Welcome to the listing of our beautiful Hobgood property!

Hobgood is a beautiful spacious fully furnished 2-story home with over 4700 square feet of living space, located in a private, serene and quiet neighborhood in Fairburn GA, approximately 20 minutes from the airport, and 35 minutes from Downtown Atlanta). This property and all its amenities provides an excellent setting to relax with friends and family and disconnect from the busy city life.

This property is a 6 bedroom, 2-story home which consists of 3 levels including the fully finished basement. It has 4 full bathrooms, 2 living rooms, 1 bohemian-style family room, 1 game room with foosball table, an office, 1 kitchen, 1 formal dining room, and a 2-car garage. It also has a nice private backyard with a private pool (non-heated, only open in summer), a hot tub, a small upper patio deck with outdoor furniture and BBQ gas grill, a large ground level patio with 2 separate outdoor dining areas, lounge wicker furniture, and a dry sauna in the basement. This property sleeps 14 people.

The layout is as follows:

1. The main level consists of a main living room with TV and electric fireplace; a bohemian-style family room, an office, a formal open dining room with a large last-supper-style table to seat the entire group, new open kitchen with new appliances and access to the 2-car Garage. A laundry room with washer & dryer and access to the upper patio, and a full hallway bathroom with walk-in shower. A master king bedroom with TV and large walk-in closet, and an attached full master bathroom with a double sink vanity and walk-in shower. There’s also a queen bedroom on this main level. The main level can sleep up to 4 guests.

2. The upstairs level consists of 2 queen bedrooms and a full Hallway Bathroom (combination tub/shower). The upstairs level can sleep up to 4 guests.

3. The finished basement level consists of a bedroom with a bunkbed (with 2 twin mattresses), a large double bunk bedroom (both bunk beds with twin mattresses on top and full size mattresses on the bottom), a large full bathroom with a double sink vanity, jacuzzi-style tub and walk-in shower, a game room with a foosball table and access to the ground level backyard patio (pool level), and a large open space including a large living room with TV, a bar area, a small dining table and a dry sauna. The finished basement level can sleep up to 6 guests.

4. The outside area features a 2-car garage and an upper patio with BBQ gas grill and small dining area. The large backyard on ground level consists of a large patio with 2 separate dining areas, outdoor wicker lounge furniture, hot tub (open all year long), as well as a beautiful inground pool and lounge chairs (only in summer season). The pool is only open in the summer months from the last weekend of April until the last weekend of September and is not heated.

Pets are strictly NOT ALLOWED for reservations of less than 30 nights. Pets can get authorized for reservations of 30 nights or more with explicit approval by Management in writing prior to arrival; a Pet Fee of $500/pet (NON-refundable), some verification (=current valid vaccination reports) and additional acceptance of our Pet Rules (see below) are required. Any evidence of unapproved pets will result in a charge against your full Damage Deposit.

As preventative measure against parties and neighborhood complaints, and possible city fines, we have outdoor security cameras on the front and side exterior wall facing the driveway/front door, and outdoor security cameras on the back exterior walls facing the entire backyard, pool and hot tub. There’s 1 NoiseAware sensor inside and 1 outside by the back deck.

*Please note – Absolutely NO KIND OF PARTIES, large gatherings, loud noisy groups are allowed at this property. Also, absolutely NO VISITORS or extra guests are allowed to stop by at the property for any period of time, unless previously approved and included in the total reservation guest count. All children and day visitors must be included in the guest count on the reservation request at the time of booking, or approved & added prior to the check-in date. The property “SLEEPS” 14 guests in beds, and the maximum occupancy per group/reservation is 16 individual people total max (including any visitors). There is an additional charge of $25/per person/per duration of your stay (= total nights on your reservation) over 14 people total.

Any violations of these most critical house rules will result in a penalty charge and immediate eviction of the property without refund. House rules are strictly enforced with the help of law enforcement due to county regulations. Quiet hours from 11pm to 7am must be respected and are enforced by noise sensors.*
