- three bedrooms with one double bed and three single beds;
- two functional bathrooms;
- a fully equipped kitchen ;
- and a living room with sofa bed.

The major asset of this apartment is the large condominium garden with a children's play area dedicated to residents.
There's also a balcony big enough for 4 or 5 people, with a view over the garden.

The residence is also very quiet, with no outside noise, as all windows overlook the garden.

For your comfort, you'll have at your disposal: Wifi, Television, Hi-Fi channels, Washing machine, Tumble dryer, Dryer, Iron, Hair dryer, Dishwasher, Oven, Microwave, Kettle, Coffee machine, etc. Bed linen and towels are included in the cleaning fee.

You'll be staying close to many restaurants and shops.
There's a "Lidl" supermarket 300 m from the building for your everyday needs.

The area is also well served by public transport.
The apartment is close to subway line 14 for quick access to central Paris (15 minutes).

A few good addresses to recommend: Accor Arena, Cinéma MK2, SPOT13 and Cour Saint-Emilion.

## Emplacement
The 13th arrondissement of Paris is known for its Asian district, where many Chinese, Vietnamese, Cambodians and Laotians met. The north of the arrondissement is more "classical" and includes important institutions such as the Bibliothèque Nationale de France and the district of the Olympiades.
It also has the advantage of being near the Montparnasse station known to be surrounded by restaurants, bars, cafes and shops.
