Should you choose to cancel your reservation, please note that we will adhere to the cancellation policy, and a refund will be promptly initiated. Kindly be aware of a 3% deduction to cover processing fees.

★ DATE ALTERATIONS ★
We understand that plans may change, and we are happy to accommodate full date change requests made at least 7 days before your check-in date (subject to availability and potential rate adjustments). This allows us sufficient time to secure a replacement guest after reserving the dates for you.

★ REMINDER! ★
Mountainaire area receives a lot of snow in winter months and when it does, please make sure you drive in a car with 4-wheel drive. While we do our best to make clear pathways for guests, we also ask all guests to be careful and mindful of the snow and ice when it is on the property.

*We truly respect the importance of service animals, but due to the owner's severe allergy, we’re unable to accommodate them. We appreciate your understanding and are happy to assist with anything else!*

NOTE:
Refunds won't be offered for sightings of bugs outside or inside the property. This is common in Arizona due to the seasonal nature of bug activity.
- No Shoes: Please remove your shoes upon entering the home.

- No Smoking or Vaping: Smoking or vaping (including marijuana and tobacco) are NOT allowed inside or on the patio. A $500 fee applies for any evidence of smoking.

- No Mailing Packages: Do NOT send or receive packages at the property due to locked mailboxes.

- No Excessive Guests: Additional guests NOT on the reservation require approval and will incur a $50 fee per guest.

- Report Damages: If anything breaks, notify us immediately through the app with a photo. Failure to report damages will result in a $150 fine plus repair costs.

- No Parties: No parties inside or outside the property since this is a quiet residential neighborhood. Noise must be minimal after 9:00 PM - 7AM. Violating this will result in the termination of your reservation.

- Noise & Security: Violation of the noise ordinance or tampering with security devices will lead to immediate reservation termination with NO refund and a $500 fine with possible legal action.

- Excessive Cleaning: $100 fee if the property is left with excessive trash.

- Keep Doors Closed: Refunds won't be offered for sightings of bugs outside or inside the property. This is common in Arizona due to the seasonal nature of bug activity.
