My Happy Place on 100th is a 3 bedroom / 2 bathroom pool home that accommodates up to 10 guests. This home has everything you need to make vacation memories! You have several choices on where to relax or to watch a movie. There are 2 living rooms with cozy furniture and TVs or you choose to hang out in the screened-in lanai to watch the kids play in the pool and have a tropical beverage. My Happy Place is furnished in Florida style! The kitchen offers stainless steel appliances and everything you need to stay in, make dinner, and recap your stay in Florida. The outdoor pool area is private and you can soak up the sun by lounging poolside. You can grill out and dine inside or out in the lanai. Spend the day at the pool or head to the beach which is only 4 miles away!!

The project is scheduled out per each beachfront city and they have listed open and closed beach access points while they work on the project. Kitchen: Stainless steel refrigerator with ice/water dispenser, dishwasher, stove/oven, microwave, Keurig coffee maker, 4-slice toaster, and blender. Basic dishes and utensils are provided. Basic spices, cooking oil, and coffee filters and/or pods are not always available.
Dining Area: Table with 4 chairs and a bench that sits 2.
Living Room #1: Large sectional sofa, end tables, wall-mounted TV, and ceiling fan.
Living Room #2: Sleeper sofa, sitting chairs, ottoman, and ceiling fan.
Bedroom #1: King-size bed, nightstands, dresser, ceiling fan, TV, make-up vanity set, walk-in closet, an en-suite bathroom, and sliding glass doors leading to the enclosed lanai.
Bathroom #1 (En-suite): Single vanity sink and walk-in shower. No tub.
Bedroom #2: Queen-size bed, nightstands, wicker dresser and rocking chair, ceiling fan, and TV.
Bathroom #2: Extra long single vanity and tub/shower combo.
Bedroom #3: Full-size bed, nightstands, dresser, closet, ceiling fan, and TV.
Laundry Room: Full-size washer and dryer.
Outdoors: Enclosed lanai with a dining table with 4 seats and plenty of other seating. Leading out to the fenced-in backyard with a heated pool, an outdoor dining table w/ umbrella that seats 6, sun loungers, a gas grill, and beautiful Florida landscaping.

Important Information
House Rules:
1. No smoking/vaping in the unit. No illegal substances on the premises. Violation of this policy will result in a smoke remediation fee ranging from $200-$500 depending on the severity.
2. No parties or events.
3. No pets. Please notify management of any service animals.
4. You are vacationing in a residential area, please be mindful of noise during all hours. Quiet hours start at 10pm and you must adhere to local noise ordinance.
Toiletries: Guests should bring their own toiletries, dishwasher pods, and laundry pods. Each unit will have two rolls of toilet tissue per bathroom, soap for every sink, a trash bag, and at least one roll of paper towels in the kitchen. 2 dishwasher pods and 2 laundry pods are also provided if applicable to the rental. We provide one set of bath towels per guest. For guest convenience, we also provide beach towels. All linens are provided.
Renting Requirement Policy: The guest booking the reservation must occupy the unit for the duration of the stay and is required to be 25 years of age minimum. Adults may not rent a unit for anyone under the age of 25, they must be actively present at the rental unit.
Maximum Guest Occupancy Policy: Adherence to occupancy policies and limits is strictly enforced. The guest count may not exceed the maximum guest occupancy at any point in time, including any pre-approved day guests. These policies are in place for your safety and the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid. Please contact management to request pre-approval for any day guests. Additional guests that will exceed the maximum occupancy will automatically be denied.
Pool Heating: When the pool heater is turned on, the temperature is typically set to 85 degrees unless otherwise stated in the listing. Please understand that when outside temperatures reach 60 degrees or lower a pool heater cannot always heat the pool to temperature.
Parking: This property provides 3-4 parking spaces in the driveway, depending on the size of the vehicles, and 1 parking spot in the garage. Parking on the street or grass is not permitted.

The surrounding local area has some great day trips such as Florida Botanical Gardens in Largo featuring holiday lights late Nov-Jan,1st, John's Pass Village and Boardwalk, Tampa Lowry Zoo, Florida Aquarium, Clearwater Aquarium, Sunken Gardens, Dinosaur World, Ellenton Outlet Malls, Children's Museums, enjoy a Tampa Bay Ray's game at Tropicana Field, a Buccaneers Football game in Tampa, or check out some of the pro baseball teams during their local Spring Training, also Disney World and Downtown Disney are just two hours away.
