This beautifully restored 1919 Craftsman-Spanish Colonial bungalow is full of charm and character, perfect for architecture lovers, design fans, or anyone looking to slow down and soak up the Catskills magic.
Inside, youâll find cozy, stylish spaces including a modern chefâs kitchen, sunny dining room, comfy living room, and three inviting bedroomsâall on one easy-living floor.

Guests have full access to the house except for any locked spaces. The garage/shed at the back of the house is off limits.

Weâre happy to welcome one well-behaved dog with prior approval and a small pet fee.
Sorry, no cats, even though we love them too.

Water & Septic System
Our home runs on a private well and septic system. To help keep things running smoothly:
Please conserve water, especially in dry months
No water games, sprinklers, slides, or kiddie pools
Only flush toilet paperâno wipes or hygiene products
Winter Travel Advisory (OctoberâApril)
Delaware County is stunning in winterâbut it does come with snow and ice. Please plan ahead:
Use AWD, FWD, or 4WD vehicles
Equip your car with winter or all-season tires with good tread
Avoid 2WD or RWD vehicles during winter storms
The driveway is plowed and shoveled to the door. A snow shovel is also provided for your use during your stay.

Check-In & Check-Out Times
Standard check-in is at 4:00 PM and check-out is at 11:00 AM.
No changes to check-in or check-out times are possible from Memorial Day through Labor Day, or on holidays. Outside of those dates, time adjustments may be possible with at least 24 hoursâ notice and are subject to availability. An hourly fee may apply for significant changes.
No parties. Only the number of guests on the reservation should be in the house. Let Host know of daytime guests.
No smoking or vaping indoors. If you must smoke, do so outdoors only and extinguish when done then put in the garbage. There will be a $500 fee for evidence of smoking indoors.
One dog max are allowed with approval and additional fee. Sorry, no cats. I know, we love them too. Unfortunately there are too many guests with feline allergies.
Quiet hours 9PM to 8AM, keep outdoor noise to a minimum.
