Tucked away on 10 peaceful acres between Bovina Center and Andes, Bear’s Eye View is a luxurious Catskills retreat. Surrounded by forest, stone walls, and sweeping mountain views, this spacious home offers modern comforts, privacy, and over 3,000 square feet of multi-level decking.
With multiple gathering spaces, high-end amenities, and a serene setting, it’s perfect for families, friend groups, and remote workers looking to recharge in nature.
Now Accepting Long-Term Stays
Guests staying one month or longer receive exclusive access to a private lake, tennis and basketball courts, and a picnic area. Monthly stays also qualify for discounted rates.
Please note: Due to HOA rules, lake access is only available to long-term guests. Short-term guests can enjoy the public pool just 4 miles away in Andes.

Bear’s Eye View offers more than just comfort—it’s designed for connection and relaxation.
Enjoy a billiards room with a regulation table and fireplace, a lounge with Smart TV and leather sectional, and reading nooks for quiet moments.
Stay active in two fitness spaces equipped with a Peloton, yoga mats, free weights, and a multi-station gym. You’ll also find an acoustic guitar for casual music lovers.
Outdoor Living
Step outside to expansive wraparound decks that provide sun and shade throughout the day. Grill up a feast with the Weber propane grill or Kudu open fire grill.
Explore forest paths, watch for wildlife, or simply relax with the mountain backdrop. Please note: a neighbor may occasionally pass via a shared right-of-way trail on ATV or snowmobile.
Guest Access
Guests have full access to the home, with the exception of:
A locked kitchen closet
A master bathroom closet
A ground-level storage area
The garage (not included in the rental)
Before You Book – What to Know
We want your stay to be smooth and relaxing. Please review these important notes before booking:
Quiet Hours & Neighbor Respect
We love our neighbors and know you will too. Please keep outdoor noise to a minimum after 9 PM, especially around the fire pit or back deck.
Check-In & Check-Out
Check-in: 4 PM
Check-out: 11 AM
Requests for early check-in or late check-out may be possible with at least 24 hours’ notice and an additional fee. Same-day changes are not guaranteed due to cleaning schedules.
Cell Service & Arrival Tips
There is no cell service at the house. Please enable WiFi Calling on your phone before you arrive so you can make and receive calls.
Don’t forget to save or screenshot your check-in instructions, including the address, door code, WiFi info, and contact details, before hitting the road.
Winter Travel (October–April)
Delaware County is beautiful year-round but can be snowy in the colder months. We strongly recommend:
AWD, FWD, or 4WD vehicles
Winter or all-season tires with solid tread
Avoiding 2WD or RWD vehicles in icy or snowy conditions
The driveway is plowed and shoveled to the door. We provide a snow shovel just in case.
Land Use
Please note that ATVs, snowmobiles, fireworks, and hunting are strictly prohibited on the property. We appreciate your understanding in helping us preserve the peace, safety, and natural beauty of the area.
Custom Cancellation Policy
We offer a custom cancellation policy for all reservations.
A $25 cancellation fee applies to all bookings
Cancel at least 60 days before check-in for a 95% refund of the total paid
Cancellations made within 60 days of check-in are non-refundable
All payments are processed securely through Stripe, a trusted third-party provider.

A FEW RULES.
Check-In and Check-Out: Plan your travel on our listed 4PM arrival and 11AM departure times. Changes in times may be available for an additional fee if possible. Please give at least 24 hours notice for requests, last minute requests may not be possible as cleaning and service schedules are planned in advance.
- We have awesome neighbors; help keep us awesome neighbors too.
- No parties. Only the number of guests on the reservation should be in the house. Let Host know of daytime guests.
- No smoking. If you must smoke, do so outdoors only and extinguish when done then put in the garbage. There will be a $500 fine for evidence of smoking inside the home.
- No pets. I know. we love them too.
- No ATV's, snowmobiles, fireworks or firearms.
- Quiet hours 9PM to 8AM, keep outdoor noise to a minimum.
There is a private community down the road. Do not enter the area marked Private Community. Trespassing will be grounds for immediate termination of the reservation with no refund of unused time. Stays of one month or longer have use of lake and lakeside amenities.
