The neighbors are full-time residents with the expectation of the peaceful enjoyment of their homes and outdoor spaces both day and evening. As such, disruptive noise (yelling/ shouting, loud music) is not allowed in the pool/patio/hot tub area at any time. Guests choose this villa for its serene and peaceful environment. If you have any concerns about this, please feel free to talk with us about it before confirming your booking.
2. NO EVENTS: Any gathering of more than 12 people (including overnight guests and day visitors combined) must be discussed in advance. Again, if you have questions about this, just ask. :)
3. Guests who are bringing pets (including Service Animals) must sign our Pet Policy. Please notify us in advance of any pets or service animals, including those of any visitors.
4. Minimum Age Requirement - the guest booking the reservation must be at least 25 years of age and must occupy the property for the duration of the stay (i.e. adults may not rent the property on behalf of others under the age of 25 and not be actively present).
5. No smoking/vaping indoors and no illegal substances anywhere on the property.
6. No sand in the house or pool, please.
7. Must be at least 21 years of age with a valid driverâs license to operate the golf cart. For liability and damage deposit purposes, you will also be asked to sign a waiver and provide proof of auto insurance.
8.Docking, launching, embarking or disembarking of boats or any other watercraft is not permitted at this property.
9. Parking: This property has ample parking, but we prefer no more than 3 vehicles if possible. Please notify us in advance if you will have more than 3 vehicles at any time (including any visitors). Local ordinances prohibit parking boats, jet skis, trailers or RVâs at vacation rental properties. Please do not bring these types of vehicles.
10. Travel insurance is highly recommended to cover you in the event your plans change for any reason. This is particularly important from July through November (hurricane season). No refunds will be given for weather-related cancellations (unless a mandatory evacuation is ordered).

Originally from Buffalo, NY (me) and the Netherlands (my husband), we moved to Indian Rocks beach in 2020. What we enjoy most about being hosts is creating beautiful spaces where people can have a worry-free holiday and enjoy our wonderful little beach community. We're here to help with whatever you may need for a great vacation!

Indian Rocks Beach is a throwback to "Old Florida." While nearby places (such as Clearwater Beach, Madeira Beach or St. Pete Beach) are loaded with high-rise hotels, condos and chain restaurants, Indian Rocks Beach (or "IRB" as we locals call it) is still mostly single-family homes, vintage beach cottages and locally-owned businesses.
Here you will find live music almost every night, tree-lined streets and local parks, and a low-key uncrowded stretch of white sandy beach. Of all the Gulf Coast beach towns, IRB is the most charming and authentic. If you're looking for a "laid back, beach town" vibe, this is it!
