You will have everything you need in this open concept coastal home! Fully equipped kitchen with a table that comfortably seats six, a Keurig Duo coffee maker (pods and ground), 65" 4K TV in the living room with plenty of seating, 50" 4K TV in the master bedroom and full-size washer and dryer.

Weather event cancellations - eligible for refunds when weather or conditions result in a mandatory evacuation order or large-scale outage of essential utilities. Note June through November is considered high storm and hurricane potential season. Travel insurance is recommended - although ensure you are aware of covered conditions.

OCCUPANCY - For a comfortable stay and per the home rules, maximum of four guests ages 18+. Maximum number of total guests is seven - maximum ten during the day. An additional charge of $25 per night is charged for guests (including children) exceeding six. An additional fee of $100 per guest will be charged if the number of over-night guests exceeds the number on the reservation. Unregistered guests are not permitted in the pool due to insurance reasons.

The indoor downstairs recreational room and outdoor entertaining space add SO much to this amazing home! Rinse off in the enclosed hot water outdoor shower after a day at the beach. Cool off in the large private pool during a hot day! Enjoy a game of foosball or darts in the air-conditioned room. Enjoy cocktails at the outdoor fire pit table. The options are endless!

Note that the downstairs is not connected to the upstairs so is not suitable for unattended young children to stay.

Guests must be at least 25 years old to book, able to provide government issued photo ID, and have completed the verification process on Airbnb.

The unheated private pool is typically available (warm enough to swim in) between April and September (exact dates based on weather). There are no guarantees that the pool will be available considering potential repairs and/or weather-related reasons. Note that the community pool does not open until Memorial Day weekend and closes after Labor Day weekend.

PETS - fully house-trained adult dogs are allowed to a max of two and max 60 lbs each. No cats allowed. Pet fee is $50 per dog per stay. I ask that pets stay off all furniture, are cleaned up after in the yard (doggie bags provided) and are in a kennel if left alone inside the home. Note the backyard is fully fenced - perfect for your furbabies!

Service Dogs - Texas House Bill 4164 penalties for falsely representing an animal as a service animal is a misdemeanor punishable by up to a $1000 fine and 30 hours of community service.

Please review the pictures and the size of the single convertible chair beds as they may not be preferred for all adults.

GOLF CART UPGRADE PACKAGE - must book the upgrade before check in day - full stays only, no daily upgrades. There are no guarantees that the golf cart will be available considering potential repairs and/or weather-related reasons. Upgrade amount will be refunded if booked and not available during your stay.

February 1 - September 30 additional $60 per night plus booking channel fee (if applicable) and hotel tax.

ADDITIONAL FEES

An additional fee of $100 per pet, plus the standard pet fee, will be charged for undisclosed pets.

An additional fee of $200 will be charged for smoking inside the house either upstairs or downstairs.

Note the 9% community fee is the Jamaica Beach Hotel Occupancy Tax (HOT) - 100% of this fee is paid to the City of Jamaica Beach. The 6% Texas Hotel Occupancy Tax is a separate line item and 100% of this fee is paid to the State of Texas.

Guests have access to the entire house with the exception of the supplies closet in the queen bedroom.

Less than a 10-minute walk to the beach with easy access to cross San Luis Pass Rd at the traffic light intersection. Golf carts and vehicles are allowed on the beach - so good to drive down with your beach gear!

Located less than four blocks away, the City of Jamaica Beach Regatta Basin, aka the "Marina", features a single, stabilized, paved boat ramp that provides access to the canals, which lead to West Bay, a parking area, and seating area (no restrooms).

The City of Jamaica Beach swimming pool is open to the public (with the purchase of admission). During the operating season, the entry fee for residents and non-residents is $5.00 per person for a daily pass or $60.00 per person for a Season pass. Season pass membership can be purchased at the pool anytime during the operating season. The pool typically opens around the Memorial Day Holiday until the Labor Day Holiday on Tuesday-Sunday from 10AM to 8PM (weather permitting and subject to change). Please note: at the beginning and end of the season, the pool will be open on weekends only while local, public schools are in session.

For golf enthusiasts, the newly renovated, public 18 hole, Moody Gardens Golf Course is less than 8 miles away. Over 500 palm trees are on the property!

Conveniently located 15 minutes to Galveston's Sea Wall, 25 minutes to Pleasure Pier and 30 minutes to The Strand.

It is easy to get around Jamaica Beach! Walk, bike ride, golf cart or drive!
