The 61 square metre attic flat is located in an efficiency house built in 2020 in the beautiful, quiet village of Nemmersdorf not far from the church.
The nearest bakery and a drinks market are 2 km away in Goldkronach (as is a small corner shop).
The nearest grocery shops are in Weidenberg (7 km) or in Bad Berneck (also 7 km) in Bindlach (8 km) and of course in Bayreuth.
Bayreuth is approx. 10-13 km away by car (main railway station 11 km).
The holiday flat was completed / fully furnished with great attention to detail in mid-September 2023 and now awaits nice holiday guests.
- a large king-size bed (1.60 m) with new high-quality mattress topper and beautiful bed linen (included)
- Towels / tea towels included
- Toiletries included (toilet paper, shower gel, hand soap, cleaning products, cotton pads, cosmetic tissues)
- an additional bed (90cm) for a third guest/child
- a cot with bedding and a high chair can be provided on request
- Fully equipped new Nolte kitchen with kitchen island and two bar stools. New electrical appliances (Siemens dishwasher, Privileg oven and ceramic hob, microwave). There is plenty of cutlery and crockery, pots and pans. If something is missing, this can be provided.
- Filter coffee machine with coffee, small selection of teas, basic groceries (flour, sugar, basic spices, sunflower oil)
- Cloakroom next to the front door
- New high-quality furniture in the living-dining area
- large dining table with 4 chairs
- a comfortable living room sofa (sofa bed) with two living room blankets
- TV (with satellite receiver), stereo system
- a small desk
- fast WLAN (network key/password provided)
- the bathroom is also new and equipped with a shower (beach photo) and bathroom furniture (large mirror cabinet, bathroom cabinet).
- In the bathroom there is a washing machine (with detergent, fabric softener, Calgon tabs included), which can be used during a longer stay. There is an iron.
If anything is missing, I will be happy to provide it - if available. I live (alone) in the ground floor flat below. You are welcome to ring the bell or call me.
The front garden, which you can see from the large living room window, is already beautifully laid out. The seating area with a swing can also be used. A charcoal barbecue (without charcoal) can be provided on request. There is currently no garden fencing. Children should therefore be encouraged to stay away from walls. The rear garden in front of the outside staircase will later (in 2024) be available exclusively to holiday guests (currently this garden is not yet finished).
The car parking space is located directly in front of the outside staircase. A second car parking space is also available on the property.
The attic flat is designed to be OPEN and has a very high ceiling height (2.80 m up to the beams). The living space is 61 square metres (without sloping ceilings it is 85 square metres). Only the bathroom has a door. From the large king-size bed you can look into the living room and the dining room and enjoy the view of the valley (with often very beautiful sunsets) from the large gable window. There is a comfortable hammock from which you can either watch TV or enjoy the view of the valley.
Despite being an attic flat, it is not too hot in summer. The house is very well insulated (Efficiency House 55) and has underfloor heating (heat pump). The gable window has an electric roller blind.
There are many mainly historical novels available.
The flat can also be booked for longer periods (1-2 months) (e.g. for the entire festival season). A special price can be arranged.
The Fichtelgebirge (i.e. the forest area) begins above the village. The flat is therefore an ideal starting point for e.g. e-mountain bike tours or hikes. Bischofsgrün with the Ochsenkopf is 14 km away (15 min drive). The Ochsenkopf offers: Downhill skiing, cross-country skiing, snowshoe hikes, summer toboggan run.
Natural lakes: in Trebgast, in Marktschorgast (Goldbergsee), in Fichtelberg (Fichtelsee), near Hof (Untreusee)
You can go pedal boating at Fichtelsee. Stand-up paddling is also possible there.
Bayreuth (festival and student town) offers many sights and dining options.
In Franconian Switzerland (around Pottenstein, Waischenfeld) you can also make many day trips, e.g. Devil's Cave, canoeing on the Wiesent, very nice mountain bike tours.
