☆☆ WELCOME TO 23 AQUAMARINE COVE! ☆☆

✹An extensive remodel of this home was completed in August 2021. Fresh paint, new appliances and countertops in the kitchen, new light fixtures/fans in the living spaces and bedrooms + new furniture and chic, beachy decor.
✹A brand new, 6-seater golf cart is included with this property, which is a $150/day value (based on local rental rates). The golf cart is perfect for shuttling people to the beach or cruising to the numerous restaurants in the area. The beach front road, Scenic Highway 98, is very safe and golf cart friendly.
✹This spacious, single family 3 BR/3.5 BA home boasts 2 living areas, 2 master suites, 2 screened in porches on the lower level and 2 covered patios on the upper level.
✹The sleeping arrangements include two suites with king beds (one downstairs and one upstairs), a third bedroom with queen bed (upstairs) and four twin beds in the upstairs lounge/living space.
✹Each of the three bedrooms has access to its own private patio or balcony.
✹Outside there is driveway parking for 4 vehicles and a large yard that opens up to a quiet cul de sac that is across the street from one of two community pools and the community pickleball/tennis/basketball court - plenty of space for children to safely play and explore within sight!
✹In addition to the Golf Cart, TWO Beach Cruisers are provided + corn hole set + loads of beach gear
✹Emerald Shores has TWO large community pools.
✹The "North Pool" is right across the street from the home and is heated to 83 F from Late October - April.
✹The "Main Pool" is on the way to the beach and is heated during Thanksgiving, Christmas, and March. Both pools have plenty of seating and bathrooms.

☆☆ THE NEIGHBORHOOD ☆☆
✹This home is located in the gated Emerald Shores community nestled between the beaches of the Gulf of Mexico and Scenic Gulf Drive and all the conveniences of the Emerald Coast Parkway/Highway 98. Situated on a quiet cul de sac and across the street from the largest of two community pools and the community pickleball/tennis/basketball court, this location offers plenty of space for children to safely play and explore within sight. Emerald Shores has TWO large community pools. The "North Pool" is right across the street from the home and is heated to 83 F from Late October - April. The "Main Pool" is on the way to the beach and is heated during Thanksgiving, Christmas, and March. Both pools have plenty of seating and bathrooms.

✹The beach is a short 5 to 7 minute walk or an even shorter Emerald Shores shuttle (operates May - August) ride. At the beach, guests of Emerald Shores have private beach access and use of a COVERED BEACH CABANA with plenty of seating and, best of all, CLEAN BATHROOMS! This home is centrally located and provides easy access to beach front restaurants and activities/attractions on Highway 98.

☆☆ OTHER INFO AND RULES ☆☆
✹ NO SMOKING
✹ NO PARTIES OR LOUD MUSIC - Occupancy and noise limits are strongly enforced by local authorities and subject to fines.
✹ BOOKING GUEST MUST BE 25+ AND PRESENT DURING THE WHOLE STAY - In the event of a disturbance, local police will be called.
✹ FROM MARCH 1 - OCTOBER 31, Emerald Shores requires wristbands for the private beach access/cabana and community pools. The total cost for your whole group is $30, and they are purchased at the Emerald Shores cabana from the La Dulce Vita staff during your first visit to the beach.
✹ Given the golf cart provided with this home, guests must sign e-sign a simple liability waiver prior to their arrival. Thank you for your understanding!
✹ CANCELLATION POLICY: One hundred percent (100%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made within 14 days prior to the arrival date, no refund will be issued unless travel insurance has been purchased. In the event of a cancellation, the 4% Credit Card Processing Fee is NON-REFUNDABLE.
>PLEASE NOTE: In the event you need to cancel inside of the cancellation window, please just let me know, and I will do my best to work with you. I am often able to rebook the dates and provide a refund.
