Enjoy a wonderful view of the Gulf access Waterfront canal featuring fish and turtles from this desirable SW Cape Coral 1,920 sq. ft. spacious vacation home's lanai, or while relaxing under the Tiki Hut with a fishing pole and a cold drink.
Watch the gorgeous Florida sunsets over the canal from the Western Exposure full length screened lanai which holds a large beautiful recently renovated, electric heated private pool which is well suited for undisturbed sunbathing and lounging during the sun filled days. Viewing of the pool area is available from the living, dining, and bedroom areas through large windows and sliding glass doors.
Pool Depth is 3' - 6' Deep.
Cool Breeze Villa is a lovely, newly decorated home hosting 3 bedrooms, 2 full bathrooms (one leading out to the pool) and a large open living area featuring comfortable seating and a 55" HD flat screen Smart TV. Each room has a ceiling fan which accommodates the refreshing central air conditioning.
The Villa has a split bedroom floor plan with a Pool / Lanai access Master Bedroom and Bathroom located on the North side, while the 2 Guest Bedrooms and Pool Bathroom are located on the South side. The Master Bedroom has a King Bed, and the 2 Guest Bedrooms have Queen Beds. Each Bed has a Newer Mattress along with an added 3" Foam Topper and plenty of comfy pillows, creating a luxurious sleeping experience.
A large fully furnished kitchen with pantry is located next to a lovely breakfast nook, which has large windows and a glass slider out to the pool, there is also a 4-burner gas BBQ grill found on the screened in lanai.
The laundry room is accessed from the kitchen and leads out to the attached 2-car garage, enabling easy access with groceries. Cool Breeze currently has a total of 4 HDTV's, found in each bedroom and one in the great room, all of which offer cable access.
Shopping, Restaurants, and Golf Courses all are just minutes away or head into the Downtown Cape Coral area for more nightlife, desirable restaurants, and art galleries.
Sanibel Island offers beautiful beaches and turquoise water for excellent swimming and sea shelling opportunities. Ft. Myers Beach also offers a sunny beach area with restaurants and shopping available.

Hello and welcome, we are Chris and Patti from Michigan. Thank you for looking at this home which we purchased in September 2021. Some of our time has been spent painting, decorating, and updating both the home and pool areas. We love spending time here in Cape Coral enjoying the beautiful sunshine, tropical weather, and local beaches of Sanibel Island and Fort Meyers. It would be a pleasure to share our home with you, where you can create wonderful vacation memories for you and your family.
Varför vÀrden valde detta boende
This 3-lot property near the end of the street is in a very quiet, well-kept neighborhood with very low traffic flow, making it ideal for walking and riding bicycles. It is located on a canal with a dock and boat lift for those of you who enjoy boating and fishing. It is a short distance from restaurants, shopping, and golf. Do not forget to enjoy the sea shelling and beautiful emerald waters surrounding the Sanibel / Captiva Island areas.

This Gulf access canal home has a beautiful pool and lanai area, tiki hut, sun deck, and captain's boat dock with lift. It has an open spacious living, dining, and kitchen area. A large master bedroom with sliding door access to the pool / lanai along with a private bathroom containing a separate tub, shower, and water closet. The other 2 large bedrooms on the opposing side of the Villa share a bathroom which exits to the pool area. You will enjoy eating outdoors on the screen enclosed lanai or relaxing by the pool.
