KITCHEN:
- Our well-appointed kitchen includes large refrigerator, oven, microwave, dishwasher, 2 coffee makers (Keurig and drip, but bring your own coffee), ice maker, toaster, blender and of course a disposal! If you prefer to grill, you can enjoy the Blackstone style griddle grill (propane). We stock all the basic equipment for basic meals, and provide salt, pepper, oil, and basic spice mixes, but please bring any specialty equipment or spices/sweeteners.

The Neighborhood:
Blanco is a quaint and charming rustic town with an vibrant square smack dab in the middle of the Texas Wine trail. The square boast plenty of things to do, and isn't overly crowded or touristy compared to Fredericksburg. Breweries and wineries are within 10-20min drive from the house along scenic roads. Blanco River access within half a mile. Canyon Lake & Guadalupe are within 30 min of house for boating.

Getting Around:
Blanco is a charming, walkable town and our property is only 2 blocks from the town square. The Blanco River State Park is a 3min drive (call for reservations & info). The best way to explore the area and access attractions like the Texas Wine Trail, breweries, and distilleries is by car or calling Texas Tipsy Tours for safe transportation. Free parking is available on the premises, providing convenient access to your accommodation.

For those flying in, San Antonio International Airport (SAT) is approximately 1 hour and 15 minutes away by car, and Austin-Bergstrom International Airport (AUS) is about 1 hour and 30 minutes away. Consider using ride-sharing services or arranging for private transportation for ease of travel.

**Please be sure to put your correct dates and quantity of people in your group for accurate pricing** Please contact us for event pricing for groups larger than 16 (booking platforms cap us at that guest count) but we can approve more from time to time.

We require a rental agreement to be signed by booking guest. We also have outdoor cameras, noise decibel readers to prevent large parties & noise disturbances, but no recording devices are inside per Texas state law.

We do allow INDOOR pets only with a $149 non-refundable pet fee & reserve the right to charge for additional pet hair cleaning or damage. We kindly ask no pets allowed on the furniture or beds to allow for the comfort of all future guests.

$750 unauthorized party fee. All guests must be approved by the hosts.

We reserve the right to charge any excessive cleaning beyond standard laundry and sanitation or damage to the property. Damage insurance is available through our team if you want to inquire.
