Welcome to Empress Shores, your stylish home away from home in downtown Victoria!

Nestled in the sought-after Falls Building, this well-designed and well-appointed 9th-floor apartment seamlessly blends luxury hotel amenities with the comforts of home. Enjoy a gas fireplace, floor-to-ceiling views, and access to a communal pool and hot tub with a picturesque view of the Empress.

Unwind in the inviting living area, complete with a large flat-screen smart TV and stylish furnishings that create a warm, elegant atmosphere: comfortable but uncluttered, clean and bright but still cozy.

The fully equipped kitchen boasts stainless steel appliances and a variety of essentials, making it easy for you to whip up culinary delights!

The bedroom is furnished with a comfortable King-sized bed. The ensuite bathroom features a deep soaker tub and a rainfall shower. Plus, the suite offers in-suite washer and dryer. In addition, the unit maintains a pleasant temperature year-round, equipped with A/C for summer and heating for winter.

Empress Shores is centrally located to all that Victoria has to offer, with award-winning restaurants, shops and the Inner Harbour, right at your doorstep!

Important Notes:

MINIMUM STAY: This unit requires a minimum stay of 90 days.

CHECK-IN: You will receive the important check-in information email and text message with the check-in instructions 7 days before arrival. Check-in is as from 4pm P.S.T. Occasionally we may be able to accommodate an early check-in request but this is not guaranteed.

CHECK-OUT: Check-out is no later than 11am P.S.T. Upon check-out and to assist our cleaners, guests are kindly asked if they would put the towels in the washer and turn on, to put the dishes in the dishwasher and turn on, to remove all purchased food items from the refrigerator and to dispose of the garbage and recycling from the unit.

GUEST ACCESS: You will have the entire apartment to yourself throughout your stay. You are provided with two keysets including fobs for access to the suite and parking garage.

GARAGE HEIGHT: 6'8" (2.03 m) - If you have a large vehicle, please ensure that your vehicle will fit the garage height restriction.

BICYCLE STORAGE: Unfortunately, this building has no availability in the bike room. We recommend renting bikes while you are here, many of the bike rental companies will allow them to be stored there at the end of the day even if you rent them for a week.

NON-SMOKING: All our properties are NON-SMOKING. City and Strata bylaws dictate that there is no smoking of any kind inside, outside, on balconies or even within 7 metres (23 feet) of all buildings. Fines are enforced and will be $250 for each instance.

QUIET HOURS: From 10pm to 8am. Please respect our neighbours.

MINIMUM AGE to rent is 25.

ADDITIONALLY, please take note of the following:
• Pets are not permitted.
• Victoria Prime cannot guarantee the functionality of building amenities during your stay, as this is beyond our control.
• Wi-Fi may be unavailable in the common areas of the building.
• No furniture is ever to be added or removed without written approval and assistance by Victoria Prime.

BUILDING AMENITIES: Building amenities as advertised may not be open due to operational constraints. If the advertised amenities are important to you, please inquire about their availability before making the reservation.

Building amenities include a fitness gym and hot tub (open year-round) and a seasonal outdoor swimming pool and poolside lounge (with change room/shower) and outdoor fire pit. (The pool and hot tub have a water filter system which is tested daily and conforms with the Public Health Act.)

YOUR LOCATION: The Falls Building is in a prime location, just a 5-minute walk from the city's highlights!

Enjoy a stroll to Victoria's Inner Harbour, where you can enjoy street entertainment, take ferries, or join whale watching and sailing tours. Water activities include kayaking and paddle boarding, and you can explore the beautifully lit BC Legislature buildings and Fairmont Empress hotel at night. Fisherman's Wharf offers unique shops, food vendors, and fresh seafood among houseboats.

Nearby, the Royal British Columbia Museum and IMAX Theatre await, along with carriage rides and scenic tours to Butchart Gardens.
Beacon Hill Park, known for its gardens and peacocks, offers ocean views and running trails. The Galloping Goose Trail runs to Sidney, perfect for active visitors. Plus, Victoria boasts a diverse food scene with plenty of restaurants and cafes to explore.

TRANSPORTATION: Victoria has excellent public transportation. For longer trips, BC Ferries (Swartz Bay) is a 30-minute drive away, and the BC Ferries Connector Bus, just a block away, services the Gulf Islands, Vancouver, and the Lower Mainland.

The Coho Ferry departs from the Inner Harbour for Washington State, and float planes fly daily to Seattle, Vancouver, Whistler, and Sunshine Coast. The Victoria Clipper passenger ferry goes directly to downtown Seattle, with ground transport available to other Seattle locations, including the airport. The Victoria Airport, 30 minutes away, is easily accessible via the YYJ Shuttle, located just one block away.

CONSTRUCTION: Please note, construction is on-going on a building site located next to the Falls building. This may result in some inconvenience caused by building noise during normal working hours.
