- Master Suite: Located downstairs, this expansive master bedroom boasts a king-size bed, a cozy fireplace, a dresser, and a TV. The luxurious en-suite bathroom includes a double sink, a spacious shower and tub, and a generous walk-in closet.

- Upstairs Bedrooms:
- The first bedroom features a queen bed along with a closet, dresser, and nightstands.
- The second bedroom offers another queen bed with an en-suite bathroom that includes a shower-tub combo, sink, closet, and toilet.
- The third bedroom showcases a queen-over-queen bunk bed and a closet, while the fourth bedroom includes two twin beds, a game room, a TV, and a couch—perfect for relaxation and entertainment.

House Rules

1. Check-In/Check-Out Times: Check-in is at 4 PM, and check-out is at 10 AM.

2. Early Check-In & Late Check-Out: Early check-in and late check-out are subject to availability and are not available for same-day reservations or during scheduled maintenance or cleaning.

3. Unauthorized Late Check-Out: Unauthorized late check-outs resulting in delays for cleaning or maintenance will incur a $50 fine.

4. Pets: Pets are welcome for an additional fee. However, they are not allowed to urinate or defecate inside the home — violations will result in a $250 fine. Pets are not allowed on the furniture or bed, which may lead to extra cleaning fees. Please respect our neighbors by not allowing dogs to bark excessively outside, and do not leave pets unattended in the home. Owners are responsible for any damages caused by pets.

5. Smoking: Smoking is permitted outside the home with all windows and doors closed. A $500 fine will be assessed for any smoke odor detected inside the home.

6. Fire Restrictions: Arizona observes fire bans during wildland fire season. Local restrictions may prevent the use of fire pits during this time. Please do not discard cigarette butts or start fires during these restrictions.

7. Noise Ordinance: All guests must observe the local noise ordinance. Please bring outside noise indoors by 9 PM and keep noise levels down until 7 AM.

8. No Parties: Parties of any kind are not allowed on the premises.

9. Occupancy Limit: The maximum occupancy for this home is 12 guests, as per city regulations. We strictly enforce the 12 guest limit.

10. Damage Responsibility: Guests are responsible for any damages or theft during their stay. Please notify the host or co-host immediately of any accidental damage so we can arrange for maintenance or replacement.

11. Amenities: If you run out of amenities (e.g., additional propane for the grill), please contact Hometown Hosts during normal business hours for replenishment.

12. Checkout Instructions: We appreciate if you leave the beds unmade, place towels in front of the washing machine, run the dishwasher, and remove all food from the fridge, disposing of trash in the bins outside. Guests are responsible for picking up pet waste, there is a $100 fine for pet waste in the yard.

13. Refund Policy: We do not offer refunds outside of our cancellation policy. Please refer to your booking platform for details.

14. The home is equipped with temperature controls to prevent damage and frozen coils to our HVAC system. In the summer, the cooling setting is 74°F, and in the winter, the heating setting is 70°F. Please ensure that windows and doors remain closed while the heating and air conditioning are in use.
