I'll start with the pros--Obviously the location, you're basically on top of the water which is perfection. Easy walk to restaurants, bars, abc stores etc. The condo was clean upon arrival, well stocked kitchen and bathroom. Cons--listing says central air. There is not central air, it looks like at one point there was, but it's disconnected and they have 2 portable units,1 in the living area and 1 in the bedroom. There was no communication from the prop mgmt about this. The units seem to be new, they do make noise so if you want to turn on the tv at night, between the waves crashing and the ac unit blowing is hard to hear.You can't lock the slider due to this set up and the plug for the microwave is used for the ac. The guy upstairs, he stomps non stop day and night. We come and go all day, some days we'regone all day but no matter what time we get up or come back he's up there literally stomping from one end of his unit to the other. I understand this is a multi floor condo, but it's not only excessive as these units are tiny, it seems purposeful. I'm not sure if he's a full time resident and doesn't like vrbo renters or what but I actually went up on our last night at 915 to ask him to stop stomping. He smiled and said ok, seems like he knows what he's doing and today as we're packing its the same as every day. The bed needs new pillows and the mattress covered washed or replaced. A high top table on the lanai would improve it as you would be able to see over the railin

Beautiful views

Property was just as pictured, except the views and sounds of the ocean were better! Check-in and parking were easy. Everything we needed (even a beach cooler and snorkel equipment) were provided. The hotel next door is still under construction, but we were mostly there over the weekend, so it didn’t bother us at all.

Perfect Setting

One of the best settings and views on the island. This condo is well equipped, has fantastic access to Kona’s restaurants (roughly 5 minute walk), and it is a relatively quiet neighborhood. The overall setup is geared more towards empty nesters as the pool is small and it’s quite a distance to nice sandy beaches for children.

Wonderful unit!

Beautifully kept and updated-- the new walk-in shower is gorgeous. Proximity to waves on rocks is the best. While half of it is facing the neighboring resort this was not a problem-- luaus were early and quiet.

Great Location

Location of Unit 213, and Hale Kona Kai, is amazing. This is the second time 99 nights) staying in this unit and third time at Hale Kona Kai. Literally right on the water. The unit was clean and fully equipped with everything you need.

Perfect Location. Perfect Ocean Front Property.

Town is an easy walking distance with many restaurants 5 mins away. Also, you would have to be in a boat to get closer to the water!!! Beautiful view! Service/check in/out, responsiveness all great. Place was immaculate with a well-stocked kitchen. The only not positive comment is the interiors are dated.

First Time on Big Island

My initial thoughts were that the property was much smaller than the photographs showed. However, after getting settled in, we really enjoyed everything about 213. There was a little noise from next-door, where the Royal Kona resort is being renovated. But this has a little effect on our enjoyment of the lanai. We had some trouble figuring out the television channels at first(!) Location is first rate. Easy walking distance to anything you want along Ali’i Drive. All in all, very enjoyable.

Great view - Great location

We wanted to be close to the harbor and downtown Kailua-Kona area, but we also wanted a quieter place where we could just watch the ocean and relax. This place delivered. The bed was comfortable. The condo was clean and nice. The A/C was out during our stay and the first day was muggy and uncomfortable, but the rental management company put a portable a/c unit in the bedroom which was great as it helped us stay cool and sleep well at night. We could open the windows and turn on the fans and be okay in the living room during the day as long as the humidity was moderate. Communication with the rental company was great. They even left us coffee and some water and some snacks, which we really(!) appreciated. It was nice to wake up and be able to have a fresh cup of genuine (100%) Kona coffee our first morning there. The pictures others have posted are real. You are right on the water! The sunsets were amazing. We loved the lanai (patio). Plenty of seating and the furniture was quality and comfortable. The TV worked well and the internet was excellent (300Mbps download speed!) There were books to read, too. I know this is going to sound weird, but I also want to point out how great it was to have QUALITY toilet paper and paper towels at this place. It was thick, two-ply stuff which surprised us (in a pleasant way!) Thank you for that. This is a well-managed condo. Bring quarters for the washer and dryers that are down the hall. Don't leave any food out. If you've been to Hawaii before you are already aware of how pervasive the 'sugar ants' are! They are harmless and won't show up unless you leave food out. If you wonder why the sugar is kept in the fridge, now you know. If there was any 'negative' it was that for three days the people upstairs literally "tromped" around. It sounded like they were renovating or redecorating? Back and forth, back and forth, very heavy footsteps. It was odd. One morning they started at 7:30am. The next, 7:15am. The next? 6:45am!? Seriously? Thankfully my wife sleeps w/earplugs and they didn't wake her up or there would have been words exchanged. But it was ridiculous. Totally NOT the fault of the condo owners or management team, but still aggravating none-the-less. It seemed like a 'one-off' situation so I wouldn't worry that this is an ongoing thing. Just the way it goes sometimes. Overall, this place was AWESOME! We would recommend it. You'll love it. You can walk to everything, but still have peace & quiet.

Living on the Lanai

We enjoyed our stay in this ocean front condo. The lanai and views are spectacular and that is where we spent most of our time while in the condo. Kitchen was well equipped and my husband appreciated the bag of coffee beans for fresh coffee each morning. The AC worked great for the August humidity and the lanai had great breezes to enjoy daily. We would definitely rent again if we plan another visit to Hawaii.

What a View

Tracy and her team at Kona Properties are superb. They always answer emails, phone calls and address/resolve any issues promptly.Unit #213 was outstanding with an amazing view from a large lanai that was almost over the ocean. The condo was very nicely furnished and equipped with just about everything needed for a most pleasant stay....we spent most of our time on the lanai enjoying the spectacular sunsets and listening to the waves crashing against the lava rocks.The condo is within walking distance to shops and restaurants and we will definitely stay here again on future trips.

Great location

It was a great vacation, staying at Hale Kona Kai worked out perfectly. Great location, clean and comfortable. Spent most of the time on the deck enjoying the breeze and sounds of the ocean surf. Many thanks to Tracy for all her help. Tracy does a great job as manager, always available, helpful, and very pleasant.

Condo in Kona, HI

Rental (condo) was as advertised & depicted. Well appointed. Comfortable. Well equipped. Had to relocate to different unit several days into stay to allow access for repair/maintenance to lanai. Back pain kept me from moving baggage so PrM team (Tracy & Taina) kindly moved baggage to another unit which was even better than the 1st. Overall good experience.

Perfect location for Walking to Kona Downtown

Easy walk to Kona downtown, covered parking, corner unit ON the ocean, with breaking waves below, Large deck. The kitchen is well stocked, King bed. The only downside is the bathroom is small, but we will stay here again.

This condo was beautiful! You can not beat the views from the lanai! We got to watch two sea turtles play in the surf every day, it was amazing!
