Live out your dreams of the sound of rolling waves and the smell of salty air. Every evening watch the sunset from your twelfth-floor balcony. We have the perfect condo on the beach for you. Bluewater 1206 is a 3 bedroom, 2 bath spacious condo unit located right on the beach, outdoor pool and indoor heated pool plus hot tub and fitness room, offers a great space for multiple families and can comfortably sleep up to 8.
The Space
Create great memories with family and friends in this upscale beach-themed condo. Unit 1206 is located at the twelfth floor of The Bluewater Condominiums, with a private large beach-front balcony featuring amazing views of the Gulf of Mexico. It features a spacious living room that opens into a dining room and kitchen area. All bedrooms include beddings and linens as well as flat screen smart TVs (ROKU).
Bedroom 1 SUITE: king-size bed, with a sliding glass door to the balcony overlooking the beach with beautiful gulf views. The ensuite bathroom includes a single sink vanity and walk-in shower.
Bedroom 2: queen size bed, with a sliding glass door to the balcony looking west.
Bedroom 3: one double and one twin/single bed, with a sliding glass door to the balcony looking west.
Bathroom 2: located in the hall with easy access from bedroom 2 and 3. The bathroom includes a single sink vanity and shower / tub combination.
LIVING ROOM: comfortable couch that also converts to a queen sleeper sofa for additional sleeping accommodation, a recliner, and 2 easy chairs, a 55 inch Flat Screen Smart TV (ROKU), HDMI gaming cable, and Cable service. The three sliding glass doors open up to the balcony overlooking the beach with panoramic views of the ocean and wrapping around the building for that great west view of the evening sunset.
BALCONY: with a spectacular 180-degree unobstructed view of the beach, the gulf, and that great west view of the evening sunset. There is a dining table that seats six comfortably plus four adirondack chairs with 2 snack / soda tables for enjoying beautiful gulf views.
DINING AREA: seats 6, with 2 additional bar stools for extra seating at the kitchen bar.
KITCHEN: has quartz countertops and stainless-steel appliances, well-stocked with dishes, pans, and utensils, ice maker, mini-coffee bar with drip coffee maker, Keurig coffee maker.
ADDITIONAL AMENITIES:
• Full size washer and dryer in the condo
• Free wi-fi
• ROKU TVs. We have Guest mode on all the TVs. Bring your login info and access the same app's you have at home. The Smart TV will automatically log you out and delete your passwords at the end of your visit.
• Heated indoor pool with restrooms
• Indoor hot tub (no kids under 13 are allowed in the hot tub)
• Fitness room next to the heated pool

Bluewater is a family friendly beachfront condo resort right in the heart of Orange Beach. With 84 units, the beaches and pools won't be overcrowded so you can enjoy the pristine sugar-white beaches and clear blue water that the Alabama Gulf Coast is known for. Bluewater condominium is centrally located, close to multiple restaurants, COASTAL dining and shopping area, shopping areas, outlet malls, amusement parks, golf courses, as well as concert and event venues including The Wharf Amphitheater.

Access Codes
Codes to enter and gain access into the condo unit will be sent in your welcome email prior to your arrival.
Parking
Two guest registration certificates are provided with your booking to be displayed on your car. These will be sent via over-night delivery approximately 7 days before your arrival. Motor homes, trailers, large commercial trucks, boats, or RVs are NOT allowed in the parking lot. Only two cars per condo are allowed to park at The Bluewater parking lot. Parking is very limited during the holidays and high peak season.
Reservations and House Rules
Must be 25 or older to reserve the property (no exception). No third-party renters allowed. Guest is required to sign and accept the terms of the owner's rental agreement within three days to confirm the booking. A copy of your driver's license for ID verification is also required to complete your booking.
Your reservation includes a one-time linen and towel set-up. Be sure to bring your beach towels, we do NOT permit bath towels or linens to be taken from the condominium. A starter kit is also provided which includes an initial set up of trash liner, toilet paper, paper towels, hand/body soap and dishwasher detergent pod, as a courtesy, in case you forgot something or need items before you can visit the store. These are not intended to fulfill your needs for the duration of your stay and will not be replenished. No Hair dryer is provided.
Check-in time 4:00pm, central time. Check-out time 10:00am, central time. Our cleaners are committed to following the current CDC guidelines for disinfecting between guests. In order for them to do this, early check-ins and late check-outs are not allowed.
This is a non-smoking property including the balcony (this includes cigarettes, cigars, and vaping). If you smoke inside the condo, you will be charged $500 as well as an increase in cleaning fee, and any other damages. There is a designated smoking area on the ground floor at the BBQ area. The 1st offense will result in immediate eviction with no refund of monies paid.
This is a pet-free property. If any kind of pet is detected, you will be charged an additional $500. The 1st offense will result in immediate eviction with no refund of monies paid.
No buggies or carts are allowed in the condo.
No Parties or events are allowed ****** NOTE the condo has decibel monitoring devices (they do not record voices) to detect excessive noise *****. The 1st offense will result in immediate eviction with no refund of monies paid.
Throwing or pouring anything from the balcony is not permitted. The 1st offense will result in immediate eviction with no refund of monies paid.
No kids under 13 are allowed in the hot tub.
A security deposit hold of $300 will be placed on your credit card three day before your arrival. Provided no damage is found in condo, the deposit hold will be released from your credit card 3 days after your departure. NOTE this is only a hold on your credit card and funds will only be debited from your credit card to pay for damages to the condo.
