You'll have full access to the 3 pools, one which is saltwater, hot tubs, pickleball, tennis, gym, and clubhouse.

THE SPACE
This top-floor condo was completely remodeled in 2023. It has all new furniture, appliances, floors, paint, bathrooms, and decor. It's got a relaxed, boho desert vibe, with vaulted ceilings and neutral colors. There is a Nest thermostat, Ring doorbell, and smart TVs in each room.

Sleep well in beds with high-quality linens and new, comfy mattresses. Two suites on opposite sides of the home provide complete privacy for couples traveling together. The primary bedroom has a walk-in closet.

There is a full-sized washer and dryer for your convenience. Each bedroom has a 50-inch TV and there is a 60-inch TV in the living room. The kitchen is fully stocked with pots, pans, tupperware, serving bowls, utensils, sharp knives, dishes, coffee makers, blenders, toasters, and everything you would need to cook a meal. There is a full bar complete with barware and bartender kit.

AMENITIES
This is a resort property with amazing amenities. There are pickleball and tennis courts, a gym, three pools, three hot tubs, and beautiful desert landscaping. Pick grapefruits, lemons, and tangerines from the many citrus trees on the property or play ping pong or pool in our spacious clubhouse.

LOCATION
South Palms Springs is a quiet, peaceful area with amazing mountain views from every side. Unlike the area to the north, the beautiful mountains offer protection from the wind so when it's breezy downtown, it's often completely calm in the south.We are in the perfect location where you can walk to the Ace Hotel, Jensen's groceries, Scoop Ice Cream, Morton Botanical Garden, and many hiking trails, or be downtown in 5 minutes by car. Palm Springs has so much to offer including world-renowned day spas, golfing, designer boutiques, museums, art galleries, vintage furniture shops, dining, coffee houses, cocktail lounges, hiking, biking, tennis, horseback riding, gambling, night clubs and the Palm Springs Aerial Tramway.

International guests will find Palm Springs to be an ideal "home base" for day trip excursions to Southern California. Enjoy nearby Joshua Tree National Monument (an extraordinary national park set in the desert) and other attractions within a two-hour drive including Disneyland (Anaheim) and Universal Studios (LA) as well as wineries and breweries in Temecula.

PARKING
There is one covered parking space included with this rental. Unfortunately, there is no charging option for electric vehicles.

RENTAL DURATION
28 night rental minimum. 60 and 90 day long-term guests welcome. This is a perfect place for WFH professionals, retirees, and semi retirees, and traveling nurses looking for a tranquil retreat with endless sunshine. As is typical in Palm Springs for 28+ night rentals, guests are required to sign a basic lease for the duration of the stay. We will send you this to sign before you arrive.

UTILITIES
Rental fee covers all utility bills and up to $300 worth of electricity bill per month. Guests are responsible for any electricity costs beyond $300 per month.

GUEST ACCESS
You will have access to everything except an owners closet and an outside storage area.

Other things to note
This is a very quiet, mostly retirement community. We know and love all our neighbors and ask that people respect this peaceful place. Absolutely no parties, events, or loud music allowed at any time.

Extra guests beyond the initial reservation amount must be approved by the host prior to their arrival.
