This home is located within the beautiful Penn Estates community, which offers a variety of family-friendly amenities and a gated neighborhood experience. Please note: All bookings require guests to complete a registration form within 24 hours of booking. Failure to do so may result in cancellation of the reservation.

Upon arrival, guests are required to check in at the Welcome Center, where they will receive a parking pass that must be displayed on their vehicle at all times. During check-in, guests must present a valid driver’s license and vehicle registration. If bringing a pet, proof of recent vaccinations is also required.

Penn Estates offers access to a variety of community amenities, including pools, tennis courts, and playgrounds. To use these facilities, guests ages 5 and older must wear a community amenity badge at all times. This home includes 10 Community Amenity badges, located at the property for guest use. Please ensure all badges are left at home in the kitchen before checkout. Any lost, missing, or unreturned badges will incur a $175 replacement fee per badge.

- Up to two dogs are welcome for a pet fee of $125 per stay (sorry, no cats). We kindly request that dogs be crate-trained and that guests clean up after their pets. Proof of recent vaccinations is required for all dogs. For safety reasons, no exotic or dangerous animals are allowed, and we cannot accept any dog or cat with a history of biting. Additionally, the following breeds or breed mixes are not permitted on the property: Pit Bull, German Shepherd, Belgian Malinois, Rottweiler, Doberman Pinscher, Chow, Akita, Wolf, or Wolf hybrids.
- No parties allowed—violations may result in immediate termination of the stay. We aim to maintain a respectful environment for our neighbors.
- An exterior camera is installed solely to monitor our cleaning team for quality and security purposes.

- Guests must be 21 years or older to book this property.

GUEST VERIFICATION:
To ensure a smooth and secure stay, we require the primary guest listed on the reservation to complete a simple screening process within 48 hours of booking confirmation. Please note that your reservation is not confirmed until these steps are completed.

Once verified, and prior to check-in, guests will be asked to sign a Rental Agreement that includes:
- Agreeing to our rental terms and conditions.
- Providing a valid government-issued ID and a matching credit card before check-in.
- Paying a non-refundable $55 damage waiver. The damage waiver provides coverage for accidental damage during your stay, as long as it is reported prior to your check-out.

The damage waiver covers accidental damage that may occur during your stay. To ensure coverage, all damage must be reported promptly while you’re still at the property. We understand there is normal wear and tear at houses but should anything accidentally break or get stained during your stay please just let us know. Thank you!
