The sun rises and sets over a pasture of cows, in the same spectacular way you see in the movies or hear written about in a country song. Only difference this time is, it’s real—and you can soak it in while sipping coffee or tea from the coffee bar, swinging to the good morning crow of the roosters. Once the sun is up, you have a kitchen full of appliances, utensils, dry goods, and spices to fix every meal. There is room for everyone around the tables and plenty of serving space. Smart TVs are in both living rooms to promote family time (Disney+, Netflix, Peacock, Amazon Prime are provided). Or find just the right game in the playroom. 🚨 HOUSE RULES & POLICIES 🚨



✔️ Unregistered guests are not allowed.

✔️ Pets are welcome with a fee: Max of pets: 1; Pet Fee: $150; Pets must be registered and reported to the host. Ensure that they are well-behaved and that you take necessary precautions to prevent any damage. Pet owners will be responsible for any damages caused.

✔️ No smoking or vaping inside or outside the property. A fine will be imposed if this rule is not adhered to.

✔️ No parties, events, or large gatherings over 35 people allowed.

✔️ Small gatherings are allowed with prior permission (special dinners, birthdays, showers, funerals, etc.). We charge an additional amount per person, up to 35 individuals total. Please notify us in advance of the expected number of guests.

✔️ No wall tacks/tape, glitter, confetti, or excessive trash. An extra cleaning fee will apply if not followed.

✔️ Please observe quiet hours from 10PM to 8AM.

✔️ Respect the neighbors. Do not park on their premises or cause any disturbances.

✔️ Respect the home. Do not break or damage anything. Maintain cleanliness throughout your stay.

✔️ Do not flush anything down the toilet to avoid plumbing issues.

✔️ Follow the guidebook instructions. Guests will be held responsible for any issues that arise from not adhering to these instructions.

✔️ Adhere to the standard check-in and check-out time. Early check-in and late checkout are subject to the host`s approval.

✔️ All furniture, appliances, and items should be returned to their original place. Missing and/or damaged items may result in additional charges.

✔️ View Rental Agreement, Photo ID, and Security Deposit may be required upon check-in.

✔️ Must be at least 21 years old to book

✔️ We reserve the right to charge a fee if ANY of the policy is violated.

✔️ Any unauthorized moving of furniture that results in additional cleaning, repairs, or setup may incur a fee of up to $1000.

✔️ Questions about commercial use (filming, photography, etc.) are welcome.

✔️ Security cameras are installed on the 4 corners of the home (outdoors only) for your safety.

✔️ No climbing or crawling through fences or gates. Do not enter or play in the barn or outbuildings.

✔️ A responsible adult must always tend to fires until they are completely extinguished. Fire-starting material and logs are provided. Additional wood is generally available to purchase in town.

✔️ Burn bans are common during summer, please follow county regulations, as wildfires are a threat during the dry season.
