The space
Dear prospective guest,
We care very much about both our properties and our guests having a terrific experience. Please read our reviews to see how much our guests have given positive testimony about their experience with us. We have two incredible historic homes in Wales, Wisconsin which are amazing places to spend with family and friends.
We are sorry to have to lead in with the following paragraph. We have warm homes and we are warm people. Unfortunately, we have had some bad experiences with guests. We only want to rent to guests who will care for our home diligently and treat our neighbors very respectfully. We do not allow large groups, non-overnight guests to the property (without written permission) and we certainly do not allow college age drinking parties or groups who make loud outside noise. You are not allowed to have a gathering at the home without specific written permission, even ones that may be allowed will be small and require extra fee's and a security deposit. We also want our guests to be aware we have installed outdoor security camera's and monitor regularly what is taking place at the property. If you are good people who will care for our home you will absolutely love our homes and your experience. Again please read our reviews to confirm. We do not want this to come across cold, but we truly do want to screen out guests who don't fit what we have just stated. Please read all the house rules prior to booking. Now please read on and see how special our two properties are!
This listing markets this home for a smaller group in order to allow a small group to enjoy this home more affordably. Your party will always be the only guest at the home. The pricing is set for 2 people in a one bedroom suite and a total of 1.5 baths.
Each additional bedroom suite is $75 additional per night. The charge is an additional $40 per person or $75 per suite whichever is greater. So if three people rented and you needed two suites it would be an additional $75. If there were 4 guests and you needed 2 suites it would still only be $75 more base fee. If there were 4 people and you needed 3 suites it would be $150 more base rate. I’ll work with you. Simply let
me know how many people and suites you need and I’ll make you an offer.
There are a total of 6 bedrooms, 6 baths and 12 beds if one rents the entire house. The whole house base rate is $300-$800 per night depending on time of year, weekend, holiday and other factors. On this listing you start with one suite and the whole main living area of the home and we add suites and beds based on the size of the group. I am willing to work with you on 2-8 person groups under this listing. Sometimes in groups 6+ you may want to find the other listing of this home and rent the whole house and pick and choose what suites you want to use. However I can save you money by only renting what you need.
The third floor penthouse suite is the largest, but that is only offered in the whole house listing. It is more steps to get there for you and the cleaners but like the other suites it is a neat suite. If you really want it, we can work it out for a little more.
So the rate goes up after the first two people. The other bedrooms are locked off so it’s important we get the number of people, beds and pricing right. Thank you for your integrity. We are close by and do monitor the number of guests.
Enjoy this history and then there is more information after the history summary.

The History of James St formerly known as the Pedlar's Inn.
In the early 1840’s Welsh immigrants Hugh and Elizabeth Elias arrived in Waukesha County. In the mid 1890’s, Willam H. Elias, son of Hugh and Elizabeth, built this estate, a 3358-square-foot Queen Anne Victorian. Elias served as the first village president of Wales when the village was incorporated in 1922. William and Mary Elias raised their daughter, Elizabeth, in the home. Elizabeth occupied the estate until it was purchased by the Webb Family in 1938.
Restauranteur George Webb opened up his very first restaurant in this estate during the 1940’s. Only two things were served on the menu-chicken for $1.49 and baked ham for .99 cents. Webb then sold the house, moved to Milwaukee and opened a new restaurant there, starting the famous chain of George Webb restaurants located throughout the Milwaukee area.
In the later period of the last century Dorothy and Jim Green owned the home and preserved the early Welsh history of it, especially that of the Elias family. In 2001, Dee and Richard Nierzwicki did a wonderful restoration of the property and turned it into the famously known, Pedlar’s Inn Bed and Breakfast. Dee’s touches are prominently felt throughout the home.
You will see a 4% management fee associated with this booking. It should be noted that this is a historic maintenance fee. Our historic homes do require extra care and this fee helps us keep them in quality condition for our guests. Your booking is helping preserve these homes and allow them to be enjoyed for generations to come.

Again, this is a very special and the home is also capable of hosing large groups. This pricing is set up for four people. It will be an increased price for any amount of people over 4, however I look forward to working with you. We don't always rent this out to smaller groups on weekends in advance as typically we can rent the whole house to a larger group at a higher fee on weekends. However, on upcoming weekends we will rent to smaller groups and again we look forward to working with you. If you have a larg group change your search parameters and you will see the whole house listing which offers 5 full baths, two half baths and 12 beds. For this listing we simply lock off the rooms you will not be needing for a smaller group.
On top of the adjacent paved biking trail there is also lots of great hiking nearby.
One that is beautiful and close where you don’t need a permit is Retzer Nature Center.
Other State Park trail systems nearby include Lapham Peak and the Scuppernong Trails. Both of those are beautiful! Lapham is more popular and closer (10 min) Scuppernong is about 15 minutes away and more remote with much less people. Lapham you will have to pay parking and if there is snow the trails are for cross country only. It does have a tower to check out with views of the nearby lakes. Scuppernong is always open to hiking and to park in the lot you need to pay but you can park for free on the road, Hwy ZZ, and that’s free. Please feel free to ask questions. There are several other areas to check out. Some of those include Paradise Springs and the Ice Age Trail. The Ice Age trail is not a loop trail.
