Please note: There is no dock access at this site; however we are located less than 10minutes from 3+ different lake access points with public launches for boats, jet skis, etc)
Under Rental Agreement, please find kayak, hot tub, bunk bed and pet waivers (if applicable) required prior to check-in.

IMPORTANT:
🚫Absolutely no parties or events.
$2,500 fine for any events held at the property in excess of the number of guests booked. Hosting an event/party will result in immediate cancellation of your booking, without refund.
🚭No smoking or vaping of any kind indoors.
An ashtray is provided on the back deck for your convenience. Any smoking/vaping indoors or cigarette butts found discarded on the property will result in additional cleaning fee.
🐾We are dog-friendly, no cats.
Guests will be charged for any excessive messes/damages caused by their pets during their stay. Scooper and bags provided for you to clean up after your pet. County has a leash law. Do not leave your pet unattended at the property for any reason, indoors or outdoors.

Kayak, hot tub, bunk bed and pet waivers (if applicable) required to be completed prior to check-in.

Guest Use & Liability Waiver
Required for All Bookings (Complete Prior to Check-In)

This property offers optional amenities for guest enjoyment, including a hot tub, kayaks, bunk beds, and accommodations for dogs (with prior approval). Use of any of these amenities is strictly at the guest’s own risk. By completing this waiver, the Guest agrees to the following terms and assumes all associated liability.

Hot Tub Use Terms
• Use at your own risk.
• Follow all posted safety signs.
• Children under 16 must be supervised.
• No glass in or around the hot tub.
• Replace and latch the cover after each use.
• Do not use under the influence of alcohol, drugs, or impairing medications.

The hot tub is professionally serviced. A cleaning fee of up to $400 may be applied if excessive contamination (food, drinks, bodily fluids, soaps, oils, or other foreign substances) is found.

Hot Tub Liability Waiver:
Guest releases the Owner from liability for injury, illness, or damage from hot tub use and assumes full responsibility for any resulting harm.

Kayak Use Terms
• Life jackets must be worn at all times.
• Use only during daylight hours.
• No use while under the influence of alcohol or drugs.
• Children under 18 must be accompanied by an adult.

Guest is responsible for returning all kayak-related equipment in good condition. Charges may apply for lost, damaged, or improperly stored gear.

Kayak Liability Waiver:
Guest assumes all risk from kayak use and holds Owner harmless from any injury, accident, or death associated with use of watercraft or gear.

Bunk Bed Use Terms
• Intended for children 13 and under only.
• Top bunk not recommended for children under age 6.
• Use the provided ladder only; no jumping or roughhousing.
• Only one person on the top bunk at a time.
• Do not move or modify the bunk beds.
• Due to low ceilings, do not use ceiling fan when top bunk is occupied.

Bunk Bed Liability Waiver:
Guest accepts all risks related to bunk bed use and waives any claim against the Owner for injury or damages resulting from use. Applies to all guests under the booking, including minors.

Rules:
• Max 2 dogs per booking; must be house-trained and well-behaved.
• Never left unattended indoors (unless crated) or outdoors.
• Clean up after pets at all times.
• No excessive barking or aggression.
• Dogs not allowed on furniture or beds unless covered or pre-approved (sofa covers provided).

Damage & Cleaning:
Guest is liable for any pet-related damage or cleaning, including:
• Scratches, chewing, stains, odors, flea infestations, or yard damage.

Outdoor Hazards Disclaimer:
The property includes potentially toxic plants (e.g., lilies, yucca, gladiolus) and is located in a natural setting with wildlife. The Owner is not responsible for harm to pets due to plants, seeds, or wildlife encounters.

Pet Liability Waiver:
Guest accepts full responsibility for their dog(s) and releases the Host from liability for injury or damage caused by or to the pet(s). Guest agrees to indemnify the Host for any legal or medical costs resulting from pet-related incidents.
