After we purchased the property in 2007, we tore down an earthquake-damaged stone house and meticulously restored it with the original stone and enlarged the house to its approximate 275 square meters, not including the gardens. Every room has a sea view, and the second-floor bedrooms rooms all have balconies; floors throughout the house are imported ceramic tiles, and bathrooms and kitchen are fully remodeled. House is full of open and airy spaces and has very high ceilings (almost 3 meters). We extensively re-landscaped the gardens and added private parking. The location is ideal because the house sits on the sea close to Tivat and Kotor.

Perfect Place to Stay!

My friends and I rented out this house for about a week while we were traveling throughout Eastern Europe. The house was absolutely perfect for our group. It was spacious, modern and met all of our needs. The location is ideal, as you can bike into town or bike to the riva. The hosts were very easy to get in contact with and gave us great suggestions on what to do, where to eat, etc. We will definitely be staying at this house again when we go back. Thanks again for having us!

Can't wait to go back! Seriously - so amazing!

This house was everything and more that my girl friends and I needed in a long trip of backpacking and hostel stays - felt like we had a home to live in for a week to refresh and rejuvenate for the rest of the trip. Definitely didn't stay idle though! Being RIGHT on the water, there was swimming, biking, hiking and the marina to visit! I FELL IN LOVE with Montenegro while staying here! There was plenty of space in the house to stretch out, but also to have a home-cooked meal again after eating out everywhere. I'd LOVE to come back and bring a whole clan of my family - with room for 11 it's the perfect place!

YOU WON'T REGRET STAYING HERE!

We spent a week at this house and LOVED it. The location was great - close to plenty of things to do, trails to hike, roads to bike, and ferries to ride! It was extremely spacious for the 5 or 6 of us staying there, extremely clean and a modern home. The hosts were very accommodating, friendly, and truly cared how our stay went. I would recommend this place for a group of friends or a family vacation - it can entertain any group! Whether you are going for relaxation or adventure, you will find both at this home and location. If/When I head back this way I will definitely be staying here - no questions asked!

I never wanted to leave...

The Lepetane Villa was the most amazing rental that I have ever stayed in. While it is newly renovated, it blends in with the local architecture and style with beautiful and intricate masonry. As seen in the pictures, the front patio contains a brick fire place where we cooked a variety of local foods and enjoyed several meals. From there, just a few steps away, the Bay of Kotor can be enjoyed from an enormous dock that juts out into the water. The house came with several paddle boards that we were able to take out and explore the with as well. Inside the house there was 3 full bedrooms and bathrooms on the second floor, and a 3rd floor that provided another set of 5 beds. Sleeping comfortably for large groups of visitors is not an issue. As a newly renovated home, all of the appliances were new and each bathroom had a private water heater. The location of the home was in great proximity to many of the local attractions that Montenegro provides. We were a 5 minute drive from the shops and restaurants in Porto Montenegro and a 20 minute drive to the historic city of Kotor, where we went and walked the ancient Roman fort stationed on a mountain. Additionally it was just a 15 minute ride to the airport in Tivat, and just a 45 minute ride to go across the border into Croatia and see the beautiful city of Dubrovnik. While being in the center of so many wonderful travel opportunities, you could also feel quite content never leaving the confines of the home and the dock. This villa provided the perfect combination of luxurious comfort and cultural immersion. As soon as I left I started planning my return. I would recommend this home to anybody looking to stay in Montenegro, it will be the most memorable trip you ever take.

The owners are Americans who purchased and renovated a flat in Dubrovnik before buying and restoring the stone house in Lepetane. One of the owners owns and operates an adventure travel company, Adriatic Kayak Tours, in Croatia (sea kayaking, biking, white water rafting) and has quite a bit of experience in the region.

We love our location, which is easy to get to and from as well as enjoy with no hassles, and we love Montenegro for all it offers in outdoor activities. Montenegro is a terrific year-round destination.

From our house, we can swim, sea kayak, bike, hike, work out, shop, eat, sightsee, and relax in a matter of minutes. If we want to be active, we do not have to plan ahead or spend a lot of time or money. If we want to relax, we have several options inside or outside our house.
