Enjoy this great 2 bedroom in a fantastic location for both summer and winter. Cimarron is 1 block off of Main St. and 1 block from base of Peak 9. Master features a king w/ attached bath and the guest bedroom has two sets of twin bunk beds. Large living room features a wood burning fireplace open to the fully stocked kitchen, dining room and private deck. In building shared washer/dryer as well as hot tubs, heated garage, elevator. Access to Upper Village Pool 1 block away.

• Dining table with seating for 6.
• Kitchen bar area with additional seating for 4.
• Master bedroom with king bed (two twins pushed together) and attached bathroom
• Second bedroom with two twin bunk beds (4 total beds).
• Balcony with chairs.
BUILDING and AMENITIES
• Availability to park one car in either the underground garage or outdoor parking spaces.
• Two indoor hot tubs in the building located just one floor down, open year-round.
• Large outdoor communal BBQ area
• In-building pay washer/dryer
• Sauna and steam room

• Heated outdoor pool
• 1 Indoor hot tub
• 2 Outdoor hot tubs
• This clubhouse is open seasonally and has the following 2025 CLOSURE dates:
Spring maintenance 4/13/25-5/22/25
Fall maintenance 9/14/25-11/21/25
*This clubhouse is not on-site and is located approximately 1/2 block away at 450 Village Rd. There is a path behind the Cimarron building that goes directly to the clubhouse. Parking on-site at the clubhouse is limited.

• One block from Main Street and plentiful shopping and restaurants
• About 2 blocks to the Quicksilver Lift/ Base of Peak 9
• One block from the bottom of 4 O'Clock Run. At the end of the day take 4 O'Clock Run all the way down to the bottom and walk 1 block back to the building.
• Two blocks down from the Snowflake Lift.
• Bus stop located across the street. Bus routes continue to the Breck Connect gondola and the Breckenridge Transfer Station with other bus options to continue to Keystone, Frisco or Copper Mountain.
Parking Limit: 1 car
There is a small outdoor parking area and an underground garage (height clearance 7'6"). Additional or oversized vehicles that are unable to fit in a standard parking spot will have to park at one of the pay overnight lots in Breckenridge; the Airport Road lot or Ice Rink lot. Maximum Overnight Occupancy Limit: 6 guests
For the wood burning fireplace, firewood is supplied as well as firestarters, kindling, paper and matches.

Discounts! We have pre arranged discounts for our guests that include 30% off ski and bike rentals, 10% off oxygen rentals and discounts on airport shuttles. Links are sent after your booking is confirmed.
PROVIDED ITEMS:
The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
The bathroom is fully stocked with necessities as well as hairdryers and full size conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.
PLEASE NOTE:
» The minimum age to rent is 25.
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time.
» Property mountain access details and ski in/ski out (if applicable) designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses.
» This house is located at an elevation of approximately 9,600ft. More information can be found on the CDC site regarding the potential effects of high altitude.
» There is no air conditioning, most properties in the area do not have it due to the mild summer weather.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
