New Bahia Mar Management Property Policies
I. RENTERS/GUESTS:
1) Renters are not allowed to exceed the maximum occupancy per unit. If you have space available for more occupants based on your unit size, you must register them with the main gate staff. Owners are not subject to a guest limit but must announce the name of guests allowed to enter the property. Guests of owners staying at New Bahia Mar are not allowed to invite anyone over for any given reason at any time during their stay. We ask that you follow these guest guidelines for your safety. For any questions about registration of additional guests, please contact our staff at the Main Gate: (956) 761.6161
2) All max occupancy limits will be enforced:
2 BR-Max 6 adults- Families traveling with children may have up to 8 people max (6 adults/2 children under the age of 12 only)
3 BR-Max 8 adults- Families traveling with children may have up to 10 people max (8 adults/2 children under the age of 12 only)
4 BR-Max 10 adults- Families traveling with children may have up to 12 people max (10 adults/2 children under the age of 12 only)
3) All renters/guests must wear wristbands at all times, wristbands must be visible. You are not allowed to tamper with or remove the wristband until your stay is over. Main gate Staff will be placing wristbands on for renters/guest. Children 4 and under are not required to wear a wristband but will be counted as an occupant. Wristbands ensure that only authorized guests are allowed on the property in order to prevent any trespassing. Our Staff has the right to ask any renter/guest for unit number & request ID at the discretion of the staff member on duty.
4) Signing for acknowledgement of property policies will be mandatory; parking permits will be issued once policy is signed. Renters are allowed two parking permits. Additional parking permits could be issued ONLY if authorized by New Bahia Mar Management at a fee of $65.00 plus tax per vehicle. Hitch trailers are allowed on property at a fee of $85.00 plus tax through the duration of the stay, must fit in one parking space, and must be parked at the designated area only. We are not responsible for lost or damaged items. Permits must be displayed on your vehicle at all times. Absolutely no R.V.âs or motor homes will be allowed on the property.
II. GENERAL COMMON AREA RULES:
1) Absolutely NO charcoal barbecue grills are allowed anywhere on the property. Only gas and electric grills allowed in designated areas.
A) Our grilling area is the Palenque area (which is found next to the tower pool). Please visit our office for rental of grills, all rental fees must be paid before grills are reserved.
B) Do not rearrange or remove furniture from Palenque/grill area.
2) No umbrellas or tents can be assembled in the gardens or throughout the property.
3) Beach Canopies are for rent, please, do not take over the canopies already installed if you have not paid in advance, visit our office for pricing info. Please do not remove or exchange labels.
4) DO NOT hang towels or clothing to dry on balcony rails, patio ĂĄrea, pool gate/rails, or stairway rails.
5) Beach Deck:
A) Deck furniture is on a first come first serve basis and cannot be rearranged or moved from deck area.
B) Picnics and ice chests are allowed, only if you pick up after yourself.
C) Small personal audio devices â are allowed and can be used until 10 pm. Music/Noise should be at a reasonable level and never disturb other renter or owners.
6) Pets are not allowed on furniture.
7) Pets are not allowed in tennis court or playground area. Pet owners must keep their pets on a leash at all times and pick up after them. A fee of $50 will be assessed
8) We recommend that you DO NOT by any means feed the seagulls anywhere on the property.
9) Behaviors that will be immediately stopped and reported to S.P.I. Police Department:
A) Indecent exposure or sexual activities, and harassment; including urination on the premises.
B) Throwing of objects from balconies: cans, cigarette, etc.
C) Public intoxication.
D) Violent or threatening behavior/ language against other renters, owner, and/or Staff members.
E) Damage of property, furniture, gardens, etc.
F) Theft or taking personal items from renters, owners or staff.
III. POOL AREA RULES:
1) Pool hours: Opens at 9:00 A.M. and Closes at 10:00 P.M.
2) Only proper swimming attire is allowed, absolutely no swimming nude (skinny dipping).
3) No glass containers in the pool area.
4) Only light snacks, and small ice chest allowed.
5) Children under 12 years of age should have adult supervision.
6) No jumping/diving or horse playing is allowed in the gated pool area, including no jumping from Jacuzzi to pool.
7) Do not rearrange or remove any pool furniture from the pool area.
8) No pets allowed inside gated pool area, only service dogs with proper certifications will be allowed.
9) No boogie boards allowed inside pool area.
10) No pool contamination. (food, drinks, or bodily fluids etc.) A fee of $500 will be assessed
Absolutely no underage drinking of alcoholic beverages allowed on the property.
2 Unit Keys and a Gym Key will be given (for certain units)
A lock-out service includes a $20.00 fee after 9:00PM
Failure to follow property policies is grounds for eviction from the property.
