Excellent family vacation spot

I would absolutely recommend this location for anyone looking for that ideal family Friendly vacation getaway. The kids and adults all enjoyed the game rooms and the well stocked kitchen made creating meals a breeze. We traveled in December/January so it’s was cooler in the evenings, we took advantage of the hot tub nearly every evening. It’s in a Quiet neighborhood, close to so many activities. Gary is an amazing host and responds quickly to any questions ,or concerns. We hope to make it back next year to spend another week at this house, it exceeded my expectations. Additionally, was just after Christmas when we checked in, the house was tastefully and elegantly decorated. Throughout. It was a beautiful touch.

Great place for family holiday

Spent 3weeks here and it was fab. House clean and comfortable and amazing pool overlooking the lake. Close to all the parks and outlets. Property management team very efficient and friendly. Would stay again.

Wonderful and a lot of fun

Very, very nice and everyone in our group of 11 enjoyed it! Gary Steer was wonderful and quick to answer our questions. The pool, pool area and deck and the view was absolutely beautiful and we all said we would like to stay there again.

We had one our best family vacations at Gary's home. The home is ideal; House, Lani, Pool, Game Room etc... The home is spacious and well appointed. Amazing lake view and great location

We loved our recent stay at this villa! The pool deck was perfect for enjoying the sun and has lots of seating. The pool is very private thanks to the established shrubs around the property and has an amazing lake view. The villa is also really close to lots of restaurants and a quick drive to the Disney area. Gary was friendly, helpful and very quick to respond to any questions we had. This is definitely the best villa we've stayed at in Orlando. Highly recommend it!

Formosa Gardens

The house, pool and location is perfect, providing of plenty of room for our large group of 9. The back patio has an oversized pool, hot tub, outdoor bar and grill surrounded by lake views that provide complete serenity. We were all very happy with our stay and accommodations.

Great Stay, Second Time!

This was our second year coming to the Lakeside Villa, and it was just as wonderful as last year! The weather was iffy, but on those days there was plenty to do inside the house, with the updated game room, multiple TV areas, and a spacious kitchen--so everyone was content! The heated pool and hot tub are the star for our crew...and even in less than sunny weather, we managed to be in the pool numerous times a day! The view out to the lake continues the vista, making this a truly special place. We also loved the updated lighting and the renovated bedrooms! This house is in the perfect location for everything you need--easy access to grocery stores, pharmacies and you can zip over to the Disney parks in less than 15 minutes. The owner and property manager are both easy to communicate with, which makes it perfect! Our 7 year old refers to this as his "Dream House", and it sure is! We will be back next year to enjoy it again!

Fantastic home!

We had a wonderful time at this house. Every night was spent in the hot tub after using the outdoor grill/bar area for dinner. We had fun in the game room playing pinball (my future son-in-law made the highest score!), arcade games, pool, and air hockey. The ever attentive Alexa was great to have as we played all sorts of music both in the house and out on the pool deck. Beds were comfy. We had a few minor hiccups, but the owner answered quickly and helped us out. If we are ever in need of a rental home in the Kissimmee, this will be the one we will hope to get again!

Fabulous holiday home for family gathering.

We have had a wonderful stay at Gary's villa, and from start to finish he was helpful, thoughtful and accommodating. The house was everything we hoped for and was well stocked with everything we needed. The location was perfect with just a short drive to the parks, and the pool was fabulous with a lovely lake view to enjoy sunsets. The outdoor BBQ was great. Gerhard, the manager, was quickly available to help with occasional hiccups and we were able to rent child seats and strollers for a very reasonable fee. We had a great stay. Would love to repeat it!

Wonderful villa.

The villa met our expectations and more! It was larger than it looked on the photographs, was beautifully furnished, well equipped and very comfortable. The outside pool area and pool was amazing and thoroughly enjoyed by all the family, ages ranging from 7 to 69. Looking out onto the lake was relaxing and peaceful . Formosa Gardens was a beautifully kept estate and was very close to all Disney Parks and supermarkets. The property manager was very friendly and helpful. We would recommend this villa to everyone.

House in Four Corners

Our stay was really nice. We did have to purchase a few things however that were not supplied: toilet paper, paper towels, clothing soap/fabric drier sheets and a pool skimmer because a few of the bird cage screens were missing and there were always bugs in the pool. Other than that....the house was clean and very nicely decorated.

Fabulous holiday villa

Have just left this lovely house, after just over 2 weeks, 6 adults and 4 small children, who loved their own Mickey Mouse lounge and the games room. The house was spacious enough and very well equipped, we ate in most nights, the outside bbq was great and the outdoor space was lovely, even when raining. Great location for Disney. Will definitely book again, hopefully in the next couple of years.

The perfect getaway for a break with the extended family.

With three adults and five children between the ages of 8 and 18 for a fun packed holiday in Orlando, this excellent rental property ticked every box for us. The room configuration is excellent with 2 lovely twin rooms (perfect for kids who are happy to share) and 4 further double rooms that range in comfort from absolutely lovely to flippin marvelous! All of the rooms are very well equipped with comfortable beds, lots of storage and plenty of space. All have charging points and 'Alexa' devices. Ceiling fans provide a breeze and the aircon worked like a dream. Lovely bed linen was a nice touch too. (so very comfortable). The bathrooms were all large and well appointed with plenty of linen and towels available. Spare blankets and many, many towels for the pool were piled in the storage cupboards. The huge walk in wardrobe in the master bedroom was a particular treat! The kitchen is well appointed and has plenty of equipment. We all loved the huge fridge with it's ice maker and interactive screen! The pool here is lovely. we paid for no heating in mid April but the water was warm and very clean. The hot tub is great. The gas heating works brilliantly and we spent many an evening sipping cocktails in the very warm bubbles. We spent a lot of time outdoors here, catching the evening sunshine on the loungers or sinking beers and talking long into the night at the tables or the BBQ/Bar. The Games room and Mickey room were also great for the kids. The Xbox and TV in the Mickey room kept the teenagers amused (or at least quiet and not moaning) and the Games room with pool, air hockey and space invaders made for some fun times with the grown ups and older kids. Location was brilliant too. No more than 20 minutes from the Disney parks and similar for Universal too. Malls and I Drive are close too with supermarkets, restaurants, and souvenir shops all within 10 minute drive. Thanks to Phil for being a great host, he was easy to contact and responded very quickly to questions and requests. We will not hesitate to book this property again if we return to Orlando with a large group.

I chose this wonderful home for its large South facing pool deck with beautiful lake views with easy access to Disney attractions. The villa has one of the best out door spaces with spectacular sunset views across the lake from the bar and pool. I hope you enjoy your stay as much as we do.
