• No Smoking or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed to accommodate deep cleaning.

•No pets - $500 Penalty & subject to property removal without a refund

• No parties or events - $500 Penalty & subject to property removal w/o refund

• There can not be any more than the allowed number of guests (4) in or on the property at any one time, a violation could lead to the immediate removal of all guests without a refund. Any outside visiting guests must be approved by owner/host

• Swimming in pool or canal is at your own risk, no lifeguard on duty (guests acknowledge risk by booking)

• Absolutely no fireworks on the property - $500 Penalty & subject to property removal without refund

• Our amenities are for all guests to enjoy, if any are damaged/lost/stolen at the end of your stay you will be charged the full retail value plus up to a $100 inconvenience fee

• Extra Persons beyond the number of guests reserved at time of reservation is subject to $25 per person per night charge (max 4 guests allowed)

• Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

• Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs

• Damages - subject to cost of the item for repair or replacement

• Check-in is anytime after 4:00 PM

• Check-out is 11:00 AM

• No early check-in or late check out unless agreed upon by owner/host & guest - $50 fee for early check-in if approved by owner/host

• Quiet hours are from 10:00 PM to 8:00 AM per city ordinance, please help keep our neighbors happy and our home in good standing with the city.

Great little getaway!

My family and I stayed here about 2 weeks ago and had a GREAT experience (2 adults, 9 year old, 4 year old). The place was INCREDIBLY clean - maybe brand new? The host provided us with everything we needed for the beach which was super helpful (wagon, chairs, umbrella, toys, etc.) and even ALOE GEL! It was awesome! We used the bedroom and the pull-out couch in the living area during our stay and both were very comfortable! My favorite part of this rental was the outside space. We had a direct walkout to a patio area, steps away from the pool, and just on the other side of the pool is an amazing deck which spans the property along a channel. I loved being able to wake up in the morning and take my coffee (YEP! Coffee machine included) outside to enjoy on the patio space in the warm sunshine. There was one parking space reserved for our rental which was totally fine because we only had one car anyway. The beach was a short 5-minute walk from the house which was perfect as we were able to pack up the wagon and head right on down to the public access. Something to keep in mind - there are several rental units in this property. We had the downstairs space which worked out perfect for us, BUT the noise from upstairs was a bit much in the early mornings. The folks that rented the space upstairs had little ones so the noise carried VERY easily. Just something to expect if you're considering this space. The pool is also shared between the other units but there were absolutely no issues with this considering we both had kiddos to entertain eachother. I think this property would be perfect for adults and perhaps "older" children (no infants, etc.). Coming from a parent perspective, the pool would've made me nervous not having it gated or anything..and there is only a shower (no bathtub) which was also totally fine because my kids have passed that stage anyway. ABSOLUTELY nothing wrong with this property and I would HANDS DOWN stay here again if/when we head down to FMB again.

Wonderful!

We booked last minute for a couple nights during the week and only wish we could have stayed longer! Beautifully decorated and had all we needed, (including the office/desk area!). The sleeper sofa mattress was comfortable for our two daughters, 12 and 14. The pool, deck and outdoor area is amazing, such a comfortable area to hang out and relax. We even sat out by the water at night, and enjoyed the quiet nice breeze. The beach is a short easy walk, beautiful sand and so many seashells. There are plenty of restaurants and shopping close by too. The owners were very responsive and provided lots of helpful info about the area. We are already talking about when we can plan another trip!
