach has low traffic even on busy weekends. The large lawn is private allowing guests to set up sporting nets or games and leave up throughout their stay! (ALL ITEMS FROM THE BEACH MUST BE CLEANED UP EVERY NIGHT OR ELSE THE CITY OF GALVESTON WILL CONFISCATE IT IN THE MIDDLE OF THE NIGHT). The best part is you can easily watch your family and guests on the beach or lawn from the balcony allowing you full visual.

PLEASE STAY OFF THE DUNES. Rattlesnakes live in the dunes, please keep your guests, kids and pets away from the dunes and be aware of your surroundings on ground level.

NOTES
- Please be considerate on check-out time as we have limited time to deep clean the house between guests. Check in and Check out time are strict and late check outs will be charged $50 per 15 min increment (unless authorized or approved by manager in advance)
- High speed WiFi.
- Non-smoking home.
- The fireplace is NOT available for use.
- There are NO locks on the interior doors. This is our second home and we require it this way for medical emergency reasons.
- Events, parties or guests attending prom or similar events are prohibited at this home. These provisions are strictly enforced and our property manager lives nearby.
- The large windows and the direction of the sun upstairs make it feel a bit warm during the heat of the day. Please keep curtains closed during the say to keep it cooler.
- Although the house has the top of the line wi-fi, we're unable to guarantee internet, cable or phone service or signal quality, even if listed as an amenity due to the remote nature of the West End services.
- Absolutely NO vehicles, golf carts, dirt bikes, 4 wheelers on the beach or dunes ever.
This is a very quiet and small subdivision with many full-time owners, or owner-occupied only homes. Please do not disturb the neighbors or block their driveways.

This home is on a septic and thus occupancy is important. Please be upfront and honest on occupancy numbers so we can plan accordingly.

This is our family's second home, and one we we use often and treat with care. Please treat as you would your own.

LATITUDE PROPERTY MANAGER:
Beachfront Rose partners exclusively with Travis at Latitude Property Management to help make your time in Galveston great! Travis will be your point of contact for all your property management needs during your stay.

*Disclosures:

* Our cancellation policy will remain firm in all circumstances. Please ensure you are able to travel prior to booking, and consider purchasing trip insurance to protect your trip plans. Required rental agreement and rules will need to be signed by renter to validate reservation.

* No access is granted without a rental agreement being signed by guest and approved by owner – even if paid in full. *

* No High School or College or party or 'after dance' (or similar) groups allowed.

*The garage and four interior owner closets are locked for owner storage and NOT available for guest use.

*Local resort fee for City of Galveston and State of Texas are built into the tax rate. The cleaning fee is additional and may be up to $50 depending upon the number of people and number of nights. If our cleaners charge for excessive cleaning upon check out, that additional amount will be taken out of your security deposit. VRBO guest service fees are additional.

*A security deposit is required and will be enforced for any damage, extra cleaning costs, or delayed check out.

* Guests will be required to sign a rental agreement, details of which will be provided on reservation.

* Early check ins and or late check out requests may be granted on a per booking basis and may be subject to additional fees at the time of booking. Last minute requests cannot be granted due to pre established cleaning and maintenance schedules. Guests who occupy any part of the property including the driveway prematurely without preauthorization from the home owner or property manager will be subject to a $100 fine. If you check out later than 11:00AM without prior authorization on check out day, you are subject to $25 fine per 15 minutes. Our turnover between guests is sometimes tight and we have the house deep cleaned between visits and need all the time.

This home also includes a convenient outdoor shower and a private washer/dryer.

All guests shall abide by Vacasa’s good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10:00 p.m. to 8:00 a.m.
No smoking is permitted anywhere on the premises.

Parking notes: There is free parking available for 6 vehicles.

Due to local laws or HOA requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.

Reminder: The City of Galveston's "Leave No Trace" ordinance is actively enforced. No beach equipment (chairs, canopies, etc.) can be left on the beach overnight. Anything found between sunset and 7 a.m. will be removed by beach officials and discarded.

We searched long and hard to find the PERFECT refuge from the city for our family and this one checked ALL our boxes plus more!

- Spacious lawn for sports and lawn games
- Huge gated ground floor with FULL bathroom, WARM shower and toilet downstairs, and built in benches perfect for hosting large group gatherings, and inviting friends without getting sandy feet in the house.
- Outdoor kitchen was a perk (grill, sink and cooler for ice).
- The concrete floor is perfect for our little kids on their ride ons and playing with trucks and cars.
- The gated ground floor was perfect for us so our kids could go up and down without much supervision.
- Numerous parking spots for guests (6 comfortably)
- Very quiet and safe street behind us with single family homes only. This makes the culdesac safe and easy for kids to write scooters, bikes, etc with no busy road behind them.
- The longest width 125' of the house parallels the long coastline, rather then perpendicular.
- The unobstructed beachfront views from ALL living areas
- The massive porch allows for plenty of room for groups, and a mix of shady and sunny areas.
- Two living rooms on the same floor were one of our biggest wants and we never thought we'd get it. This is ideal for multi family or multi generational groups who all want to be together but have different group interested (tv shows, cards, games, talk, etc).
- The separated bedrooms were also idea for multi family groups giving everyone privacy.
- Close enough to Galveston to go on fun downtown excursions, but far enough to truly experience the magic of the peaceful West End.
- Sunrise from the beachfront, sunset from the front door porch.
