Really nice stay at Hidden Beach Villas. Great communication with the owner Carole. The condo was a short walk to the beach. The beaches on 30a are the best I've ever seen.

This unit is the perfect fit for a couple looking for a quick getaway. Located directly across the street from beach access and conveniently close to restaurants and shops at Seaside.

Nice little slice of heaven.

Carole's place was a great place to stay in Santa Rosa Beach. It was exactly how it is described in the listing. The beach access is right across the street and the pool was right outside the back door. Carole was quick to respond and very delightful to speak with. My family really enjoyed our stay and hope to return again.

Awesome Host and great place

Carole is an awesome host. She definitely made our stay very comfortable and lovely. Condo was a great place for my mother/ daughter fun weekend. It’s clean and it stock with all we needed during our stay. Easy access to the beach was a plus. The pool was right in the backdoor which is really nice. All on all our stay was perfect and like I mentioned Carole was an awesome host. Thank you so very much.

The pictures do not properly describe the property. The unit reminded me of the 70’s. Needs updating and very dated. We could hear the upstairs person walking around from 2am until 5am and hard to sleep. Location was good. Owner very pleasant.

This property was very nice and close to the beach, however lacked in a few areas. The wifi did not work at all even though it showed full bars. The tub inside the bathroom had very very poor drainage and was not up to the cleanest standards. Once we first walked in the room had an odd smell but that was something we looked past easily. Everything else was very nice, the property had a pool right outside as well and the owner was very sweet.

The unit is very outdated and furniture isn’t clean. The floor is coming up in places. Base boards all need replacing. The entire unit needs to be completely renovated. The bathtub was broken and it felt like it was going to fall in while taking a shower. Things very unorganized. The microwave had not been cleaned prior to our arrival. There was pieces of food in it. The pillows on the bed smelled bad. You could hear every step the people above us took!! It’s like they were running a marathon everyday! Obviously no insulation…. Not sure I’d stay at this particular unit again but the location was great!

Stay Away

Carole charged me $125 for damage to her condo that does not exist. She will not respond to my messages or provide any evidence of the damage. DON'T STAY HERE unless you want unauthorized charges to your card. This place is a time capsule back to 1985. The furniture is obviously dated in the listing, but it's not just the furniture, the mattress, linens, and towels look like they haven't been replaced since the 1980's. The couches, blankets, and towels all have stains. I've never wanted to leave a vacation because the property was gross before staying here. The host has you call for the code to the door and when you do she solicits a good review from you in exchange for a discount if you book directly with her the next time. Don't risk it by booking here.

Quaint an Enjoyable

Best to start with the "not-so" and finish positive. The condo is older and maintenance sometimes doesn't do the owner justice in that sheets were left out for the fold out sofa and we didn't get them until the last day. The shower has some slight drainage issues but nothing that 1/3 a bottle of Drano won't fix. And there's a 3 year old upstairs that runs non-stop except during 1pm naptime apparently. Not sure if they live there or were just visiting but they move furniture and run all day, but do quiet down at a good time as we had kids under 8 with us. BUT owner easy enough to get in touch with (get entrance code before you get there), microwave clean, fridge clean AND cold, stove gets hot in an instant, coffee maker super clean, smart tv easy enough to use especially if you have logins on apps like Vudu etc., A/C super cool, community pool right out back door and well kept, crossing street to beach was no problem, water was clear, mil pond smooth, beaches were clean, plenty of lifeguards and deputy sheriffs, parking to condo was right at the door for easy loading/unloading. Trips to Publix, Seaside and outlet were a piece of cake! Overall, my wife and I agree we'd stay again. It was a definite family memory.

DO NOT STAY HERE! If I could give zero stars, I would!

This was by far the worst experience I've ever had renting through VRBO. Strictly at the fault of the condo owner. We waited right until our check in time to arrive and when I did, I walked into a filthy condo with dirty dishes in the sink, dirty sheets, dirty floors, dirty bathroom. The entire place was FILTHY! I tried to contact the condo owner, Carole, for two hours. So, after getting no response, I had to ask my family to leave the condo and I had to clean up some strangers filth MYSELF! I got no response until 9pm at night after I had contacted VRBO directly and was told to dispute the charges. I felt I shouldn't have had to pay, but me and the condo owner came to an agreement (or so I thought) that she would refund one night of my stay plus another night (we were so upset we decided to leave early) and the cleaning fee, so I dropped the disputes. She has yet to refund me the cleaning fee (obsurd considering I had to clean her condo myself on my own vacation). So, I'll be disputing that charge with my credit card company again. This was no "miscommunication". The condo owner did not verify her cleaning lady had cleaned the condo and failed to respond FOR 5 HOURS and have it taken care of in a timely manner. This was THE WORST experience I've ever had on vacation. Do yourself a favor and book a condo with someone that will be responsive, make sure that their guests are taken care of, stick to their word, and not leave you staying in someone else's filth! I will also make sure all of my friends and family that book through VRBO know to never book this condo!

Carole was very nice and responded quickly, and her place was so homey! We walked right over to the bike rental and everything we wanted to see was a 10 minute easy bike ride. We would definitely stay here again.

This place is in a great location and it is affordable. Its clean and has everything 1 or 2 adults need for a nice stay. The owner is very responsive. The only issue we had was the individuals in the apartment above us were very noisy, sometimes into the night. This isnt the fault of the proprietor, just something to be aware of so you can bring earplugs, etc, if needed. I would definitely stay here again it is right across the street from the beach and parking was super convenient.

This is our second trip to the Beach Peach. We’ve had some good memories here. Like the area and the walk to the beach is not bad at all. And Mrs Carole is very good at communicating with you. Would highly recommend .

Just as pictured

This property is pretty accurate based on the pictures! We had an easy check in and great communication from Carol. The pool area was nice and the beach was just a few minute walk. The property seemed pretty clean, the only thing we noticed were some spots on the bet sheets. But I felt like the place was cleaned well enough! We stayed for a few days and enjoyed our relaxing vacation!

Poor upkeep and absentee management

It took 4 attempts to reach Carol to get the code. Odor in room. Cigarette butts at front door. Floor dirty. Toilet dirty. Bathtub creaked and groaned under my 115 lbs. Towels thin. Murphy bed uncomfortable, and not securely set up. It collapsed to the floor under us 2 petite 60 year old ladies the first night. Found used Q-tip between mattress cover and bottom sheet. Was bed even changed??? Glasses had greasy fingerprints on them. Patio cluttered and dirty. Internet was out most of the time. The LOCATION was fabulous, though! Walked and biked to beaches, shops, restaurants! Just beautiful!

I knew the property was out-dated due to the pictures I viewed before booking, and the other guest reviews, but it was fine for a place to crash after beaching all day for 2.5 days. HOWEVER.. you would think when owning a business, renting a property, etc (anything in customer service really) you would know how to talk to people and be kind. I read 2 reviews stating if you had to talk to the property owner, she was rude. I dismissed it in my mind bc I just needed a quick place to stay for a few days. But the email I got about 3 weeks before the trip stated to call at check-in time and she would give you the code to the door. I called VRBO bc the email they (she) sent out did not have her phone number listed ANYWHERE in it. I read it twice, skimmed it a few times, and my husband also read it. When I called she was extremely rude saying she had never had anyone EVER call her for this problem and I told her I was very sorry but I read it multiple times and it wasn’t in there. She continued to argue with me for almost 12 minutes, making me feel stupid for even calling. She ended the phone call saying “I’ll call you at 4, how about that..” When she called at 4 she was rude again stating 3 more times that “My phone number was CLEARLY listed in the emailed, TWICE actually, that was sent in June. Whatever, water under the bridge.” Then gave me the code. Her tone changed and said my name was pretty so I’m sure you’re a pretty girl and I hope you give me a good review… ridiculous.
