Summary:
đ VILLA BOHEMIA đ is a licensed "HospederĂa" "Guest House" under Puerto Ricoâs tourism regulations. Properties with more than 5 room units must have this permit to operate legally.
The Space:
You have exclusive access to the 2nd of the 2 side-by-side gated estates. There are no other portions of this estate that can be rented by anyone else. There is a locked sliding gate connecting the two estates so that you can walk from one to the other without going out to the street if you rent estate # 1 as well. Reservations for this Estate # 2 constitutes a Room Block of units 6 through 9.
Guest Access:
As a Boutique Hotel we maintain a front desk / security desk situated between the two gated estates at the street, in a small portion of the car port of Estate # 2. Due to the size of the estates, we perform regularly scheduled maintenance to the grounds and the pools, as well as on demand repairs as needed. We also perform regular security rounds on the grounds. Our staff, such as maintenance people, gain access to the uninhabited portions of the property such as our tool closets and sheds during the day. None of our tool closets are in inhabited portions of the dwellings.

To insure you have the best possible experience during your stay here in PR please make sure to read this message all the was though and share this info with the guests traveling with you.
There are a couple things to know that are very important when coming to coming to Puerto Rico and understanding the meaning of "island time". This will be a much different pace of life than you are used to. When we as owners moved down here in 2018 it took us about a year to get used to the pace that people live and work out here on island. So please keep this in mind when/if things come up that need to be fixed.
1. This is the Caribbean, and although Puerto Rico is a US territory municipal services DO NOT run in the same way as the States do.
2. To insure guests have a the best stay possible on island we provide Generator and Water Cisterna. These will keep the whole house powered with electricity and running water if the city services are out of service. We provide these under a âbest effortâ policy. Our Cistern and Generator are brand new and we provide them with an internal expectation that they will work better than other airbnbâs in the region. That being said it is offered as a best effort policy. For example if the power goes out and the generator breaks, it will take some time to get a mechanic especially in Puerto Rico. Our team (Including: House Manager, Handyman, Plumbers, AC tec's, Electricians, Landscapers, pool service, water delivery and cleaning staff) will do EVERYTHING on our side to get whatever may come up handled as quickly as possible.
**If the water does go out it is very important to not drain the cistern (which has approximately 1000 gallons) we recommend to not take showers only use it for the toilets. Until you have hear from us that the water company has restored service.
If all of the water in the cistern is used and you want more delivered the fee is $300. If the power goes out and the Generator has to be run for a 24 hr period the cost is $500 per day.
Other Things to Note:
Local/ On-Island bookings will be approved on a case by case basis
We will always try to accommodate an early checkin request but because this is a large and busy listing that will not always be possible.
An early check in and late check out will always require a $300.00 additional fee each
This pricing on this property is set up to accommodate both smaller and larger groups. Please be sure to enter in your correct amount of guests when booking.
We have our own generator and water cisterna in case of municipal service interruption.
Incase of Unforeseen circumstances we encourage guests to buy Airbnb trip insurance
