MUST-KNOWS BEFORE YOU BOOK:
- If you have a credit card with travel insurance, use it to book. Otherwise, we strongly recommend purchasing travel insurance for peace of mind.
- The primary guest must be at least 21 years old.
- No pets allowed. A $300 fine will be charged per pet.
- Elevator's door opening is 23 in. If you have a wheelchair, measure its width to see if it fits. There is no bedroom on the first floor.
- There are 2 parking spots in the garage and 2 in the driveway, but we have a golf cart. If you bring 4 cars, you can park the golf cart horizontally behind the 2 cars in the driveway. It will be tight, but manageable.
- No commercial vehicles, automobile, truck, boat, trailer, house trailer, mobile home, camper, etc. is allowed.
- To prevent pool parties, the HOA limits each home to 12 people at the community pool. If the security notices your group exceeds this limit, they may ask the extra guests to leave and return later.
- 3 flights of stairs between each floor. In-home elevator is available for disabled guests.
- Our cleaner usually replaces the BBQ grill's propane tank when it runs out, but may not if on a tight schedule. If it runs out during your stay, please help by swapping the tank at a nearby store, and weâll reimburse you.
- Due to local weather and natural conditions, pests and bugs may occasionally appear inside or outside, despite regular pest control and cleaning. This is beyond our control and not a cleanliness issue, so itâs not grounds for a refund.
- You must inspect the home on arrival and report any cleaning issues that same day. All other issues must be reported immediately when they occur. We do not issue refunds for issues reported after checkâout or for incidents that occurred days earlier but were not reported promptly.
WAIVER, PHOTO ID, AND DAMAGE DEPOSIT:
In light of past issues with fraudulent bookings, to protect our property and all guests, we require the following from the primary guest within 48 hours of booking (or immediately if check-in is within 48 hours).
1. Electronic signatures on the golf cart liability waiver
2. A governmentâissued photo ID showing your photo, full name and birth year. All other information can be blackened out if needed.
3. A fully refundable damage deposit of $400, to be reserved on your card 1 day before arrival, and released about 1-3 days (up to 14 days) after check out.
All personal data is used solely for guest verification and is not shared with third parties. After booking, you will receive an email with a link starting with "orez" to complete these steps.
IMPORTANT HOUSE RULES:
- Pool: No glass/animal/smoking/vaping allowed. No food/beverage allowed in the pool and wet deck. Children under 15 must be accompanied by an adult. Running, diving and climbing on any rock formation or the center island is prohibited.
- No smoking/drug/event/party/loud music allowed. Quiet hours 9pm - 6am.
- No weapon allowed at the property. Do not leave your weapon behind. You will be entirely responsible for any injury or death caused by your weapon.
- Street parking, parking on grass or protruding into the street are PROHIBITED. Guests are responsible to pay fines if parking rules are violated.
- Trash must be bagged and put inside the closed bins, which must be kept in the side yard at all times except during trash pickup period. No loose bags of trash allowed.
- No children or pet is allowed in the elevator unattended.
- Use in-sink garbage disposal for small food remnants only.
- Do not put liquid dish soap in dish washer.
- Remove sand from clothing/towel before washing/drying.
- Do not wash white bedding and white towels with colored fabric.
- Extra fee will be charged for stubborn or unremovable linen stains or any item damaged or removed from the premise.
RENTAL CONTRACT
By booking this house, Guest acknowledges and agrees to the following terms:
1. RESERVATION AND PAYMENT: Reservation is confirmed once Hosts receive 50% of the rental total, a signed golf cart liability waiver, and a photo ID.
2. NATURAL DISASTERS & WEATHER: Refunds are not provided for hurricanes, storms, wildfires, or other weather events, unless a mandatory evacuation order is issued. Guests are advised to purchase travel insurance.
3. MAXIMUM OCCUPANCY: The maximum occupancy is 20 persons. Non-compliance may result in eviction. Florida Law 509.161 applies.
4. DELAYING OR HOLDING OVER: Guests must compensate Hosts for any loss of income, reputation, or goodwill caused by failure to vacate on time or violation of house rules.
5. CLEANING & REPAIRS: Guests are responsible for disposing of trash, cleaning dishes, and maintaining the property. Additional cleaning fees may apply for extra cleaning required after departure.
6. TRASH PICK-UP: Trash is picked up on Mondays and Thursdays. Trash must be bagged, placed in locked bins, and stored in the side yard.
7. ACCIDENTAL DAMAGE: Guests are responsible for all damages to the property, whether accidental or due to negligence.
8. ELEVATOR USE: No children or pets allowed unattended in the elevator. Children should not play in or near the elevator. Never allow a child to stand between the elevator gate (folding door) and landing door. Child entrapment will result in severe injury or death. Never enter the elevator shaft above or below the elevator cab for any reason. A moving elevator can cause severe injury or death to anyone in the hoist way. Adults are entirely responsible for educating children about elevator safety. Repetitive and continuous use of the elevator just for fun is prohibited. Guests are responsible for service call if the elevator breaks down due to improper usage, or/and if children are found alone in the elevator. Under no circumstance will host be responsible for any damage, injury, or death caused by the elevator.
9. CONDITION OF PROPERTY: The Host has, to the best of their ability, given an accurate description of the property and its condition. Issues such as malfunctioning amenities or insects are not grounds for refunds.
10. WILD ANIMALS ON PROPERTY: The property is near a protected wetland area occsionally visited by black bears. Guests are responsible for their safety and agree to follow safety tips provided by US National Park Service.
11. ASSUMPTION OF RISK: Guests agree to hold the Host harmless from injury or property damage arising from negligence or omission.
12. CHILD PROOFING: The property is not childproof, and Guests accept the associated risks.
13. MISSING ITEMS: Guests will be charged for missing items not returned after notification.
14. PERSONAL PROPERTY: The Host is not responsible for lost, stolen, or missing property.
15. PARTIES: This is not a party house. Any special occasions or additional guests must be disclosed and approved by the Host. Adults cannot rent property on behalf of underage guests, no exception.
16. NON-SMOKING: Smoking inside is prohibited. Evidence of smoking will result in cleanup fees.
17. POOL RULES: Pool Hours - 8:00am to 10:00pm. No more than 12 persons is allowed per home at once. Children under 15 must be accompanied by an adult. Children in diapers are required to wear swim diapers. Running, diving and climbing on any rock formation or the center island is prohibited. No food/beverage allowed in the pool and wet deck. No glass, animal, smoking, vaping allowed. Clean up trash using cans that have been provided. No floats larger than 2 by 6 feet are allowed. No surfboards, paddleboats, canoes, kayaks, rollerblades, skateboards, bikes, scooters, tents, canopies allowed. Reserving of lounge chairs or pool chairs is not permitted.
18. SUBLETTING: Subletting or assigning the lease without written consent is prohibited.
19. ENTRY OF PREMISES: Guests must allow Host or property management access for repairs or inspections with reasonable notice.
20. ATTORNEYS FEE/DEFAULT: In the event of legal action, the prevailing party is entitled to attorney's fees, up to $500.
21. DISCLAIMER: The Host is not responsible for personal injuries from wet surfaces, weather conditions, or unforeseen circumstances. Guests assume full responsibility for their safety during their stay.
