Modern & Cozy Work From Home 1 Bedroom 1st Flr Apt
Situated at the bottom of a hill on a street in an urban working class neighborhood, our 1st Floor modern apartment is a retreat in Philadelphia. Our minimalist space is inviting and comfortable & promotes rest as well as exploration. We are located in an area close to Chestnut Hill, Mount Airy, Manayunk and various Universities & Hospitals. We are driving distance to Center City (Downtown), Art Museums, Historical Sites, Fairmount Park and the Philadelphia International Airport (PHL).
The space
Our apartment features updated hardwood floors, 1 private bedroom with a King-size bed, 1 Full Bathroom including a bathtub and shower in one, a fully functional kitchen with a 2-seat bar stool area and a dining room setup with a 4 person table arrangement. The Living Room is orchestrated for entertainment and relaxation including a Full Size couch with a Built-in Ottoman that converts into a Queen-size bed. The Living Room also includes an area for children's play and a window ledge facing the street suitable for afternoon naps. The Basement is setup with a Washer and Dryer Unit and can also be used as a Work-From-Home Office Space (private from the children, if needed). In addition, the front porch is setup with a table and chairs, for morning coffee to early-evening relaxing. We strive to maintain a low-waste, non-plastic and minimalist household.
Guest access
Our guests can access the Full Apartment as well as the Washer and Dryer units in the finished basement that can also act as an office space and or yoga studio

0. This is Our personal Apartment; it is Not a Hotel and we would like the space to be treated with Care. We also expect for Guests to leave the space as requested on the Check Out Instruction List or we will bill the Cleaning Crews additional fees to the outgoing Guests
1. If you would like to smoke anything of any sort, this is NOT the property for you. For the comfort of all Guests and this being our personal family Apartment, we have committed to this being a No-smoke property which includes No smoking or vaping (cigarettes and or cannabis) being allowed in the house, in the backyard or in the front yard
2A. This apartment unit is the 1st Floor unit of a triplex multifamily building. The property contains two additional apartment units above the 1st Floor Unit and a home to the side of the unit (that shares a wall) where other people live, walk on the floors and noise will transfer.
2B. This Apartment unit is NOT a suitable space for those that are looking for a full retreat from noise after the set Quiet Hours; this Apartment building includes Tenants that work and live inside of their Units and Noise often transfers from their Homes as well. Furthermore, appointments take place during Business Hours to maintain the good condition of the property such as Commonway Cleanings and Interior and Exterior Maintenance Servicings. In addition, our property is also connected to and shares a wall with another Row Home where life is being lived and Noise Transfers from their property as well; our space is Not a Hotel Retreat.
2C. In addition, these 2nd and 3rd Floor Dwellers will also be entering and exiting via the buildingâs shared Front Main Entry Foyer Hallway and Door to and from their respective private Apartment Unit Entry Doors.
3. Furthermore, the USPS Postal Mail team and Amazon have access to the Main Entry Foyer to deliver mail and packages.
4. Important Notice: All Heating furnaces, Electrical Water Heaters, gas and plumbing lines, electrical connections and other features that keep the building functioning are all stationed in the Basement. The Basement can only be accessed through the 1st Floor Unit. In a situation that may arise where we will need access to the 1st Floor unit to go into the Basement during your stay, we will be sure to notify you in advance and coordinate an appropriate time to enter.
5. We are primarily setup to host two people co-sleeping in the bedroom in the king-size bed; IF more than 2 persons will be lodging at our Apartment, we must know in advance AND the person count must be accounted for in your booking, so that the Couch Pull Out Bed, the bedding and bath towels can be prepared for your stay. If we are Not informed about more than two people staying at the Apartment, we will request the additional funds on the back end of your stay
6. We have an alarm system setup that is actively recording and records video and audio monitoring the front porch area, the Main Entry Interior Common Foyer Area, the Back Yard and the Basement Area
7. We do Not provide fresh drinking water; fresh drinking water must be supplied on your own.
8. We are Not able to furnish your beverages and food; our guests are responsible for supplying their own Groceries.
9. The kitchen does Not feature a mini toaster-oven; the electric stove top, oven and microwave are supplied for all cooking preparation.
10. There is No parking on our property premises and we do Not have a driveway or parking lot. Free street parking is easily accessible right outside of the Apartment building. There are usually spots available on both sides of the block. In the listing, we have included two photos of how the parking situation looks in front of the house although we imagine that conditions have also varied post-Covid-19 pandemic with more persons that live on this street being at home/ working remotely.
11. WIFI is fully accessible and there is NO additional fee for its usage
12. The Laundry Machines are located in the Basement and are only accessible to this Apartment unit; the Laundry Machines are NOT included in a common area accessible to the other building tenants
13. If any of our furniture pieces are missing or are damaged upon checkout and we are not informed by our exiting Guestsâ, we will file a Reimbursement claim
14. If Dishes are not washed upon Check Out, we will have to charge you the additional Fee that the Cleaning Crew charges us
15. This Apartment space is Not suitable for Guests who do not have an active-functioning mobile phone accessible and arenât willing to communicate with us if needed before or during their stay in our space; as all arrangements and matters are handled remotely
