-Important: All cancellations are subject to a non-refundable payment processing fee. For VRBO bookings, this is listed as an âadministrative feeâ and is calculated at 5.5% of the base rate to reflect the payment processing and integration costs incurred on the full reservation amount, including cleaning and tax charges. Direct bookings (website): 4% fee. This fee covers third-party processing costs and is not retained by us. Thank you for understanding!
-Thank you for choosing to stay with us at the 4 Seasons River Retreat. Please note that your rental includes the house and the property it sits on. There is no guest access to community amenities, golf course, and other common areas. Please be respectful of our neighbors no trespassing onto neighboring properties.
- The speed limit in 4 Seasons Ranch is 25 MPH however after the bridge is 15 MPH. This is very important to us and our surrounding neighbors. There are children, pets and others who are always out and about that you need to keep your eyes out for. Please respect this speed limit.
- Maximum number of guests not to exceed 6.
- No pets without prior written approval and payment of pet fee.
- Only use fireplace, fire pit if you have adequate experience and know how to operate safely. Use of the fireplace, fire pit, is at your own risk and with the understanding that you are responsible for any damage caused by your use of the same. Please do not introduce unapproved items in the woodstove â just firewood, kindling, matches, fire starters, Duraflame Logs, and this goes for the fire pit as well.
- Local fire-ban ordinances must be observed with regards to the outside fire pit. Care must be taken to keep fires under control and to a reasonable size.
- This house uses a septic system; ONLY toilet paper can be flushed.
- Because we keep our home sparkly clean for you, we kindly ask that you lend a helping hand. Clean any dishes used, put dirty laundry in the hamper, you know the basic stuff... It helps keep the cleaning costs down for you and future guests.
- We`re keeping the floors clean for our guests, please no shoes in the house.
- Accidents happen, when they do please notify us as soon as possible. This is the best way to ensure the return of your security deposit.
- Please be respectful of our neighbors. You`d be surprised how sound travels through the neighborhood, please keep noise to a minimum between the hours of 10:00pm and 8:00am.
- Please help mother earth. Turn lights and accessories off; heat at 65 degrees when not in use.
-No smoking of anything allowed indoors, smoke it outside please.
- We are honored you decided to choose 4 Seasons River Retreat, however if your goal is to throw a party this is not the destination for you. Any such behavior will result in immediate removal from the property.
- Please stay out of the attic, crawlspace, shop and storage areas. These areas are dangerous and not designed for guests.
- PARKING â Parking is limited to 4 vehicle(s). Vehicles are to be parked on the driveway only. Any illegally parked cars in the community are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
- Storm: No refunds will be given in the event that a storm or severe weather conditions limits your accessibility to 4 Seasons River Retreat or causes a power outage. We recommend all-wheel drive/four-wheel drive and/or chains during snowstorms. We do not refund due to road conditions; however, we will assess this case by case and are willing to compensate accordingly to make it fair for both parties.
- Hot Tub: Please enjoy the hot tub but use it in a respectful way. No horse playing which includes but is not limited to; whirlpooling, MAX 6 people in the tub at one time, do not sit on the edges, no food, no glass in or around the tub, kids under the age of 16 must be accompanied by a parent or someone over the age of 18. No one wants to bath with you so please shower prior to use. Use is at your own risk, please exercise caution when entering, exiting, & using the tub.
- Check-out: - Want to stay an extra hour or so? Should be fine but requires approval, let us know in advance. Guests will be charged an extra $25 for unapproved late check out; check out time is 11:00am unless otherwise approved with the host. The charge is $25 per 30 minute increment. Thank you for being respectful of the hosts and cleaners time.
- Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be removed from the home.
- We do not permit supplies, furniture, decorative items, appliances, and other furnishings to be removed from the home. Please leave the home as you found it.
- Please do not play with or tamper with the decorations on walls or shelfs. These are for guests to enjoy, not for play.
Violations of these rules can result in additional fees or immediate cancellation of your reservation and removal from the property without refund.
License to Occupy Only; No Landlord-Tenant Relationship.
Guest acknowledges and agrees that this Agreement creates a revocable license to occupy the Property for transient lodging purposes only. This Agreement is not a lease, does not convey any real-property interest, and does not create a landlord-tenant relationship under any state or local law.
Primary Guest Responsible for All Occupants.
The individual who books the reservation (âPrimary Guestâ) hereby accepts full legal and financial responsibility for (a) themselves, (b) all other guests, occupants, invitees, visitors, or persons allowed onto the Property (âAdditional Guestsâ), regardless of whether such persons have signed this Agreement. Primary Guest represents and warrants that all Additional Guests shall comply with all rules, policies, and terms of this Agreement. Any breach of this Agreement by an Additional Guest shall be deemed a breach by the Primary Guest.
Indemnification and Hold Harmless.
To the fullest extent permitted by law, Primary Guest and all Additional Guests shall defend, indemnify, and hold harmless the Owner, Property Manager, and their respective members, officers, employees, agents, and contractors (âIndemnified Partiesâ) from and against any and all claims, demands, actions, damages, losses, liabilities, fines, penalties, attorney fees, or costs arising out of or related to:
(a) Guestâs or any Additional Guestâs use or occupancy of the Property;
(b) violations of this Agreement or House Rules;
(c) personal injury, death, or property damage occurring on or about the Property;
(d) actions or omissions of Additional Guests, invitees, or third parties allowed onto the Property.
This indemnity applies even if only the Primary Guest executes this Agreement.
Responsibility for Unauthorized Guests.
Primary Guest is responsible for ensuring that no person enters or occupies the Property unless disclosed to Owner or Property Manager. Primary Guest shall be liable for the conduct, damages, and violations caused by any unauthorized guest, whether known to Primary Guest or not.
